- Proposal does not include enough affordable <strong>and</strong> smaller family<br />

homes.<br />

- There is already a proposed development off Low Street for approx<br />

500 homes, Sherburn does not need another 120 homes.<br />

- Affordable houses should be located where they are required <strong>and</strong><br />

numbers proposed exceed dem<strong>and</strong> in Sherburn.<br />

Emerging Local Planning Policy<br />

- Development of 498 properties in Sherburn will meet the numbers<br />

outlined in the Core Strategy until 2026.<br />

- Would hope that the new SADPD would reflect this by considering<br />

all the possible sites available for development in Sherburn.<br />

Local Plan Issues<br />

- Plans for housing on SHB/1B date back to the 1990s <strong>and</strong> were<br />

always done on the basis of an overall scheme for the site.<br />

- The decision by <strong>Selby</strong> <strong>District</strong> Council in 2011 to release part of the<br />

site for 282 houses was unwise as it led to a piecemeal approach<br />

even though developers have not restricted their applications to the<br />

282 homes set by the Council. This piecemeal approach has<br />

inevitably led to developers seeking designs which suit them, but<br />

don’t fit the site (or Sherburn) as a whole.<br />

Highways, Access <strong>and</strong> Transportation<br />

- The infrastructure of the village is not equipped to cope <strong>with</strong> the<br />

increase in traffic.<br />

- Parking in the main street is already a challenge <strong>with</strong>out any further<br />

pressure that additional residents will bring to the village.<br />

- foot <strong>and</strong> cycle path are not necessary as there is an existing<br />

pathway between 13 <strong>and</strong> 15 Fairfield Link.<br />

- Footpaths should not be used by cycles.<br />

- Safety of children <strong>and</strong> animals will be compromised <strong>with</strong> the<br />

increased traffic.<br />

- Roads around Sherburn are in a state of disrepair <strong>with</strong> potholes<br />

<strong>and</strong> the additional traffic will worsen the problem.<br />

- Concern regarding use of Fairfield Link to access the site <strong>with</strong><br />

heavy traffic.<br />

- Carousel Walk was not designed to serve a housing estate only a<br />

few additional houses <strong>and</strong> has existed as a quiet cul-de-sac for the<br />

last twenty-six years. A key design criteria was the termination of<br />

Carousel Walk <strong>and</strong> Fairfield Link as cul-de-sacs by allowing short<br />

extensions for approximately 6 dwellings.<br />

- Safety issue associated <strong>with</strong> increasing the levels of traffic on The<br />

Fairway/Pasture Way.<br />

- Pasture Way has two severe bends which are both virtually ninety<br />

degrees, <strong>and</strong> there are often cars parked on these bends meaning<br />

that you have to creep very slowly round. You often end up on the<br />

other side of the road whilst having to overtake a parked car on a<br />

blind bend.<br />
