5.5. Orientati<strong>on</strong> Model<br />

All <str<strong>on</strong>g>of</str<strong>on</strong>g> the hed<strong>on</strong>ic models presented to this point use a VIEW variable that effectively assumes<br />

that the impact <str<strong>on</strong>g>of</str<strong>on</strong>g> a view <str<strong>on</strong>g>of</str<strong>on</strong>g> wind turbines <strong>on</strong> property values will not vary based <strong>on</strong> the<br />

orientati<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> the home to that view; the impact will be the same whether the view is seen from<br />

the side <str<strong>on</strong>g>of</str<strong>on</strong>g> the home or from the back or fr<strong>on</strong>t. Other literature, however, has found that the<br />

impact <str<strong>on</strong>g>of</str<strong>on</strong>g> wind projects <strong>on</strong> property values may be orientati<strong>on</strong>-dependent (Sims et al., 2008). To<br />

investigate this possibility further a parameter for orientati<strong>on</strong> is included in the model.<br />

5.5.1. Dataset and Model Form<br />

<str<strong>on</strong>g>The</str<strong>on</strong>g> same dataset is used as in the Base Model, focusing <strong>on</strong> post-c<strong>on</strong>structi<strong>on</strong> transacti<strong>on</strong>s (n =<br />

4,937). To investigate whether the orientati<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> a home to the turbines (ORIENTATION) has a<br />

marginal impact <strong>on</strong> residential property values, over and above that <str<strong>on</strong>g>of</str<strong>on</strong>g> the VIEW impacts al<strong>on</strong>e,<br />

the following hed<strong>on</strong>ic model is estimated: 83<br />

c<strong>on</strong>fidence in these two estimates (-13% and -7% respectively) than for the estimates for other temporal periods<br />

inside <str<strong>on</strong>g>of</str<strong>on</strong>g> <strong>on</strong>e mile. Based <strong>on</strong> additi<strong>on</strong>al sensitivity analysis not included here, it is believed that if they are biased,<br />

both <str<strong>on</strong>g>of</str<strong>on</strong>g> these estimates are likely biased downward. Further, as discussed in footnote 47 <strong>on</strong> page 19, there is a<br />

potential for bias in the “announcement” date in that awareness <str<strong>on</strong>g>of</str<strong>on</strong>g> a project may precede the date that a project<br />

enters the public record (i.e., the “announcement” date used for this analysis). Taken together, these two issues<br />

might imply that the curve shown in Figure 8 for “less than <strong>on</strong>e mile” transacti<strong>on</strong>s, instead <str<strong>on</strong>g>of</str<strong>on</strong>g> having a flat and then<br />

increasing shape, may have a more <str<strong>on</strong>g>of</str<strong>on</strong>g> an inverse parabolic (e.g., “U”) shape. This would imply that a relative<br />

minimum in sales prices is reached in the period after awareness began <str<strong>on</strong>g>of</str<strong>on</strong>g> the facility but before c<strong>on</strong>structi<strong>on</strong><br />

commenced, and then, following c<strong>on</strong>structi<strong>on</strong>, prices recovered to levels similar to those prior to announcement (and<br />

awareness). <str<strong>on</strong>g>The</str<strong>on</strong>g>se results would be c<strong>on</strong>sistent with previous studies (e.g., Wolsink, 1989; Devine-Wright, 2004) but<br />

cannot be c<strong>on</strong>firmed without the presence <str<strong>on</strong>g>of</str<strong>on</strong>g> more data. Further research <strong>on</strong> this issue is warranted. In either case,<br />

such results would not change the c<strong>on</strong>clusi<strong>on</strong> here <str<strong>on</strong>g>of</str<strong>on</strong>g> an absence <str<strong>on</strong>g>of</str<strong>on</strong>g> evidence <str<strong>on</strong>g>of</str<strong>on</strong>g> a pervasive Nuisance Stigma in the<br />

post-c<strong>on</strong>structi<strong>on</strong> period.<br />
