Reason: To safeguard to the rights of control by the Local Planning<br />

Authority in the interests of amenity, biodiversity <strong>and</strong> to enhance<br />

<strong>and</strong> protect existing wildlife in order to comply <strong>with</strong> Policies ENV1<br />

(1) <strong>and</strong> SHB/1B of the <strong>Selby</strong> <strong>District</strong> Local Plan, <strong>and</strong> the National<br />

Planning Policy Framework (NPPF).<br />

23. The development permitted by this planning permission shall be<br />

carried out in complete accordance <strong>with</strong> the recommendations set<br />

out in the Geoenvironmental Appraisal of L<strong>and</strong> at Sherburn in Elmet<br />

Report No: 2741/2 prepared by AIG Consultants Limited dated July<br />

2002.<br />

Reason: To secure the satisfactory implementation of the proposal,<br />

having had regard to Policy ENV2 of the <strong>Selby</strong> <strong>District</strong> Local Plan<br />

<strong>and</strong> the NPPF.<br />

24. The development hereby approved shall be carried out in<br />

accordance <strong>with</strong> the design parameters set out in the Design <strong>and</strong><br />

Access Statement.<br />

Reason: To ensure that the proposal is carried out in accordance<br />

<strong>with</strong> the design parameters on which the outline application has<br />

been assessed.<br />

25. <strong>Applications</strong> for the approval of the Reserved Matters referred to in<br />

Condition No 2 shall include a noise assessment having regard to<br />

recommended noise levels defined by The World Health<br />

Organisation (WHO), detailing noise monitoring at appropriate<br />

locations adjacent to the noise sources <strong>and</strong> detailing a sound<br />

insulation scheme designed to protect the amenity of occupants of<br />

the residential properties from traffic noise from Low Street <strong>and</strong> the<br />

A162 to demonstrate that WHO levels can be achieved both inside<br />

the dwellings <strong>and</strong> in the garden space. The sound insulation<br />

scheme shall thereafter be completed in its entirety <strong>and</strong> those<br />

works shall be retained thereafter.<br />

Reason: In the interests of amenity of the occupiers of residential<br />

properties <strong>and</strong> to accord <strong>with</strong> the requirements of policies ENV1,<br />

ENV2 <strong>and</strong> SHB1/1B of the <strong>Selby</strong> <strong>District</strong> Local Plan <strong>and</strong> the NPPF.<br />

26. At least 10% of the energy supply of the development shall be<br />

secured from decentralised <strong>and</strong> renewable or low-carbon energy<br />

sources. Details <strong>and</strong> a timetable of how this is to be achieved,<br />

including details of physical works on site, shall be submitted to <strong>and</strong><br />

approved in writing by the Local Planning Authority. The approved<br />

details shall be implemented in accordance <strong>with</strong> the approved<br />

timetable <strong>and</strong> retained as operational thereafter unless otherwise<br />

agreed in writing by the Local Planning Authority.<br />
