Prior ong>toong> issue ong>ofong> an Occupation Certificate a maintenance regime shall ong>beong> prepared for the basement song>toong>rmwater pump-out system and submitted ong>toong> Principal Certifying Authority. The regime shall specify that the system is ong>toong> ong>beong> regularly inspected and checked by qualified practitioners. 129. Prior ong>toong> issue ong>ofong> an Occupation Certificate a suitably qualified and consulting geotechnical engineer is ong>toong> provide certification ong>toong> the Principal Certifying Authority (PCA) that excavation and construction ong>ofong> the basement level, including temporary and permanent shoring and retention measures, have ong>beong>en carried out : a) According the relevant Australian Standards and guidelines and b) According ong>toong> any approved Geotechnical report undertaken for the development and c) In a manner that ensures that the structural amenity ong>ofong> adjoining structures and property is fully maintained. 130. Prior ong>toong> the issue ong>ofong> the Occupation Certificate construction ong>ofong> the footpath from the front pedestrian entrance ong>ofong> the site ong>toong> the bus song>toong>p ong>beong>tween 42 and 44 Clissold Road is ong>toong> ong>beong> completed in accordance with the plans approved by Council. The works are ong>toong> ong>beong> supervised by the Applicant’s designing engineer or surveyor who is ong>toong> provide certification upon completion that the works were constructed in accordance with the approved drawings. BUILDING CONDITIONS 131. The following are required details and must ong>beong> submitted ong>toong> the Principal Certifying Authority prior ong>toong> issue ong>ofong> the Construction Certificate. Any matter listed ong>beong>low must have a Certificate attached from a suitably qualified person ong>toong> the effect that the design or matter complies with the relevant design Standard or Code which the Certificate must identify. a. Details prepared by a practicing structural engineer for all or any reinforced concrete, structural steel or timong>beong>r framing. b. Wind bracing details complying with AS 1684-1992 National Timong>beong>r Framing Code, AS 1170.2-1989 Wind Load Code or AS 4055-1992 Wind Loads for Housing Code. c. Upper floor joist details, engineered or complying with AS 1684-1992 National Timong>beong>r Framing Code. d. Retaining walls and associated drainage. e. Wet area waterproong>ofong>ing details complying with the Building Code ong>ofong> Australia. f. Mechanical ventilation details complying with Australian Standard 1668-1993 Mechanical Ventilation & Airconditioning. g. Glazing details complying with AS 1288-1989 Glass in Buildings and Installation Code. h. Song>toong>rmwater disposal details complying with Council's Song>toong>rmwater Management Manual and/or other conditions ong>ofong> this consent. 132. Any mechanical ventilation installed in a dwelling shall comply with the requirements ong>ofong> Part 3.8.5.0 ong>ofong> the Building Code ong>ofong> Australia Housing Provisions. Documentary evidence ong>ofong> compliance is ong>toong> ong>beong> obtained from a suitably qualified person and submitted ong>toong> the Principal Certifying Authority prior ong>toong> the issue ong>ofong> an Occupation Certificate.
