Chapter 3: Settlement Policy and Development Strategy
Policy 8
Policy 9
Policy 10
Encourage and facilitate the intensification and development of tourist activities in the
town without compromising the environment, natural or built heritage of Elphin.
Ensure the sustainable long term development of the town, by not developing beyond its
environmental carrying capacity, with particular reference to wastewater treatment.
Apply the Development Contributions Scheme to all new developments or development
requiring retention.
Objectives in relation to development in Elphin
Objective 1
Objective 2
Objective 3
Objective 4
Objective 5
Objective 6
Promote compact forms of development with more comprehensive development of the
backlands of Elphin and more efficient use of public infrastructure and services.
Establish strong road connections between Elphin and other settlements, and promote
public transport strategies as detailed in Chapter 4 of this LAP.
Encourage Elphin to develop niche activities or roles which will help in further
development of the town as detailed in this LAP.
Encourage the development of industrial services activity which is compatible with the
urban form of Elphin as detailed in Chapter 5 of this LAP.
Ensure that all proposed development is appropriately assimilated into the surrounding
landscape so that it does not impinge in any significant way upon the character, integrity
or uniformity of the landscape, regardless of its zoning.
In order to maximise the utilisation of existing and future infrastructure and to promote
sustainability, a ‘sequential approach’ should be taken when considering development
proposals.
