Data Collecti<strong>on</strong> and Summary<br />
Data were obtained from both Madis<strong>on</strong> and Oneida Counties for this study area. In Madis<strong>on</strong><br />
County, Kevin Orr, Mike Ellis, and Carol Brophy, all <str<strong>on</strong>g>of</str<strong>on</strong>g> County’s Real <strong>Property</strong> Tax Services<br />
Department, were extremely helpful in obtaining the sales, home characteristic, and GIS data. In<br />
Oneida County, Jeff Quackenbush and Richard Reichert in the Planning Department were very<br />
helpful in obtaining the county data. Additi<strong>on</strong>ally, discussi<strong>on</strong>s with real estate brokers Susanne<br />
Martin <str<strong>on</strong>g>of</str<strong>on</strong>g> Martin Real Estate, Nancy Proctor <str<strong>on</strong>g>of</str<strong>on</strong>g> Prudential, and Joel Arsenault <str<strong>on</strong>g>of</str<strong>on</strong>g> Century 21<br />
helped explain the housing market and the differences between Madis<strong>on</strong> and Oneida Counties.<br />
Data <strong>on</strong> 463 valid sales transacti<strong>on</strong>s <str<strong>on</strong>g>of</str<strong>on</strong>g> single family residential homes that occurred between<br />
1996 and 2006 were obtained, all <str<strong>on</strong>g>of</str<strong>on</strong>g> which were located within seven miles <str<strong>on</strong>g>of</str<strong>on</strong>g> the wind facility.<br />
<str<strong>on</strong>g>The</str<strong>on</strong>g>se sales ranged in price from $13,000 to $380,000, with a mean <str<strong>on</strong>g>of</str<strong>on</strong>g> $98,420. Roughly 75% (n<br />
= 346) <str<strong>on</strong>g>of</str<strong>on</strong>g> these sales occurred after c<strong>on</strong>structi<strong>on</strong> commenced <strong>on</strong> the wind facility, <str<strong>on</strong>g>of</str<strong>on</strong>g> which 20<br />
could see the turbines, all <str<strong>on</strong>g>of</str<strong>on</strong>g> which were rated as having MINOR views, except <strong>on</strong>e which had a<br />
MODERATE rating; <strong>on</strong>ly two sales involved homes that were situated inside <str<strong>on</strong>g>of</str<strong>on</strong>g> <strong>on</strong>e mile.<br />
