New
School for
Griffin
Member for Murrumba, Reg
Gulley MP, has proudly
announced a new primary state
school will be built in Griffin to
meet growing student demand.
Mr Gulley said the Schools
Planning Commission,
established by the Newman
Government, recognised the
local area’s growing student
population.
“I have been working hard for
our school communities and
welcome the news we are one
of 10 south east Queensland
The schools will
employ up to 540
teachers and 130
non-teaching
positions, with
the first schools
expected to open in
2016
regions to receive a new state
school,” Mr Gulley said.
“The 10 new schools consist
of two secondary and eight
primary schools, catering for up
to 10,800 students during peak
periods of enrolment and will be
built through a public-private
partnership.
“It is fantastic that student
numbers continue to rise as
does the prospect of more
development in our region
through major government and
private investment.
“I am going to keep working
hard to make sure our local
schools and students receive
the greatest opportunities”.
Minister for Education, Training
and Employment John-Paul
Langbroek said one of the
Government’s highest priorities
was responding to community
needs.
“The Schools Planning
Commission identified other hot
spots in Pimpama, Burpengary,
Pallara, Ripley Valley, Springfield,
Bellbird Park, Caboolture and
Redbank Plains,” Mr Langbroek
said.
“The schools will employ up
to 540 teachers and 130 nonteaching
positions, with the first
schools expected to be open in
2016.”
Treasurer Tim Nicholls said
the project was an innovative
public-private partnership that
would see private companies
contracted to finance, design,
construct and maintain the
package of schools.
“It will not only deliver value
for money for Queensland
taxpayers, but it will also
improve educational outcomes
by letting principals and
teachers concentrate on
education while maintenance
and upkeep of the facilities is
taken care of,” Mr Nicholls said.
“Construction of 10 schools
will generate around 1,700
jobs a year, mostly in the
construction sector, providing
a much-needed boost to one of
Queensland’s economic pillars.”
The short-listed bidders to build
the schools are:
• Inspire Schools Partnership
(Leighton Contractors
Infrastructure Partners
Fund, Uberior Infrastructure
Investments (No.4) Limited,
Leighton Contractors Pty
Ltd.)
• Edvantage (Plenary Group
Martial Arts Academy
Teaches Lessons for Life
Its no surprise Infinity Martial Arts has
been labelled as on of the premier
Brazillian Jiu-Jitsu and Martial Arts
Academies in the state after a recent
triumph at the 2013 Queensland
State Jiu-Jitsu Championships. The
team excelled and took home the
bronze, wrestling off the entire state
to place the North Lakes Academy
firmly on the map.
However Black Belt Instructor and
mentor, Neil Owen, explained that
medals are not the sole measure of
success for the students as the classes
endeavour to more importantly
teach what he describes as lessons
for life.
“Our kids deserve to be given every
chance at life to grow up and make
something of themselves. There are
so many areas that require attention
for a child’s development, many
of these areas are often neglected
and it can result in behavioural,
socialisation and bullying problems.
Martial arts helps children with
self-discipline, respect, functional
strength, personal safety,
coordination and goal setting, all
which Neil believes, contribute to a
healthy body and healthy mind.
“Kids need a positive focus,
something they can throw
themselves into that will help lead
them to make the right choices as
they get older; keeping them on a
healthy and positive path,” he said.
“At Infinity Martial Arts we aim to
teach children healthy and active
habits from a young age by running
classes for kids as young as 3 years
old. The classes are not only lots of
fun but assist in keeping children fit
in the short term, leading to healthier
practices later in life,” Neil explained.
“The achievements of the team at the
Queensland State Titles simply sets
an example to the younger students
of what they can achieve if they put
in hard work and stay focused.”
Infinity Martial Arts has each age
group covered with the Koala’s class
catering for the 3-5 year olds, the
Python’s for children 6-8, Scorpion’s
for 9-11 year olds and the Tiger
Sharks for the 12-15 year olds.
Adult classes also run every evening
and everyone is encouraged to come
along for a free trial class to begin
with to see what all the fun is about.
For more information on the kids and
adult classes call Infinity Martial Arts
Employers
to put hiring
plans on hold
• Weaker labour market
ahead
• More constraint for wage
growth
• Skills gap closing
Key findings of the Australian Institute
of Management’s recently released
2013 National Salary Survey, provide signs
of weakening demand for labour (and
constrained business activity) in the year
ahead. According to the Survey, a notably
smaller proportion of organisations
reported that they anticipate increasing
permanent staff numbers in the next twelve
months.
The average pay increase recorded
nationally over the past year was also lower
than in the previous year and this downward
trend is forecast to continue across all States,
most notably in W.A.
While almost half of Australian organisations
are still experiencing difficulties in recruiting
(some) staff due to skills shortfalls and over
two thirds of organisations would still
consider hiring staff from overseas to fill
skill gaps, fewer organisations reported
recruitment difficulties, or the need to fill
roles using staff from overseas, than in the
previous year.
Voluntary staff turnover rates, while still
high, are also slowly but steadily falling,
while Involuntary staff turnover rates are
on the increase.
Now in its 49th year, the AIM National
Salary Survey (Large Companies edition) is
based on the responses of 478 companies
throughout Australia, covering 273 job
roles.
Perhaps reflective of the comparatively
low levels of business confidence
recorded by The Australian Chamber of
Commerce, less than one-half (46.4%) of
Survey organisations are expecting to
increase permanent staffing levels over
the next 12 months, compared to 54.0% of
organisations that reported expecting to
do so in the 2012 Survey. In addition, less
than one-half (49.2%) of large companies
in the 2013 Survey reported difficulties in
recruiting some staff due to skills shortages,
notably lower than those reporting such
difficulties in the 2012 Survey (55.5% of
organisations).
According to the 2013 Survey, difficulties
are most commonly being found recruiting
at the Professional/Technical job level and
for Technical & Trade, Sales & Marketing and
The Messenger www.northlakesmessenger.com.au 10

Construction & Engineering job functions.
While the vast majority (94.8%) of Large
Companies reported passing on increases
to at least some employees over the past
12 months, the overall average increase,
of 3.9%, was lower than the previous year
(4.1%). The overall average pay increase
passed on by organisations in W.A. (at 5.2%)
continued to be significantly higher than in
other states however, average pay increases
forecast for the next 12 months are lower
than forecasts made in the previous year
across all states, except S.A./N.T (which
remained unchanged from the previous
year), with WA pay increases forecast to
contract the most significantly (down from
5.2% to 4.5%).
There has been a notable (and continued)
upward trend in the proportion of
organisations that report they currently
employ workers from overseas, with
over one-half (55.2%) of large companies
indicating that they already employ
overseas workers, up from 51.3% in last
year’s Survey, 48.7% in the 2011 Survey
and 42.1% in 2010 - most commonly to fill
roles within the Construction & Engineering,
Marketing & Sales and Manufacturing/
Supply & Distribution job families. Over two
thirds (68.7%) of large companies across the
nation indicated that they would consider
hiring staff from overseas in order to fill skills
shortfalls, although this is down slightly
from last year (70.2%), which suggests this
trend may have reached its peak.
Commenting on the country’s most
established and comprehensive salary
survey’s findings, Matt Drinan said: “With
the recent Budget announcement that the
cost of applying for a visa under the new
‘457 visas’ legislation will almost double,
we’re likely to see a further decrease in the
number of employers that will consider
hiring overseas workers.”
“As skills gaps are still being experienced
across a range of industries, it might be wise
for employers to look at developing existing
staff to help fill skill gaps within their
business. The Federal Budget announced
that additional funding will go towards
providing organisations with a single point
of access when looking to up-skill their
workforces, which will help make it easier for
businesses to develop existing staff and go
towards reducing the need to source talent
from abroad.”
Perhaps reflective of increased challenges in
the local business environment over recent
years, the rate of Involuntary staff turnover
increased to 5.1%, from 4.8% in 2012 and
4.3% in 2011.
The Survey also indicated a continued
(albeit moderate) easing in rates in
Voluntary staff turnover, down to 11.7% in
the 2013 Survey (from 12.2% in the 2012
Survey and 12.6% in the 2011 Survey).
While easing, this comparatively high rate of
Voluntary turnover is still likely to be adding
to recruitment difficulties and relevant
associated costs.
While the Survey indicates that the need
for challenging job roles and limited career
advancement opportunities are still most
commonly identified as key issues driving
Voluntary staff turnover, since the last
Survey there has been a notable increase
in the proportion of organisations citing
insufficient financial reward (up from
45.8% to 50.7%) and perceived lack of
training/development opportunities (up
from 19.3% to 23.1%), as reasons why staff
chose to leave the organisation to take on
another job role. As a likely means to help
curb Voluntary staff turnover, there was a
notable increase (when compared to the
previous years Survey), in the proportion of
organisations making reference to market
pay, to base decisions on pay increases (up
from 75.5%, to 78.4% of organisations).
Mr Drinan said: “Wherever practical,
getting pay and financial incentives right
by ensuring pay is Market competitive,
is a highly effective strategy in helping to
attract, engage and retain the best people.
However, particularly when an organisation’s
financial resources are limited, the provision
of training or career development programs,
or various non financial employee benefits,
should also be considered to help engage
and ultimately improve the performance of
an organisation’s human assets.”
Mr Drinan continues: “Given the significant
costs that are associated with funding wages,
a top priority for organisations should be to
look for more creative ways to attract and
retain talented employees, such as offering
more flexible work arrangements.”
Fun Rugby
Program for
Littlies
Between 2-7 Years Old
Local children in the North Lakes,
Kallangur, Petrie & Narangba area now
have another reason to shoot for the stars,
with the recent arrival of new Little Rugby
classes in June being added to the already
hugely popular Little Kickers classes.
According to co-owner of the Little Rugby
North Brisbane franchise, Chris Howes, over
200 local children now attend Little Kickers
classes each week, in North Brisbane and
North Lakes – a figure he expects to increase
dramatically with the launch of Little Rugby
classes in June.
“Classes are divided into three specificallydivided
age categories to ensure a very
level playing field, in which children from
two to seven years can gain confidence,
learn co-ordination, control and a sense of
camaraderie,” she said.
“The younger programs combine a series of
activities that use imaginative play, familiar
games, visual skill and creative participation
to engage the interest of the child and
allows them to gain maximum enjoyment
from participating.”
Having analysed both Rugby League
and Rugby Union with experts from each
code, we have devised a comprehensive,
fun-packed program that offers a truly
enjoyable and involving first introduction
to non-contact/tag rugby, that appeals to
pre-school boys and girls of all sporting
backgrounds and abilities.
“By drawing upon the many learnings of
our award-winning Little Kickers football
franchise, we’ve been able to assemble a
thoughtful and progressive programme
of engaging, fun-based games that not
only build upon core rugby-themed
competences such as running, kicking,
throwing and catching, but also encompass
broader sports-based skills such as balance,
teamwork, physical agility, listening to
instructions and hand-eye co-ordination
which are also integral to any meaningful,
long-term appreciation of team sport.”
“Add to this heady mix an eclectic gathering
of friendly, experienced coaches, safe
training environments and our purpose
designed kit (including specially designed
posts!) and you have all the elements for a
lifelong appreciation of physical exercise
and the oval-shaped ball.”
Mr Howes said just the same as Little
Kickers, the Little Rugby program has been
brought over from the UK, and foresees the
popularity of the sport to rise dramatically
within the 2-7 year age ranges.
“With the continued success of the National
teams within both Union & League, it will
only strengthen the pull of Australians
newest generations of wanting to follow in
their idols footsteps.
Contact Chris Howes on 0415 712346 or
in for a free complementary class. The
classes run on Monday (Kallangur), Tuesday
Crowdfunded
Film
Spotlights
Redcliffe
Local filmmakers Justin
Wallace (Director)
and Brett Montgomery
(Cinematographer) have
this week launched their
Redcliffe based Feature
Film Project “Immortality”
on the worldwide crowd
fundraising
“Indiegogo”.
website
“Immortality”, to be shot at
various locations around
Redcliffe in August, is about
what happens to one man,
Bob Johnson, when a new
drug is invented that ends
aging in the human body.
The film deals with the
effects of this new drug,
both on society and on
Bob’s now, extremely long
life. The film finishes many
centuries later, now that
death has become a choice
rather than an inevitable
outcome for everyone.
Justin hopes that
INDIEGOGO crowd funding
will also help him complete
his own director’s vision for
the project. “As Immortality
is currently a very low
budget feature, generally
speaking, there are a lot of
filmic compromises that
have to take place. Every
cent given allows the film
to have that many fewer
production compromises.
This increases our chances
of achieving critical
acclaim and having our
entry accepted into some
of the world’s greatest
international film festivals.”
Brett Montgomery,
a professional
cinematographer and
camera operator, seen here
after filming an interview
between Robin Gibb and
Darryl Somers as well as
on a tourism shoot, reveals
that he suggested crowd
funding to Justin.
“I believe crowd funding is
very much the way of the
future and this is an ideal
project because he does
have a very unique and
intriguing script to try it
with.”
“I’m also not being paid
here,” he adds honestly,
“but I believe so much in
this script and in Justin to
make something great of it,
that I’m doing everything I
can to help him out!”
Fake Mercedes
Destroyed
File this under... Unusual
Your average punter may see no harm
in buying a couple of beach Rolexes as
trinkets while on holidays in faraway beach
resorts but we take it Daimler AG is not so
keen on reproductions of their IP.
Daimler AG takes a firm line on vehicle replicas
Stuttgart – Mercedes-Benz Classic has
destroyed the replica body of a Mercedes-
Benz 300 SL. The courts have ruled that it
is not legal to market the body, which was
seized by German customs officials.
The body shape of the legendary gullwing
model has been trademarked by Daimler
AG. Anyone building, offering or selling
replicas of the vehicle is in breach of the
Company's rights. This even applies if the
replicas do not incorporate any logos or
trademarks of the Company. Daimler AG
has long taken a tough approach to vehicle
replicas.
As a work of applied art, the body of the 300
SL has been under copyright protection for
a number of decades. The employees who
designed the famous gullwing model in the
1950s granted Daimler AG comprehensive
exploitation rights. The body shape has
also been trademarked by Daimler AG,
as recently confirmed by the Stuttgart
regional court (case no. 17 O 304/10, final
and binding judgment dated 9 December
2010, following withdrawal of an appeal).
A case had arisen in which a company based
in Germany had built an unlawful replica
of a Mercedes-Benz 300 SL (W 198 series).
The first step in destroying the replica was
to separate the chassis from the body. The
Above: The replica in question
Right: The original Mercedes 300SL
Coupe
Mercedes-Benz used-parts centre, which is
also responsible for scrapping all Mercedes-
Benz prototypes from the development
units, then destroyed the body on behalf
of Daimler AG. The certified equipment
used in the centre includes two presses,
each applying over 30 tonnes of pressure.
The replica sports car had a fibreglass body
weighing precisely 148 kilograms, which
the compressor smashed into small pieces.
This dramatic end to the unlawful body was
officially documented with a signed and
stamped 'confirmation of scrappage'.
The Mercedes-Benz 300 SL (W 198 series)
is one of the best known cars in the world.
It was launched on the market in 1954 as
a coupé with distinctive gullwing doors.
In 1999, an international panel of judges
voted it 'sports car of the century'. Today,
the original gullwing model and its roadster
variant, which was introduced in 1957, are
two of the most coveted vehicles on the
international classic car scene. All the major
car collections worldwide feature the 300
SL – an icon of design and engineering
expertise.
Law Advice
With Zande Law. Norwinn Centre, 15 Discovery Drive North Lakes, 3385 0999 www.zandelaw.com.au
The giant multinational Subway Restaurant chain was caught
short recently when Perth teenager Matt Corby posted a photo
to the company’s Australia’s Facebook page featuring a “footlong”
sandwich with proof that it only measured 11 inches! The posting
went viral with hundreds of thousands of views world-wide and
even the filing of class action law suits against the company in
some states in the US. One claimant alleged that he had eaten
a foot long every day for most of his life and was now intent on
recouping financial compensation for his daily missing inch! Subway
Australia’s response was the “footlong” name was simply to identify
it descriptively and was not intended to guarantee its length and
with that - at least for the moment in Australia, the storm of angry
customers has been quelled.
When it comes to the purchase of Land, the physical dimensions
and overall area of any property is hardly as trifling a concern as
an undersized sandwich. Land areas are required to be recorded
in contracts and for newly subdivided blocks being sold as part
of a property development usually, a full plan showing all of the
dimensions of the block is also required. Generally, these details
will come from what is already contained in the Land Titles Office
however such details may not precisely coincide with the actual
land. Depending upon the terms of the actual contract signed up
between the parties, errors in these areas can give rises to claims for
compensation and even termination of a contract.
Generally, even slight discrepancies can be actionable when
considered significant. For instance, in a case involving the sale of
a building in George Street, Sydney, the contract had described it’s
frontage as 26ft 2in however it was actually 25ft 9in – a difference
of 5 inches. The Court held that given the property’s locality and
value, this did constitute an error entitling the purchaser to claim
and recover compensation from the vendor.
Under the standard REIQ contract used in Queensland, the area of
land is required to be stipulated with a specific measurement but
this is proceeded by the words “more or less” thus signifying that the
measurement is only intended to be an approximation. This does not
prevent a purchaser bringing a claim in response to a discrepancy
but the question obviously begs – how far does the measurement
have to be out before a discrepancy becomes actionable? As a
More or Less Part 1
guide, there have been a number of past cases where the land areas
fell short by around 10% and in each of those cases, the buyers were
successful in claiming compensation even though their contracts
contained a “more or less” type statement. All of the cases however
confirm that the real test is to determine whether the buyer actually
got what he bargained for. This is a question for a Judge of fact
and degree and if the purchaser can prove that the discrepancy
is of real material significance, for example – the error making it
impossible to subdivide, develop or use the land in a particular way,
the purchaser may again have a strong prospect of success. Should
the purchaser be successful in their claim and the land has exceeded
the latitude allowed by the words of approximation, the purchaser
can recover for the entire discrepancy, he or she does not have to
discount the discrepancy to allow for the maximum of the “give or
take” measurement contained in the approximation.
It is however important to note that under a combination of the
usual terms for lands sales contracts and the general law, a buyer’s
rights of complaint over undersized property dimensions are usually
lost once the contract settles or completes. This is when the money
is handed over in exchange for the transfer. It is therefore vitally
important that these rights are preserved by the buyer expressly
agreeing with the seller that rights of compensation are to be
reserved even though settlement is being effected.
In part two of this series we will discuss special conditions which are
typically found in property developer’s contracts and what happens
when the miss description has come from the real estate agent.
Eventide Glory
by Ron Dunstan
Ron Dunstan's
photo tells a
story that isn't
immediately
obvious. He
explains:
Having seen the Red Panda (published previously on this page) it has inspired me to sent this shot of a beautiful butterfly that I captured
in the grounds of Eventide when we were there visiting a friend in the rehabilitation unit In Dolphin House. What with the current furore
surrounding the imminent closure of so much of this wonderful facility by the penny pinching Government. I have listened to the
debate on local radio and read about it in the press and although I will not be immediately effected by such closures, my heart goes out
to those so traumatized by this shameful act. So I would like to the weight of the argument, WHERE will this Eventide Resident reside
after the closure?
This striking image of a sunset at Woody point
came to us from Amanda Penton.
Just beautiful. Thanks Amanda.
Health
Better men’s health is a
‘two-way street’
By Dr Anita, Metro North Brisbane Medicare Local
As awareness grows about the generally poorer health outcomes
experienced among men in our community, a new movement is
exploring how healthcare services can become more ‘male friendly’.
Blokes all around the country are getting set to mark Men’s Health
Week (10-16 June) next week, an important annual event which
aims to promote awareness of male health issues, and there is some
good news to celebrate.
According to the Australian Institute of Health and Welfare (AIHW),
Australia is now ranked fourth among OECD countries for male life
expectancy. On average, Australian men can now expect to live until
they are 79 years of age, while the OECD average is 76.3 years.
The AIHW attributes this longevity at least in part to the positive
lifestyle choices made by many Australian men, with declining rates
of tobacco smoking and around two-thirds of males participating
in sport or other physical activity.
There is also positive news on testicular and prostate cancer survival
rates, which are improving, most likely due to better screening,
earlier detection and improved treatment. Unfortunately though,
the statistics show that males are less likely to see their GP than are
females and are more likely to end up in the emergency department.
Currently only around 40 per cent of males discuss healthy lifestyle
issues with a health professional. Nearly half of all men have had a
mental health condition, nearly one-quarter have had a disability
and nearly one-third have a chronic health condition.
While it is important for men to take the initiative to protect their
health, it is equally fair to say that many men do not feel supported
in doing this.
Health services need to know how to reach out to, communicate
with and engage with men to be effective in helping them when
they do come through the door.
Creating environments that support men to access healthcare and
also support health services to treat men effectively is a ‘two-way
street’.
This year, this focus of Men’s Health Week is on acknowledging this
two-way process and encouraging healthcare providers to orientate
some of their services to better attract male clients.
The Men’s Health Information and Resource Centre has published
some ideas around creating the right environment to improve
men's health outcomes.
For example, it suggests medical practitioners need to consider
how they market to men. This might mean looking at other malefriendly
businesses and using this knowledge to tailor their services
to better meet men's needs.
It is also suggested that medical practitioners get to know their
patients better and be on the lookout for broader signs of problems
that men may not voluntarily disclose. Another angle is to help men
by speaking to the women in their lives, to help them to understand
the kinds of problems and symptoms common in male patients.
It can also be worthwhile trying to reach out to men through
community events and organisations, like local Men’s Sheds. Not
only will it help a medical practice gain goodwill and clientele, but
it will reinforce the need for men to consider using their services.
Metro North Brisbane Medicare Local is getting behind Men’s Health
Week this year. It has supported other organisations, including the
Kilcoy RSL Sub-Branch and the Nundah Neighbourhood Centre,
with funding to run local men’s health events.
local area, visit: www.menshealthweek.org.au
No matter what your belief system you
will see that the universe rewards action.
Hello Leonie,
I am a devotee of yours and I love the practical advice and also the
way you explain things so easily. I must say that I try your different
tips and tricks and they have worked and am pretty chuffed with
the results. I must confess that I do alright and feel a bit guilty
about writing in for help when my problems are not as bad as
other reader’s problems but thought you would put mine aside if
someone needed more help than I do.
I have two things I want to ask about and I really don’t expect you to
solve anything but some ideas would go a long way to helping me.
First thing is that I have recently lost my job. I feel that I was bullied
and I was accused of being paranoid. People don’t seem to like me
and I really don’t know why. I have been to see my GP and then a
clinical psychologist to see if I have a paranoid personality disorder
but they say I don’t and that I am just too sensitive. So I would like
your views on how I can stop myself being too sensitive in my next
job, not that I have one yet and just to cope better.
The second thing is that I really enjoy your goal strategies and
wanted to email in and ask about my first steps in getting my goals
after I have decided what they are. How do the successful people
decide on that first action to take in pursuing their goals….how do
you know what to do, who to call? How do you know what the next
step is? I have got the naming part sorted but not the claiming part.
I’m happy for you to print my name in your strip.
Julia/North Lakes
Hi Julia, if you are a regular reader of my column you will know that
I advise not sharing any personal information with colleagues so we
don’t have to cover this ground again in regards to your next job
but do re-read and heed this advice as I believe that this action is
critical for long term stress management, fulfilling career aspirations
and contentment.
As for your being too sensitive, this may actually be related to low
self esteem. You say that nobody likes you but this is highly unlikely
unless you are a gossipy and nasty person which I doubt is the case.
Sometimes when we have faulty thinking or faulty beliefs we will
find a way to make the belief true or of making the belief seem true.
For instance, if you go through life believing that no one likes
you, you could have your “back up” like a cat for a great deal of the
time making you unpleasant to be around and so you discourage
people from forming a friendship with you and this can make your
belief true. You can also make your belief seem true through your
misinterpretation of events. For a hypothetical example: suppose
you believe that your co workers wanted nothing to do with you.
Then you hear that there was a big party on at one of their homes
and you were not invited even though many were. The truth may
be that there were not as many others invited as you thought and
only close friends got asked, or your invitation was in an email that
got spammed or a million other possibilities. However, you could
interpret this as proof that they don’t like you and thus you have
made your belief seem true by squeezing everyday occurrences
until they fit in to your belief that no one likes you. Perception
can create your reality so do pay attention to this by monitoring
yourself and changing your internal dialogue to accommodate
more positive reasons for the behaviours of others.
Now as for the second question: It really does not have to be an
earth shattering first step, just your best guess at what to do. You
don’t have to come up with a brilliant idea but rather just your best
guess. People who are successful didn’t have all the answers: they
just tried different things til they got it right. No matter what your
belief system you will see that the universe rewards action.
Think about this and all that adages and religious sayings: Pray to
God but row to shore – a journey of a thousand miles starts with
just one step – You have to be in it to win it: and so on. Success is
not going to come knocking on your door so you have to knock on
success’ door by being pro active. Your very best guess at the next
step is the right one because if it doesn’t pan out you will most likely
have gained some information to put you on the right path. This is
not a failure process this is the process of elimination, gaining more
information and recalibration of what to do next. I read somewhere
that some smart arse said to Edison after his seven hundredth failure
to perfect the light bulb, “Gee how do feel living through seven
hundred failures?” to which Edison replied “I have not had seven
hundred failures. I have actually succeeded in identifying seven
hundred ways that won’t work bringing me closer to achieving my
goals” Gotta love that man! So just start with your best guess.
Til next week, Leonie
down the budget for 2013/14
financial year. My schedule has
been very busy with numerous
planned budget sessions. I will
On Sunday 19 May I had the
pleasure of attending the inaugural
“Lunch on the Lawn” event at the
North Lakes Golf Club as part of the
Pine Rivers Festival. It was a lovely
day with an estimated 400 – 500
people attending over the day. I
assisted Club General Manager
Adam Simpson draw the prizes. I
hope this will become an annual
event.
On Thursday evening 23 May I
had the pleasure of attending
the Citizenship Ceremony and
welcoming the new Division 4
citizens. There were 98 candidates
(75 adults and 23 children) from 20
countries. Of these candidates 34
were from Division 4.
On Friday morning 24 May I and
Boulevard State School’s “Walk
to School Day”. I walked with
Deputy Principal Dan Isele and P&C
President Lyn MacPherson from
the Sears Parade starting point.
The school is part of the Moreton
Bay Regional Council Travel Choice
program and they organise walk/
ride to school days in an effort
to assist with parking problems
around the school at drop off and
pick up times. I congratulate the
school’s efforts.
On Friday 31 May, I led the walk
along the 10,000 steps trail around
Lake Eden at the Healthy and Active
North Lakes event which is part of
Council’s Explore Moreton Bay by
Walking in May program. It was a
great event and, luckily, we had just
finished the walk before it started to
drizzle rain. Everyone enjoyed the
warm up yoga, other activities and
morning tea.
I hope residents have noticed
how nice the arbour area at Lake
Eden is now looking following its
refurbishment by Council staff. It
has been cleaned up and freshly
painted.
All Aboard for World Environment
Day – Saturday 8 June
As part of World Environment
Day celebrations, Moreton Bay
Region residents are invited to
hop on board for a fun-filled bus
tour of the region’s environmental
centres. Passengers will enjoy a
day of family-friendly activities and
environmental discoveries. The
three stops will take in some of the
natural sights and sounds of our
beautiful region, and give visitors
an insight into the activities at our
environmental centres.
CREEC, Kumbartcho and Osprey
House are all home to wonderful
wildlife and diverse vegetation.
The tour will be lots of fun, a
chance to get back to nature, and
an eye opener for anyone keen
to reduce their environmental
footprint. The tour, which runs
from 9am until 2.30pm, is free and
includes morning tea, sausage
sizzle lunch and a native plant from
Kumbartcho Nursery. For more
information or to book your seat
Homeowners
rate their
financial
situation
as 'solid' or
'reasonable'
Mortgage holders in strong
position to make additional
loan repayments
Nearly 85% of homeowners feel positive
about their current financial situation,
describing it as either solid (23%) or
reasonable (61%), according to the 2013
Homeowner Intentions Survey* (the Survey)
of over 1,000 Australian mortgage holders,
conducted by Mortgage Choice.
Notwithstanding the fact that the current
low interest rate environment has
translated into significantly lower mortgage
repayments for most home loan borrowers,
the findings are still a welcome indication
that most homeowners are feeling
optimistic about their ability to manage
their finances.
The results of the Survey show that while
the majority of homeowners feel positive
about their financial position, their most
pressing financial concern or commitment
at present is 'repaying my mortgage', at
Real Estate
37% of respondents. This was followed by
the 'cost of living' (25%) and 'repaying credit
card debt' (16%) to make up the top three
responses.
Head of Corporate Affairs at Mortgage
Choice, Belinda Williamson said, "The fact
that over one third of homeowners may
see their mortgage repayments at the
top of their financial priority list is a really
encouraging sign. Because let's face it, for
many Australians, taking out a mortgage
is often the biggest financial decision
they will make, so it is sensible to take that
commitment seriously."
The Survey also found that the majority of
homeowners (77%) were making additional
repayments towards their mortgage.
The most common habit to making extra
repayments was contributing as much as
they can to each repayment but redrawing
funds if necessary. This was followed by
contributing as much as they can to each
repayment and avoiding any temptation
to redraw the funds and making up the top
three habits was rounding their repayments
up to the nearest hundred.
Ms Williamson said, "If your investment
strategy or overall goal is to repay your
home loan then making extra payments is
a great habit to get into. It will help you to
repay the home loan sooner and to build
up a buffer to cope with future interest rate
rises or changes to your financial situation."
"It was interesting to see that of those people
who were making additional mortgage
repayments, over 50% said they had not
made any lifestyle sacrifices to do so. When
asked whether they would continue to
make additional repayments if interest rates
go up, nearly 45% said they would as they
had already factored in higher repayments.
"With so many respondents finding extra
mortgage payments manageable without
The most
common habit
to making extra
repayments
was contributing
as much as
they can to each
repayment but
redrawing funds
if necessary.
lifestyle changes, imagine what could be
achieved by making some small sacrifices
and contributing as much and as often to
your loan as you possibly can. Even small,
regular extra repayments can make a
significant difference. The sky's the limit!"
