that shall first be submitted to <strong>and</strong> approved in writing by the Local Planning<br />

Authority.<br />

Reason: In the interests of highway safety.<br />

04. All excavations <strong>with</strong>in 10 metres of trees which are the subject of a tree<br />

preservation order shall be in strict accordance <strong>with</strong> guidelines in BS5837 (2005)<br />

<strong>and</strong> details of the construction specification, including service runs, road surfaces,<br />

permeable hardst<strong>and</strong>ings <strong>and</strong> kerb details for all works <strong>with</strong>in 10 metres of the trees<br />

the subject of a tree preservation order on the site shall be submitted to <strong>and</strong><br />

approved in writing by the Local Planning Authority prior to the commencement of<br />

any of the works hereby permitted. The works shall thereafter proceed strictly in<br />

accordance <strong>with</strong> the approved details.<br />

Reason: In the interests of protecting the health <strong>and</strong> vitality of the protected trees on<br />

the site.<br />

05. Prior to the commencement of the development protective fencing for remaining<br />

trees <strong>and</strong> hedgerows to be retained shall be constructed in accordance <strong>with</strong> details<br />

to be submitted to <strong>and</strong> approved in writing by the Local Planning Authority. No<br />

equipment, machinery or materials shall be brought onto the site for the purposes of<br />

development until the protective fencing is in place, <strong>and</strong> the fencing shall be kept in<br />

place until all equipment, machinery <strong>and</strong> surplus materials have been removed from<br />

the site. Nothing shall be stored or placed in any area fenced in accordance <strong>with</strong><br />

this condition, fires shall not be lit, <strong>and</strong> ground levels <strong>with</strong>in those areas shall not be<br />

altered, nor shall any excavation be made, <strong>with</strong>out the prior written consent of the<br />

Local Planning Authority.<br />

Reason: To ensure that the development does not adversely impact on trees or<br />

hedgerows that are protected or to be retained, having had regard to Policy ENV1<br />

of the <strong>Selby</strong> <strong>District</strong> Local Plan.<br />

06. A scheme for l<strong>and</strong>scaping to include the details <strong>and</strong> location of 8 replacement trees<br />

<strong>and</strong> a native mixed hedge along the western boundary of the site shall be submitted<br />

to <strong>and</strong> approved in writing by the Local Planning Authority. The approved scheme<br />

shall be carried out in its entirety <strong>with</strong>in the period of twelve months beginning <strong>with</strong><br />

the date on which development is commenced. All trees, hedges, shrubs <strong>and</strong><br />

bushes shall be adequately maintained for the period of five years beginning <strong>with</strong><br />

the date of completion of the scheme <strong>and</strong> during that period all losses shall be<br />

made good as <strong>and</strong> when necessary.<br />

Reason: To secure the satisfactory implementation of the proposal, having had<br />

regard to Policy ENV1 of the <strong>Selby</strong> <strong>District</strong> Local Plan.<br />

07. The development shall be completed in accordance <strong>with</strong> the proposed site <strong>and</strong><br />

drainage plan Drawing No. 09;34:100 Rev H received by the Local Planning<br />

Authority on 16 th April 2012.<br />

Reason: For the avoidance of doubt <strong>and</strong> in the interests of proper planning.<br />
