Data Collection and Summary
County <strong>of</strong>ficials Brett McKibben, Sally Munoz, and Sheri Proctor were extremely helpful in
answering questions about the data required for this project, and the data were provided by two
firms that manage it for the county. Specifically, Erin Welch <strong>of</strong> the Capital Appraisal Group
provided the sales and house characteristic data and Paul Brandt <strong>of</strong> MIMS provided the GIS data.
All valid single-family home sales transactions within five miles <strong>of</strong> the nearest turbine and
occurring between January 1996 and March 2007 were included in the dataset, resulting in 1,311
sales. 106 <strong>The</strong>se sales ranged in price from $10,492 to $490,000, with a mean <strong>of</strong> $74,092.
Because <strong>of</strong> the age <strong>of</strong> the wind facility, many <strong>of</strong> the sales in the sample occurred after wind
facility construction had commenced (n = 1,071). Of those, 104 had views <strong>of</strong> the turbines, with
27 having views more dramatic than MINOR. Four homes sold within a mile <strong>of</strong> the facility,
with the rest falling between one and three miles (n = 584), three to five miles (n = 467), and
outside <strong>of</strong> five miles (n = 16).
