approved in writing by the Local Planning Authority, <strong>and</strong> only the<br />

approved materials shall be utilised.<br />

Reason: In the interests of visual amenity <strong>and</strong> in order to comply<br />

<strong>with</strong> Policies ENV1 of the <strong>Selby</strong> <strong>District</strong> Local Plan.<br />

4. Prior to the demolition, site preparation <strong>and</strong> construction work<br />

commencing, a scheme to minimise the impact of noise, vibration,<br />

dust <strong>and</strong> dirt on residential properties <strong>with</strong>in close proximity to the<br />

site, shall be submitted to <strong>and</strong> approved in writing by the Local<br />

Planning Authority. The agreed scheme shall be employed during<br />

the demolition, site preparation <strong>and</strong> construction phases of the<br />

development.<br />

Reason: To protect the amenity of the area, the environment <strong>and</strong><br />

local residents from noise pollution in accordance <strong>with</strong> Policies<br />

ENV1 <strong>and</strong> ENV2 of the <strong>Selby</strong> <strong>District</strong> Local Plan <strong>and</strong> the NPPF.<br />

5. Unless otherwise approved in writing by the Local Planning<br />

Authority the development permitted by this planning permission<br />

shall only be carried out in complete accordance <strong>with</strong> the approved<br />

Flood Risk Assessment (FRA) (ARP Associates April 2012) <strong>and</strong> the<br />

following mitigation measures detailed <strong>with</strong>in the FRA:<br />

- Finished floor levels (FFL) shall be set a minimum of 600mm<br />

above the modelled flood level or 300mm above existing<br />

ground levels, whichever is greater<br />

- Properties shall be designed <strong>with</strong>out basements<br />

- Incoming electricity supplies shall be raised above ground<br />

level <strong>and</strong> ground floor electric sockets shall be served by<br />

loops from first floor level.<br />

Reason: To reduce the risk of flooding to the proposed<br />

development <strong>and</strong> future occupants.<br />

6. <strong>Applications</strong> for the approval of the Reserved Matters referred to in<br />

Condition No 2 shall include a surface water drainage scheme for<br />

the site, based on sustainable drainage principles <strong>and</strong> an<br />

assessment of the hydrological <strong>and</strong> hydrogeological context of the<br />

development. The scheme shall subsequently be implemented in<br />

accordance <strong>with</strong> the approved details before the development is<br />

completed. The scheme shall also include: surface water discharge<br />

limited to 1.4l/s/ha, attenuation to accommodate storm water from a<br />

1 in 100 year return period, include an allowance for climate<br />

change, detailed calculations, details of how the scheme shall be<br />

maintained <strong>and</strong> managed after completion <strong>and</strong> consideration of how<br />

surface water discharged to soakaway will be managed to avoid<br />

increasing the risk of groundwater flooding.<br />

INFORMATIVE: Environment Agency records suggest that resting<br />

groundwater depth on site is 1mbgl.<br />
