the U.S. or abroad <strong>on</strong> the impacts <str<strong>on</strong>g>of</str<strong>on</strong>g> wind projects <strong>on</strong> nearby property values.<br />

Analysis Findings<br />

Table ES - 1 describes the ten resulting statistical models that are employed to investigate the<br />

effects <str<strong>on</strong>g>of</str<strong>on</strong>g> wind facilities <strong>on</strong> residential sales prices, and the specific stigmas that those models<br />

investigate. Though all models test some combinati<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> the three possible stigmas, they do so<br />

in different ways. For instance, the Base Model asks the questi<strong>on</strong>, “All else being equal, do<br />

homes near wind facilities sell for prices different than for homes located farther away?”, while<br />

the All Sales Model asks, “All else being equal, do homes near wind facilities that sell after the<br />

c<strong>on</strong>structi<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> the wind facility sell for prices different from similar homes that sold before the<br />

announcement and c<strong>on</strong>structi<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> the facility?” Each model is therefore designed to not <strong>on</strong>ly<br />

test for the reliability <str<strong>on</strong>g>of</str<strong>on</strong>g> the overall results, but also to explore the myriad <str<strong>on</strong>g>of</str<strong>on</strong>g> potential effects<br />

from a variety <str<strong>on</strong>g>of</str<strong>on</strong>g> perspectives. Table ES-2 summarizes the results from these models.<br />

homes located outside <str<strong>on</strong>g>of</str<strong>on</strong>g> five miles <str<strong>on</strong>g>of</str<strong>on</strong>g> the nearest wind turbine and that have no view <str<strong>on</strong>g>of</str<strong>on</strong>g> the<br />

turbines<br />

Sales Volume Model<br />

Using both pre-announcement and post-c<strong>on</strong>structi<strong>on</strong> transacti<strong>on</strong>s, this model investigates<br />

whether the rate <str<strong>on</strong>g>of</str<strong>on</strong>g> home sales (not the price <str<strong>on</strong>g>of</str<strong>on</strong>g> those sales) is affected by the presence <str<strong>on</strong>g>of</str<strong>on</strong>g><br />
