in <strong>on</strong>e <str<strong>on</strong>g>of</str<strong>on</strong>g> the eight represented study areas. 97<br />

<str<strong>on</strong>g>The</str<strong>on</strong>g> final set <str<strong>on</strong>g>of</str<strong>on</strong>g> homes potentially “available to sell” and that actually “did sell” are then<br />

segmented into three distance categories: inside <str<strong>on</strong>g>of</str<strong>on</strong>g> <strong>on</strong>e mile, between <strong>on</strong>e and three miles, and<br />

between three and five miles. For each <str<strong>on</strong>g>of</str<strong>on</strong>g> these three distance categories, in each <str<strong>on</strong>g>of</str<strong>on</strong>g> the eight<br />

study areas, and for each <str<strong>on</strong>g>of</str<strong>on</strong>g> the three years prior to announcement, the period between<br />

announcement and c<strong>on</strong>structi<strong>on</strong>, and each <str<strong>on</strong>g>of</str<strong>on</strong>g> the four years following c<strong>on</strong>structi<strong>on</strong>, the number<br />

<str<strong>on</strong>g>of</str<strong>on</strong>g> homes that sold as a percentage <str<strong>on</strong>g>of</str<strong>on</strong>g> those available to sell is calculated. 98 This results in a total<br />

<str<strong>on</strong>g>of</str<strong>on</strong>g> 24 separate sales volume calculati<strong>on</strong>s in each study area, for a total <str<strong>on</strong>g>of</str<strong>on</strong>g> 192 calculati<strong>on</strong>s across<br />

all study areas. Finally, these sales volumes are averaged across all study areas into four<br />

development period categories: less than three years before announcement, after announcement<br />

but before c<strong>on</strong>structi<strong>on</strong>, less than two years after c<strong>on</strong>structi<strong>on</strong>, and between two and four years<br />

after c<strong>on</strong>structi<strong>on</strong>. 99 <str<strong>on</strong>g>The</str<strong>on</strong>g> resulting average annual sales volumes, by distance band and<br />

development period, are shown in Table 29 and Figure 11.<br />
