Frequently Asked Questions When the property needs repairing, what type of repairs can the leaseholder do ? Can I arrange my own buildings insurance ? The lease divides the property into two different parts. One part is the responsibility of Plymouth Community Homes and the other is the responsibility of the leaseholder. The leaseholder is responsible for maintaining and repairing those parts that the lease describes as being ʻDemisedʼ. This roughly means that Plymouth Community Homes is responsible for maintaining the structure and the external parts of the property and the leaseholder is responsible for maintaining the inside of the flat together with any pipes and wiring which are used solely by that flat. The exact repairing responsibilities are shown in each lease and these may vary slightly from property to property. Can I paint the outside of my flat Plymouth Community Homes is responsible for maintaining the outside of your home and therefore painting this would normally be the landlordʼs responsibility to do. Items such as baths, bath panels, washbasins, sinks, splash backs, shower trays, toilets which are fixtures in the flat are covered under the buildings insurance. My lease says that I cannot make any alterations or additions to the premises without the prior consent of my landlord. How does this work ? This clause does not cover such things as decoration or routine maintenance.
