One beneficial c<strong>on</strong>sequence <str<strong>on</strong>g>of</str<strong>on</strong>g> the differences in reference categories for the VIEW and<br />
DISTANCE variables in this model, as opposed to the Base Model, is that this model can<br />
accommodate all <str<strong>on</strong>g>of</str<strong>on</strong>g> the possible VIEW and DISTANCE categories, including NO VIEW<br />

example, how homes with no view <str<strong>on</strong>g>of</str<strong>on</strong>g> the turbines fared can now be tested; if they are adversely<br />
affected by the presence <str<strong>on</strong>g>of</str<strong>on</strong>g> the wind facility, then this would imply a pervasive Area Stigma<br />
impact. For Scenic Vista Stigma, the VIEW coefficients (MINOR, MODERATE, etc.) can be<br />
compared (using a t-Test) to the NO VIEW results; if they are significantly different, a Scenic<br />
Vista Stigma would be an obvious culprit. Finally, for Nuisance Stigma, the DISTANCE<br />
coefficients inside <str<strong>on</strong>g>of</str<strong>on</strong>g> <strong>on</strong>e mile can be compared (using a t-Test) to those outside <str<strong>on</strong>g>of</str<strong>on</strong>g> five miles; if<br />
there is a significant difference between these two categories <str<strong>on</strong>g>of</str<strong>on</strong>g> homes, then homes are likely<br />
affected by their proximity to the wind facility.<br />
5.3.2. Analysis <str<strong>on</strong>g>of</str<strong>on</strong>g> Results<br />
Results for the variables <str<strong>on</strong>g>of</str<strong>on</strong>g> interest for this hed<strong>on</strong>ic model are summarized in Table 15, and Base<br />
Model results are shown for comparis<strong>on</strong> purposes. (For brevity, the full set <str<strong>on</strong>g>of</str<strong>on</strong>g> results for the<br />
model is not shown in Table 15, but is instead included in Appendix H.) <str<strong>on</strong>g>The</str<strong>on</strong>g> adjusted R 2 for the<br />
model is 0.75, down slightly from 0.77 for the Base Model, and indicating that this model has<br />
slightly more difficulty (i.e. less explanatory power) modeling transacti<strong>on</strong>s that occurred pre-<br />
