Optimisation starts with the planning<br />

<strong>Rhomberg</strong> Facility Management provides consultancy service for Swiss business centre<br />

In St. Gallen, eastern Switzerland, a new business centre<br />

with around 2,100 m 2 floor space is being built based on<br />

the <strong>Rhomberg</strong> principle for sustainable building usage.<br />

The commercial property was designed with five floors<br />

and a two-floor underground car park by ARGE KIMO<br />

AG/<strong>Rhomberg</strong> <strong>Bau</strong> AG. Completion is planned for the end<br />

of 2010.<br />

The foundation stone for the sustainable project development<br />

was laid together with Swiss colleagues at<br />

<strong>Rhomberg</strong> <strong>Bau</strong> AG. Principles for sustainability in relation<br />

to usage, occupant well-being, infrastructure, energy and<br />

life cycle costs were defined and measures derived from<br />

them. The implementation of these measures has been<br />

monitored during the project.<br />

The next step was to critically check the planning in<br />

relation to the operation. The resulting recommendations<br />

for optimisation were provided to the project management.<br />

The “Stahl” business centre features ambitious architecture and life cycle<br />

optimised planning.<br />

An operational concept was prepared at an early stage.<br />

In addition, the life cycle costs were calculated to be able<br />

to further optimise the planning.<br />

Planning optimised in relation to life cycle costs and energy<br />

consumption is a critical cornerstone of the highly regarded<br />

<strong>Rhomberg</strong> research project: the LifeCycle Tower is to be a<br />

wooden high-rise building with 20 floors. Specialists from<br />

Facility Management were also represented on the interdisciplinary<br />

team. They continuously and critically assessed<br />

the planning from the point of view of the organisation<br />

operating the building, the users and the investors.<br />

As a result the facility managers were able to provide valuable<br />

information on the optimisation of the mix and utilisation<br />

of the floor space by means of a long-term analysis of<br />

returns. In addition the advantage of the faster construction<br />

on the returns from the project, as compared to a<br />

conventional build, were illustrated. Various project variants<br />

were evaluated financially with an early forecast of the life<br />

cycle costs, and the difference in relation to conventional<br />

project development was illustrated. As a result the floor<br />

area is easier to market, the user requirements are taken<br />

more into account and smooth operation is ensured.<br />
