Typical FSR and lot areas for house types
Minimum lot size and maximum floor space ratio
(FSR) controls most commonly influence the kind
of houses that are delivered on the ground and
are de-facto density controls.
This reference chart plots typical house types
according to these two main influencing factors,
charting minimum lot area on the vertical axis
and FSR on the horizontal axis. The chart shows
that the relationship between these two controls
can sometimes have unintended, even adverse,
impacts.
For example, adhering to an FSR of 0.5:1
(commonly applied in residential zones)
encourages uniform detached housing but tends
to exclude other options unless minimum lot
sizes are set quite low (less than 250m 2 ). A FSR
of 0.5:1 will not normally allow semi-attached or
attached housing, even though these may be
permissible within the relevant zone and seen as
a desirable planning outcome for the area.
