industry, which <strong>on</strong>ce dominated the area, is still an integral part <str<strong>on</strong>g>of</str<strong>on</strong>g> the community with mining<br />
occurring in many places up and down the ridges. Although many <str<strong>on</strong>g>of</str<strong>on</strong>g> the home sales in the<br />
sample occurred in the towns, a number <str<strong>on</strong>g>of</str<strong>on</strong>g> the sales are for homes situated outside <str<strong>on</strong>g>of</str<strong>on</strong>g> town<br />
corresp<strong>on</strong>ding to either rural, rural residential, or suburban land uses.<br />
Data Collecti<strong>on</strong> and Summary<br />
<str<strong>on</strong>g>The</str<strong>on</strong>g> County Assessor, Jane Risso, was extremely helpful, and assisted in providing sales and<br />
home characteristic data. Glen Wagner, the IT director, worked with Gary Zigler, the county<br />
GIS specialist, to extract both GIS and assessment data from the county records. Both Gary and<br />
Jane were extremely helpful in fielding questi<strong>on</strong>s and providing additi<strong>on</strong>al informati<strong>on</strong> as needs<br />
arose.<br />
<str<strong>on</strong>g>The</str<strong>on</strong>g> county provided a total <str<strong>on</strong>g>of</str<strong>on</strong>g> 742 valid residential single-family home sales transacti<strong>on</strong>s within<br />
four miles <str<strong>on</strong>g>of</str<strong>on</strong>g> the nearest wind turbine. All <str<strong>on</strong>g>of</str<strong>on</strong>g> the sales within three miles were used (n = 296),<br />
and a random sample (~ 44%) <str<strong>on</strong>g>of</str<strong>on</strong>g> those between three and four miles were used, yielding a total<br />
<str<strong>on</strong>g>of</str<strong>on</strong>g> 494 sales that occurred between May 1997 and March 2007. <str<strong>on</strong>g>The</str<strong>on</strong>g>se sales ranged in price from<br />
$12,000 to $360,000, with a mean <str<strong>on</strong>g>of</str<strong>on</strong>g> $69,770. 291 sales (~ 60% <str<strong>on</strong>g>of</str<strong>on</strong>g> the 494) occurred after<br />
c<strong>on</strong>structi<strong>on</strong> commenced <strong>on</strong> the nearest wind facility. Of these 291 sales, 73 have views <str<strong>on</strong>g>of</str<strong>on</strong>g> the<br />
turbines, 18 <str<strong>on</strong>g>of</str<strong>on</strong>g> which are more dramatic than MINOR, and 35 sales occurred within <strong>on</strong>e mile. 109<br />
