Exhibit 4G presents three development<br />

alternatives for the south terminal<br />

area. Option 1 considers redevelopment<br />

<strong>of</strong> a portion <strong>of</strong> the terminal<br />

building parking lot. This lot encompasses<br />

approximately 120,000 square<br />

feet <strong>of</strong> space which is much more than<br />

necessary to serve airport terminal<br />

area users. Option 1 considers the<br />

potential <strong>of</strong> converting approximately<br />

50 percent <strong>of</strong> the parking lot to aviation<br />

uses. As depicted, eight mediumsized<br />

box hangars could be placed in<br />

this area. Airfield access would then<br />

be available via a new taxilane extending<br />

to the west ramp area.<br />

This option also considers meeting the<br />

FAA standard for the runway visibility<br />

zone. The runway visibility zone<br />

should be clear <strong>of</strong> visual obstructions<br />

so that a pilot on one runway can see<br />

clearly to the other runways. To meet<br />

this standard, two structures are depicted<br />

as being removed and replaced<br />

with aircraft parking ramp. The terminal<br />

building is also within the runway<br />

visibility zone. If the terminal<br />

building is ever considered for replacement,<br />

it should be relocated to<br />

outside <strong>of</strong> the runway visibility zone.<br />

To the east <strong>of</strong> the terminal area, in the<br />

area currently occupied by the FBO,<br />

there is a mixture <strong>of</strong> conventional,<br />

box, and T-hangars. Some <strong>of</strong> these facilities<br />

have reached the end <strong>of</strong> their<br />

useful life and are in need <strong>of</strong> some significant<br />

repairs. These areas may<br />

provide opportunities for redevelopment.<br />

As depicted, three <strong>of</strong> the oldest<br />

T-hangar structures are shown as being<br />

redeveloped as box hangars. In<br />

addition, a 14-unit hangar structure is<br />

southwest <strong>of</strong> the FBO hangar, adjacent<br />

to the airport entrance road.<br />

The east end <strong>of</strong> the airport is currently<br />

occupied by several rows <strong>of</strong> Port-a-Port<br />

hangars. These hangars are some <strong>of</strong><br />

the oldest on the airport. Ultimately,<br />

the airport management may elect to<br />

redevelop this area with more permanent<br />

structures. Currently, these<br />

hangars provide an aircraft storage<br />

type and fee structure that meets demand<br />

in the region. These hangars<br />

are fully occupied and provide a<br />

steady revenue stream to the airport.<br />

The second terminal area alternative<br />

depicted on Exhibit 4G – Option 2,<br />

considers a slightly different approach<br />

to development <strong>of</strong> a portion <strong>of</strong> the<br />

terminal building parking lot. In this<br />

alternative, a taxilane again provides<br />

access to the west terminal area ramp,<br />

but it then extends toward the terminal<br />

building. This alternative<br />

would utilize the western half <strong>of</strong> the<br />

parking lot and provide for four small<br />

box hangars.<br />

The eastern terminal area reflects redevelopment<br />

<strong>of</strong> the oldest hangars and<br />

the addition <strong>of</strong> a T-hangar facility. A<br />

small T-hangar structure located near<br />

the FBO facility is considered for demolition.<br />

This would open up more<br />

space for transient aircraft parking<br />

near the FBO.<br />

Interviews with the FBO operator indicated<br />

that a lack <strong>of</strong> ramp space has<br />

constrained their operations. Only<br />

one or two larger aircraft, business<br />

jets in particular, are able to park on<br />

the ramp at one time. The FBO oper-<br />
