of hedgerows <strong>with</strong> native species (70-80% prickly species), hedgerow<br />

management be agreed <strong>with</strong> NYCC ecologist <strong>and</strong> YWT <strong>and</strong> a Section<br />

106 agreement drawn up to cover hedgerow management in<br />

perpetuity.<br />

Green Space <strong>with</strong>in the Development<br />

The quality <strong>and</strong> extent of green spaces associated <strong>with</strong> this<br />

development has particular importance given the likely pressures on<br />

Sherburn Willows Nature Reserve it is therefore recommended that a<br />

management plan is required so that green spaces continue to provide<br />

benefits for biodiversity into the future which will need to be funded <strong>and</strong><br />

provide details of how different habitats will be cared for so that their<br />

wildlife value is maintained <strong>and</strong> a condition to this effect will be<br />

required.<br />

1.4.13 Lead Officer-Environmental Health (LO-EH)<br />

The proposed development is bounded by Low Street to the west <strong>and</strong><br />

the A162 to the east. In order to establish the possible impact of the<br />

noise from these sources on the proposed development the applicant<br />

should carry out <strong>and</strong> submit a suitable <strong>and</strong> sufficient noise assessment<br />

having regard to recommended noise levels defined by The World<br />

Health Organisation (WHO) recommendations relating to residential<br />

premises. The noise survey should include monitoring at appropriate<br />

locations adjacent to the noise sources <strong>and</strong> should demonstrate that<br />

the WHO levels can be achieved both inside the dwellings <strong>and</strong> in the<br />

garden space. The assessment shall be submitted to the Planning<br />

Authority prior to any planning permission being granted.<br />

Should planning permission be granted it would be recommended that<br />

a condition requiring the submission of a scheme to minimise the<br />

impact of noise, vibration, dust <strong>and</strong> dirt on residential property in close<br />

proximity to the site, be attached.<br />

1.4.14 Public Rights Of Way Officer, North Yorkshire County Council<br />

1.4.15 Contaminated L<strong>and</strong> - Wilbourn Associates on behalf of <strong>Selby</strong> <strong>District</strong><br />

Council<br />

Refer to comments on previous application, having assessed the<br />

content of a ‘Geoenvironmental Appraisal’ prepared by AIG<br />

Consultants Limited for Redrow Homes (Yorkshire) Limited, Report<br />

No.2741/2, <strong>and</strong> dated July 2002 which forms part of the application in<br />

terms of contamination matters. They have advised as follows: -<br />

• AIG Consultants Limited (AIGC) conclude that historical plans<br />

indicate that no significant development has taken place on the<br />

site <strong>and</strong> it is therefore unlikely that there will be any significant<br />

contamination associated <strong>with</strong> former l<strong>and</strong> uses at the site.<br />
