should be attached to these policies as they are broadly consistent <strong>with</strong><br />

the aims of the NPPF to protect residential amenity.<br />

2.8.2 The site has neighbouring properties to the north <strong>and</strong> south. These<br />

properties consist of two storey brick detached properties. The<br />

neighbouring property to the south is located at an angle to the site.<br />

The closest point of this dwelling would be sited 6 metres from the<br />

nearest point of the dwelling <strong>and</strong> 10 metres at the furthest point The<br />

proposed dwelling would be sited 2 metres from the host property. The<br />

northern elevation of the host property is blank. Both side elevations of<br />

the proposed dwelling contain secondary windows serving rooms such<br />

as a bathroom <strong>and</strong> utility which are likely to be fitted <strong>with</strong> obscure<br />

glazing <strong>and</strong> this could be a subject of a condition should the application<br />

be recommended for approval.<br />

2.8.3 The property to the south appears to have a kitchen window in the<br />

southern elevation. Large conifers mark the boundary of the site<br />

between the two properties. It is considered that due to the existing<br />

conifers this window would experience some overshadowing <strong>and</strong> it is<br />

not considered that the proposal would significantly add to this. It is<br />

also considered that a satisfactory st<strong>and</strong>ard of residential amenity<br />

would remain for the host property subject to the condition mentioned<br />

above<br />

2.8.4 In terms of its impact on residential amenity, it is considered that the<br />

proposal is in accordance <strong>with</strong> Policies ENV1 (1) <strong>and</strong> H6 (2) <strong>and</strong> (3) of<br />

the Local Plan<br />

2.9 Impact on Highway Safety<br />

2.9.1 Policies ENV1(2), H6(3), T1 <strong>and</strong> T2 of the Local Plan require<br />

development to ensure that there is no detrimental impact on the<br />

existing highway network or parking arrangements. These Local Plan<br />

policies should be afforded significant weight as they are broadly<br />

consistent <strong>with</strong> the aims of the NPPF to foster good design.<br />

2.9.2 The application seeks full consent for the erection of 1 dwelling the<br />

plans show an area of hardst<strong>and</strong>ing to the front of the property .Access<br />

will be gained to the dwelling via <strong>Selby</strong> Road from where a private drive<br />

will be created for the dwelling.<br />

2.9.1 North Yorkshire County Council Highways Officers have considered<br />

the proposals in relation to the parking provision, access <strong>and</strong> impact on<br />

the existing highway network <strong>and</strong> have not raised any objections<br />

subject to the inclusion of conditions. The proposals are therefore<br />

considered acceptable <strong>and</strong> are in accordance <strong>with</strong> Policies ENV1(2),<br />

H6(3), T1 <strong>and</strong> T2 of the <strong>Selby</strong> <strong>District</strong> Local Plan.<br />

2.10 Nature Conservation Interests<br />
