68. The applicant shall ensure th<strong>at</strong> <strong>at</strong> all times during the c<strong>on</strong>structi<strong>on</strong> period no activities, s<str<strong>on</strong>g>to</str<strong>on</strong>g>rage<br />
or disposal <str<strong>on</strong>g>of</str<strong>on</strong>g> m<strong>at</strong>erials shall take place <str<strong>on</strong>g>be</str<strong>on</strong>g>ne<strong>at</strong>h the canopy <str<strong>on</strong>g>of</str<strong>on</strong>g> any tree protected under<br />
Council's Tree Preserv<strong>at</strong>i<strong>on</strong> Order.<br />
69. The following tree species shall <str<strong>on</strong>g>be</str<strong>on</strong>g> planted, <strong>at</strong> no cost <str<strong>on</strong>g>to</str<strong>on</strong>g> Council, in the n<strong>at</strong>ure strip fr<strong>on</strong>ting<br />
the property al<strong>on</strong>g Lynbara Ave and Stanley St. The tree/s used shall <str<strong>on</strong>g>be</str<strong>on</strong>g> 25 litre c<strong>on</strong>tainer<br />
size specimen/s:<br />

70. On completi<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> the landscape works/tree planting or screen planting, a Landscape Architect<br />
or qualified Landscape Designer shall submit a report certifying correct install<strong>at</strong>i<strong>on</strong>, faithful<br />
<str<strong>on</strong>g>to</str<strong>on</strong>g> the landscape plan <str<strong>on</strong>g>to</str<strong>on</strong>g> the Principal Certifying Authority with a copy <str<strong>on</strong>g>to</str<strong>on</strong>g> Council, prior <str<strong>on</strong>g>to</str<strong>on</strong>g><br />
issue <str<strong>on</strong>g>of</str<strong>on</strong>g> the Occup<strong>at</strong>i<strong>on</strong> Certific<strong>at</strong>e.<br />
71. All builders' refuse, spoil and/or m<strong>at</strong>erial unsuitable for use in landscape areas shall <str<strong>on</strong>g>be</str<strong>on</strong>g><br />
removed from the site <strong>on</strong> completi<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> the building works.<br />
72. The colour, texture and substance <str<strong>on</strong>g>of</str<strong>on</strong>g> all external m<strong>at</strong>erials shall <str<strong>on</strong>g>be</str<strong>on</strong>g> generally as detailed in the<br />
applic<strong>at</strong>i<strong>on</strong>. The colour <str<strong>on</strong>g>of</str<strong>on</strong>g> the building <str<strong>on</strong>g>be</str<strong>on</strong>g> changed from white <str<strong>on</strong>g>to</str<strong>on</strong>g> glass palace grey-green.<br />
73. Eighty-six (83) car parking spaces shall <str<strong>on</strong>g>be</str<strong>on</strong>g> provided and maintained <strong>at</strong> all times <strong>on</strong> the subject<br />
site. The spaces shall <str<strong>on</strong>g>be</str<strong>on</strong>g> alloc<strong>at</strong>ed in the following proporti<strong>on</strong>s:<br />

Such spaces are <str<strong>on</strong>g>to</str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> identified <strong>on</strong>-site by line-marking and num<str<strong>on</strong>g>be</str<strong>on</strong>g>ring up<strong>on</strong> the completi<strong>on</strong><br />
<str<strong>on</strong>g>of</str<strong>on</strong>g> the works. Car-parking provided shall <strong>on</strong>ly <str<strong>on</strong>g>be</str<strong>on</strong>g> used in c<strong>on</strong>juncti<strong>on</strong> with the uses c<strong>on</strong>tained<br />
within the development and in the case <str<strong>on</strong>g>of</str<strong>on</strong>g> Str<strong>at</strong>a subdivisi<strong>on</strong>, shall <str<strong>on</strong>g>be</str<strong>on</strong>g> individually alloc<strong>at</strong>ed <str<strong>on</strong>g>to</str<strong>on</strong>g><br />

74. At least <strong>on</strong>e external visi<str<strong>on</strong>g>to</str<strong>on</strong>g>r parking bay shall <str<strong>on</strong>g>be</str<strong>on</strong>g> provided with a tap, for car washing<br />
purposes, in accordance with DCP55 Part 5.<br />
75. Should Energy Australia, or any other energy providor, require a subst<strong>at</strong>i<strong>on</strong> <str<strong>on</strong>g>to</str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> installed for<br />
the development, it should <str<strong>on</strong>g>be</str<strong>on</strong>g> loc<strong>at</strong>ed well outside the canopy drip line <str<strong>on</strong>g>of</str<strong>on</strong>g> ANY tree <str<strong>on</strong>g>to</str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g><br />
retained. It should <str<strong>on</strong>g>be</str<strong>on</strong>g> loc<strong>at</strong>ed within the landscape so th<strong>at</strong> it ca <str<strong>on</strong>g>be</str<strong>on</strong>g> screened from view.<br />
