drivers to its real estate ec<strong>on</strong>omy: it serves as a bedroom community for Syracuse, is the home to<br />
Cazenovia College, and enjoys a thriving summer recreati<strong>on</strong>al populati<strong>on</strong>. Canastota to the<br />
North, and Oneida to the East, are older industrial towns, both <str<strong>on</strong>g>of</str<strong>on</strong>g> which now serve as feeder<br />
communities for Syracuse because <str<strong>on</strong>g>of</str<strong>on</strong>g> easy access to Highway 90. Between the towns <str<strong>on</strong>g>of</str<strong>on</strong>g><br />
Cazenovia and Canastota are many rural residential properties, some <str<strong>on</strong>g>of</str<strong>on</strong>g> which have been recently<br />
developed, but most <str<strong>on</strong>g>of</str<strong>on</strong>g> which are homes at least a half century old.<br />
Data Collecti<strong>on</strong> and Summary<br />
Data were obtained from the Madis<strong>on</strong> County Real <strong>Property</strong> Tax Services department directed<br />
by Carol Brophy. As the first study area that was investigated, IT and mapping specialists Kevin<br />
Orr and Mike Ellis were subjected to a large number <str<strong>on</strong>g>of</str<strong>on</strong>g> questi<strong>on</strong>s from the study team and were<br />
enormously helpful in helping shape what became the blueprint for other study areas.<br />
Additi<strong>on</strong>ally, real estate brokers Nancy Proctor <str<strong>on</strong>g>of</str<strong>on</strong>g> Prudential, Joel Arsenault <str<strong>on</strong>g>of</str<strong>on</strong>g> Century 21, D<strong>on</strong><br />
Kinsley <str<strong>on</strong>g>of</str<strong>on</strong>g> Kingsley Real Estate, and Steve Harris <str<strong>on</strong>g>of</str<strong>on</strong>g> Cazenovia Real Estate were extremely<br />
helpful in understanding the local market.<br />
Data <strong>on</strong> 693 valid sales transacti<strong>on</strong>s <str<strong>on</strong>g>of</str<strong>on</strong>g> single family residential structures that occurred between<br />
1996 and 2006 were obtained, most <str<strong>on</strong>g>of</str<strong>on</strong>g> which were within five miles <str<strong>on</strong>g>of</str<strong>on</strong>g> the wind facility. <str<strong>on</strong>g>The</str<strong>on</strong>g>se<br />
sales ranged in price from $26,000 to $575,000, with a mean <str<strong>on</strong>g>of</str<strong>on</strong>g> $124,575. Roughly 68% <str<strong>on</strong>g>of</str<strong>on</strong>g><br />
these sales (n = 469) occurred after c<strong>on</strong>structi<strong>on</strong> commenced <strong>on</strong> the wind facility, 13 <str<strong>on</strong>g>of</str<strong>on</strong>g> which<br />
were inside <str<strong>on</strong>g>of</str<strong>on</strong>g> <strong>on</strong>e mile, and 74 <str<strong>on</strong>g>of</str<strong>on</strong>g> which had views <str<strong>on</strong>g>of</str<strong>on</strong>g> the turbines. Of that latter group, 24 have<br />
more dramatic than MINOR views <str<strong>on</strong>g>of</str<strong>on</strong>g> the turbines.<br />
