from the home (OVERLAP) were collected in the course <str<strong>on</strong>g>of</str<strong>on</strong>g> the field visits to each home. 87 <str<strong>on</strong>g>The</str<strong>on</strong>g><br />

categories for OVERLAP included NONE, BARELY, SOMEWHAT, and STRONGLY, and are<br />

likely c<strong>on</strong>tains a view <str<strong>on</strong>g>of</str<strong>on</strong>g> more than <strong>on</strong>e turbine, some <str<strong>on</strong>g>of</str<strong>on</strong>g> which are likely to<br />

be seen entirely.<br />

A large porti<strong>on</strong> (~50-100%) <str<strong>on</strong>g>of</str<strong>on</strong>g> the scenic vista c<strong>on</strong>tains a view <str<strong>on</strong>g>of</str<strong>on</strong>g> turbines,<br />

many <str<strong>on</strong>g>of</str<strong>on</strong>g> which likely can be seen entirely.<br />

A crosstab describing the OVERLAP designati<strong>on</strong>s and the VIEW categories is shown in Table<br />

25. As would be expected, the more dramatic views <str<strong>on</strong>g>of</str<strong>on</strong>g> wind turbines, where the turbines occupy<br />

more <str<strong>on</strong>g>of</str<strong>on</strong>g> the panorama, are coincident with the OVERLAP categories <str<strong>on</strong>g>of</str<strong>on</strong>g> SOMEWHAT or<br />

STRONGLY. N<strong>on</strong>etheless, STRONGLY are comm<strong>on</strong> for all VIEW categories. Similarly,<br />

SOMEWHAT is well distributed across the MINOR and MODERATE rated views, while<br />

BARELY is c<strong>on</strong>centrated in the MINOR rated views.<br />

<str<strong>on</strong>g>The</str<strong>on</strong>g> same dataset is used as in the Base Model, focusing <strong>on</strong> post-c<strong>on</strong>structi<strong>on</strong> transacti<strong>on</strong>s (n =<br />

4,937). To investigate whether the overlap <str<strong>on</strong>g>of</str<strong>on</strong>g> VIEW and VISTA has a marginal impact <strong>on</strong><br />

residential property values, over and above that <str<strong>on</strong>g>of</str<strong>on</strong>g> the VIEW and VISTA impacts al<strong>on</strong>e, the<br />

following hed<strong>on</strong>ic model is estimated: 89<br />
