through the <strong>process</strong> <strong>of</strong> buying a <strong>home</strong> will agree that there is a lot <strong>of</strong> insecurity involved in<br />

such an operati<strong>on</strong>. People ask themselves a lot <strong>of</strong> questi<strong>on</strong>s when buying a house:<br />

"Are we doing the right thing?"<br />

"Is this the right time?"<br />

"Is this the right area/neighborhood/flat? I liked the previous <strong>on</strong>e better."<br />

this does not reduce the <strong>de</strong>pressi<strong>on</strong> or worry. If anything, our helplessness increases them.<br />

What we do have c<strong>on</strong>trol over is preparing ourselves for our new <strong>home</strong>. When the time<br />

finally comes to sell your old <strong>home</strong> <str<strong>on</strong>g>and</str<strong>on</strong>g> buy a new <strong>on</strong>e, you obviously have to face the<br />

situati<strong>on</strong> squarely <str<strong>on</strong>g>and</str<strong>on</strong>g> proceed. But the experience <strong>of</strong> buying a <strong>home</strong> need not be as<br />

stressful as it <strong>of</strong>ten is.<br />

Planning the <strong>process</strong> carefully gives you a psychological edge, removing a lot <strong>of</strong> the<br />

strangeness <str<strong>on</strong>g>and</str<strong>on</strong>g> frustrati<strong>on</strong>. Such planning makes sense in two other significant respects:<br />

clothes, toys <str<strong>on</strong>g>and</str<strong>on</strong>g> other inexpensive things <strong>on</strong> impulse - but buying a <strong>home</strong> <strong>on</strong> impulse<br />

invariably spells disaster.<br />

C<strong>on</strong>ducting a carefully organized market survey can result in c<strong>on</strong>si<strong>de</strong>rable savings, both in<br />

matters <strong>of</strong> finance <str<strong>on</strong>g>and</str<strong>on</strong>g> heartache. You can c<strong>on</strong>tact a real estate agent, place your<br />

requirements <str<strong>on</strong>g>and</str<strong>on</strong>g> budget before him, <str<strong>on</strong>g>and</str<strong>on</strong>g> allow him to c<strong>on</strong>duct the search. You can (<str<strong>on</strong>g>and</str<strong>on</strong>g><br />

should) actively assist him in this, but be open to all opti<strong>on</strong>s that come your way <str<strong>on</strong>g>and</str<strong>on</strong>g> do not<br />

make impulsive <strong>de</strong>cisi<strong>on</strong>s. New <strong>home</strong>s should be bought with the head <str<strong>on</strong>g>and</str<strong>on</strong>g> not the heart.<br />

Another aspect <strong>of</strong> effective <strong>home</strong> buying is c<strong>on</strong>si<strong>de</strong>ring all the expenses involved - not just<br />

the price <strong>of</strong> the new resi<strong>de</strong>nce. There will be a lot <strong>of</strong> extra costs to c<strong>on</strong>si<strong>de</strong>r - downpayment,<br />

stamp duty <str<strong>on</strong>g>and</str<strong>on</strong>g> registrati<strong>on</strong> charges, brokerage, electricity meter charges, legal<br />

costs, packing <str<strong>on</strong>g>and</str<strong>on</strong>g> moving, housing loan EMIs (if you have taken a housing loan), etc.<br />

Preparing for all expenses gives you a clearer i<strong>de</strong>a <strong>of</strong> what you are doing, what you can<br />

genuinely afford, <str<strong>on</strong>g>and</str<strong>on</strong>g> in which areas you may have to restrict spending m<strong>on</strong>ey for a while<br />

after the <strong>home</strong> is bought. All things c<strong>on</strong>si<strong>de</strong>red, proper planning will put you more in<br />
