Encourage and facilitate the intensification and development of tourist activities in the<br />
town without compromising the environment, natural or built heritage of Elphin.<br />
Ensure the sustainable long term development of the town, by not developing beyond its<br />
environmental carrying capacity, with particular reference to wastewater treatment.<br />
Apply the Development Contributions Scheme to all new developments or development<br />
requiring retention.<br />

Promote compact forms of development with more comprehensive development of the<br />
backlands of Elphin and more efficient use of public infrastructure and services.<br />
Establish strong road connections between Elphin and other settlements, and promote<br />
public transport strategies as detailed in Chapter 4 of this LAP.<br />
Encourage Elphin to develop niche activities or roles which will help in further<br />
development of the town as detailed in this LAP.<br />
Encourage the development of industrial services activity which is compatible with the<br />
urban form of Elphin as detailed in Chapter 5 of this LAP.<br />
Ensure that all proposed development is appropriately assimilated into the surrounding<br />
landscape so that it does not impinge in any significant way upon the character, integrity<br />
or uniformity of the landscape, regardless of its zoning.<br />
In order to maximise the utilisation of existing and future infrastructure and to promote<br />
sustainability, a ‘sequential approach’ should be taken when considering development<br />
proposals.<br />
