<str<strong>on</strong>g>The</str<strong>on</strong>g> parameter estimates <str<strong>on</strong>g>of</str<strong>on</strong>g> interest in this hed<strong>on</strong>ic model are those for ORIENTATION ( 6 ) and<br />

VIEW ( 4 ). 6 represent the marginal impact <strong>on</strong> home value, over and above that <str<strong>on</strong>g>of</str<strong>on</strong>g> VIEW<br />

al<strong>on</strong>e, <str<strong>on</strong>g>of</str<strong>on</strong>g> having a particular orientati<strong>on</strong> to the turbines. In the Base Model the VIEW<br />

coefficients effectively absorb the effects <str<strong>on</strong>g>of</str<strong>on</strong>g> ORIENTATION, but in this model they are<br />

estimated separately. Because a home’s surrounding envir<strong>on</strong>ment is typically viewed from the<br />

fr<strong>on</strong>t or back <str<strong>on</strong>g>of</str<strong>on</strong>g> the house, <strong>on</strong>e would expect that, to the extent that wind facility VIEW impacts<br />

property values, that impact would be especially severe for homes that have FRONT or BACK<br />

orientati<strong>on</strong>s to those turbines. If this were the case, the coefficients for these categories would be<br />

negative, while the coefficient for SIDE would be to be close to zero indicating little to no<br />

incremental impact from a SIDE ORIENTATION.<br />

5.5.2. Analysis <str<strong>on</strong>g>of</str<strong>on</strong>g> Results<br />

Results for the variables <str<strong>on</strong>g>of</str<strong>on</strong>g> interest for this hed<strong>on</strong>ic model are shown in Table 23; as with<br />

previous models, the full set <str<strong>on</strong>g>of</str<strong>on</strong>g> results is c<strong>on</strong>tained in Appendix H. <str<strong>on</strong>g>The</str<strong>on</strong>g> model performs well<br />

with an adjusted R 2 <str<strong>on</strong>g>of</str<strong>on</strong>g> 0.77. All study area, spatial adjustment, and home and site characteristics<br />

are significant at or above the <strong>on</strong>e percent level, are <str<strong>on</strong>g>of</str<strong>on</strong>g> the appropriate sign, and are similar in<br />

magnitude to the estimates derived from the post-c<strong>on</strong>structi<strong>on</strong> Base Model. <str<strong>on</strong>g>The</str<strong>on</strong>g> coefficients for<br />

DISTANCE and VIEW are stable, in sign and magnitude, when compared to the Base Model<br />

results, and n<strong>on</strong>e <str<strong>on</strong>g>of</str<strong>on</strong>g> the marginal effects are statistically significant.<br />
