models. <str<strong>on</strong>g>The</str<strong>on</strong>g> table specifically compares the medians, minimums, and maximums <str<strong>on</strong>g>of</str<strong>on</strong>g> the<br />

coefficients for the models with restricted variables <str<strong>on</strong>g>of</str<strong>on</strong>g> interest (1, 2, 3, 4, 6, 7, 9 and 12) to those<br />

with unrestricted variables <str<strong>on</strong>g>of</str<strong>on</strong>g> interest (5, 8, 10, 11, 13, 14, 15 and 16). As shown, the<br />

coefficients in the unrestricted models diverge significantly from those in the restricted models.<br />

For example, in the restricted models, the median coefficient for homes inside <str<strong>on</strong>g>of</str<strong>on</strong>g> 3000 feet is<br />

-0.03, with a minimum <str<strong>on</strong>g>of</str<strong>on</strong>g> -0.06 and a maximum <str<strong>on</strong>g>of</str<strong>on</strong>g> -0.01, yet in the unrestricted models the<br />

median coefficient is 0.06, with a minimum <str<strong>on</strong>g>of</str<strong>on</strong>g> -0.38 and a maximum <str<strong>on</strong>g>of</str<strong>on</strong>g> 0.32. Similarly, a<br />

MODERATE VIEW in the restricted models has a median <str<strong>on</strong>g>of</str<strong>on</strong>g> 0.00, with a minimum <str<strong>on</strong>g>of</str<strong>on</strong>g> -0.01 and<br />

a maximum <str<strong>on</strong>g>of</str<strong>on</strong>g> 0.03, whereas the unrestricted models produce coefficients with a median <str<strong>on</strong>g>of</str<strong>on</strong>g> -0.05<br />
