Reason: To reduce the risk of flooding to the proposed<br />

development <strong>and</strong> future occupants.<br />

6. <strong>Applications</strong> for the approval of the Reserved Matters referred to in<br />

Condition No 2 shall include a surface water drainage scheme for<br />

the site, based on sustainable drainage principles <strong>and</strong> an<br />

assessment of the hydrological <strong>and</strong> hydrogeological context of the<br />

development. The scheme shall subsequently be implemented in<br />

accordance <strong>with</strong> the approved details before the development is<br />

completed. The scheme shall also include: surface water discharge<br />

limited to 1.4l/s/ha, attenuation to accommodate storm water from a<br />

1 in 100 year return period, include an allowance for climate<br />

change, detailed calculations, details of how the scheme shall be<br />

maintained <strong>and</strong> managed after completion <strong>and</strong> consideration of how<br />

surface water discharged to soakaway will be managed to avoid<br />

increasing the risk of groundwater flooding.<br />

INFORMATIVE: Environment Agency records suggest that resting<br />

groundwater depth on site is 1mbgl.<br />

Reason: To prevent the increased risk of flooding, <strong>and</strong> ensure<br />

future maintenance of the surface water drainage system.<br />

7. The site shall be developed <strong>with</strong> separate systems of drainage for<br />

foul <strong>and</strong> surface water on <strong>and</strong> off site.<br />

Reason: In the interest of satisfactory <strong>and</strong> sustainable drainage.<br />

8. No piped discharge of surface water from the application site shall<br />

take place until works to provide a satisfactory outfall for surface<br />

water have been completed in accordance <strong>with</strong> details to be<br />

submitted to <strong>and</strong> approved by the local planning authority before<br />

development commences.<br />

Reason: To ensure that the site is properly drained <strong>and</strong> surface<br />

water is not discharged to the foul sewerage system which will<br />

prevent overloading.<br />

9. No development shall take place until details of the proposed<br />

means of disposal of foul water drainage, including details of any<br />

balancing works <strong>and</strong> off-site works, have been submitted to <strong>and</strong><br />

approved by the local planning authority.<br />

Reason: To ensure that the development can be properly drained.<br />
