CONDITIONS TO BE COMPLIED WITH PRIOR TO THE ISSUE OF THE FINAL COMPLIANCE CERTIFICATE 100. Low level lighting shall ong>beong> provided along the entrance pathway and the driveway ong>toong> the front entries ong>ofong> each unit in accordance with the requirements ong>ofong> SEPP 5. The lighting must provide at least 50 lux at ground level. Documentary evidence ong>ofong> such is ong>toong> ong>beong> submitted ong>toong> the Principal Certifying Authority prior ong>toong> the issue ong>ofong> the Occupation Certificate. 101. To ensure compliance with the requirements ong>ofong> SEPP 5 13(6) and the documentation submitted with the development application the garages shall ong>beong> provided with a power operated roller door. Additionally the visiong>toong>r car parking spaces shall have a minimum dimension ong>ofong> 6 x 3.2 metres 98. To ensure compliance with the requirements ong>ofong> SEPP 5 every entry must have an entry door handle and other hardware that complies with AS 1428. Additionally all exterior doors for each dwelling shall ong>beong> keyed alike. The entrance must comply with clauses 4.3.1 and 4.3.2 ong>ofong> AS 4299. Documentary evidence shall ong>beong> submitted prior ong>toong> the release ong>ofong> an Occupation Certificate. 102. To ensure compliance with the requirements ong>ofong> SEPP 5, every entry must have an entry door handle and other hardware that complies with AS1428. Additionally all exterior doors for each dwelling shall ong>beong> keyed alike. The entrance must comply with clauses 4.3.1 and 4.3.2 ong>ofong> AS 4299. 103. To ensure compliance with the requirements ong>ofong> SEPP 5, clause 13A(9) each interior door must have a clearance ong>ofong> at least 820 millimetres, internal corridors must have a width ong>ofong> at least 1000mm and the width at internal door approaches must ong>beong> at least 1200mm. Documentary evidence shall ong>beong> submitted prior ong>toong> the release ong>ofong> an Occupation Certificate. 104. To ensure compliance with SEPP 5, clause 13A (10) the living room must have a circulation space ong>ofong> at least 2250mm in diameter as set out in clause 4.7 ong>ofong> AS4299 and a telephone adjacent ong>toong> a general power point. Additionally the living and dining room must have a potential illumination ong>ofong> at least 300 lux. 105 To ensure compliance with the requirements ong>ofong> Clause 13A(11) ong>ofong> SEPP 5 the kitchen shall meet the following requirements: a. a width ong>ofong> at least 2.7 metres and a clear space ong>beong>tween ong>beong>nches ong>ofong> at least 1 450 millimetres, and b. a width at door approaches ong>ofong> at least 1 200 millimetres, and c. ong>beong>nches that include at least one work surface: i. that is at least 800 millimetres in length, and ii. the height ong>ofong> which can ong>beong> adjusted from 750 millimetres ong>toong> 850 millimetres, and d. a tap set: i. that is located within 300 millimetres ong>ofong> the front ong>ofong> the sink, and ii. that is a capstan tap set or that comprises lever handles or a lever mixer, and N:\050426-OMC-SR-03119-40 CLISSOLD ROAD WAHROONG.doc/cotong>toong> /20

Ordinary Meeting ong>ofong> Council - 26 April 2005 2 / 21 40 Clissold Rd, Wahroonga Item 2 DA1669/03 18 April 2005 e. a thermostatic mixing valve for the hot water outlet, and f. cook ong>toong>ps: i. with either front or side controls, and ii. with controls that have raised cross bars for ease ong>ofong> grip, and iii. that include an isolating switch, and g. a worksurface adjacent ong>toong> the cook ong>toong>p and at the same height and that is at least 800 millimetres in length, and h. an oven that is located adjacent ong>toong> a worksurface the height ong>ofong> which can ong>beong> adjusted, and h. ``D’’ pull cupboard handles that are located ong>toong>wards the ong>toong>p ong>ofong> ong>beong>low-ong>beong>nch cupboards and ong>toong>wards the botong>toong>m ong>ofong> overhead cupboards, and j. general power outlets: at least one ong>ofong> which is a double general power outlet within 300 millimetres ong>ofong> the front ong>ofong> a work surface, and one ong>ofong> which is provided for a refrigeraong>toong>r in such a position as ong>toong> ong>beong> easily accessible after the refrigeraong>toong>r is installed. Documentary evidence shall ong>beong> submitted prior ong>toong> the release ong>ofong> an Occupation Certificate. 106. To ensure compliance with Clause 13A(12) ong>ofong> SEPP 5 the main ong>beong>droom shall ong>beong> provided with 2 double general power outlets on the wall where the head ong>ofong> the ong>beong>d is likely ong>toong> ong>beong>; at least one general power outlet on the wall opposite the wall where the head ong>ofong> the ong>beong>d is likely ong>toong> ong>beong>; a telephone outlet next ong>toong> the ong>beong>d on the side closest ong>toong> the door and a general power outlet ong>beong>side the telephone outlet and a potential illumination level ong>ofong> at least 300 lux. The ong>beong>droom must have an area sufficient ong>toong> accommodate a wardroong>beong> and a queen-size ong>beong>d with a clear area at least 1200mm wide at the foot ong>ofong> the ong>beong>d. Documentary evidence shall ong>beong> submitted prior ong>toong> the release ong>ofong> an Occupation Certificate 107. To ensure compliance with the requirements ong>ofong> Clause 13A (13) the bathrooms must comply with the following: a. an area that complies with AS 1428, and b. a slip-resistant floor surface, and c. a shower: i. the recess ong>ofong> which is at least 1 160 millimetres × 1 100 millimetres, or that complies with AS 1428, or that complies with clause 4.4.4 and Figures 4.6 and 4.7 ong>ofong> AS 4299, and ii. the recess ong>ofong> which does not have a hob, and iii. that is waterproong>ofong>ed in accordance with AS 3740, and iv. the floor ong>ofong> which falls ong>toong> a floor waste, and v. that can accommodate a grab rail that complies with Figure 4.6 ong>ofong> AS 4299 and AS 1428, and vi. that has a tap set that is a capstan tap set or that comprises lever handles and that has a single outlet, and vii. that has the tap set positioned so as ong>toong> ong>beong> easily reached from the entry ong>toong> the shower, and viii. that can accommodate an adjustable, detachable hand-ong>heldong> shower rose mounted on a slider grab rail or a fixed hook, and ix. that can accommodate a folding seat that complies with Figure 4.6 ong>ofong> AS 4299, and d. thermostatic mixing valves for all hot water outlets, and e. a washbasin with clearances that comply with Figure 4.4 ong>ofong> AS 4299, and N:\050426-OMC-SR-03119-40 CLISSOLD ROAD WAHROONG.doc/cotong>toong> /21

least <strong>on</strong>e general power outlet <strong>on</strong> the wall opposite the wall where the head <str<strong>on</strong>g>of</str<strong>on</strong>g> the <str<strong>on</strong>g>be</str<strong>on</strong>g>d is likely<br />

<str<strong>on</strong>g>to</str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g>; a teleph<strong>on</strong>e outlet next <str<strong>on</strong>g>to</str<strong>on</strong>g> the <str<strong>on</strong>g>be</str<strong>on</strong>g>d <strong>on</strong> the side closest <str<strong>on</strong>g>to</str<strong>on</strong>g> the door and a general power<br />

a clear area <strong>at</strong> least 1200mm wide <strong>at</strong> the foot <str<strong>on</strong>g>of</str<strong>on</strong>g> the <str<strong>on</strong>g>be</str<strong>on</strong>g>d. Documentary evidence shall <str<strong>on</strong>g>be</str<strong>on</strong>g><br />

submitted prior <str<strong>on</strong>g>to</str<strong>on</strong>g> the release <str<strong>on</strong>g>of</str<strong>on</strong>g> an Occup<strong>at</strong>i<strong>on</strong> Certific<strong>at</strong>e<br />

107. To ensure compliance with the requirements <str<strong>on</strong>g>of</str<strong>on</strong>g> Clause 13A (13) the b<strong>at</strong>hrooms must comply<br />

with the following:<br />

a. an area th<strong>at</strong> complies with AS 1428, and<br />

b. a slip-resistant floor surface, and<br />

c. a shower:<br />

vii. th<strong>at</strong> has the tap set positi<strong>on</strong>ed so as <str<strong>on</strong>g>to</str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> easily reached from the entry <str<strong>on</strong>g>to</str<strong>on</strong>g> the shower,<br />

and<br />

viii. th<strong>at</strong> can accommod<strong>at</strong>e an adjustable, detachable hand-<str<strong>on</strong>g>held</str<strong>on</strong>g> shower rose mounted <strong>on</strong> a<br />

slider grab rail or a fixed hook, and<br />

ix. th<strong>at</strong> can accommod<strong>at</strong>e a folding se<strong>at</strong> th<strong>at</strong> complies with Figure 4.6 <str<strong>on</strong>g>of</str<strong>on</strong>g> AS 4299, and<br />
