Council. These are issued with alignment levels after completing the necessary applic<strong>at</strong>i<strong>on</strong><br />

form <strong>at</strong> Cus<str<strong>on</strong>g>to</str<strong>on</strong>g>mer Services and payment <str<strong>on</strong>g>of</str<strong>on</strong>g> the adopted fee.<br />

The grading <str<strong>on</strong>g>of</str<strong>on</strong>g> such footp<strong>at</strong>hs or driveways outside the property shall comply with Council's<br />

standard requirements. The suitability <str<strong>on</strong>g>of</str<strong>on</strong>g> the grade <str<strong>on</strong>g>of</str<strong>on</strong>g> such p<strong>at</strong>hs or driveways inside the<br />

property is the sole resp<strong>on</strong>sibility <str<strong>on</strong>g>of</str<strong>on</strong>g> the applicant and the alignment levels fixed by Council<br />

may affect these. Approval <str<strong>on</strong>g>of</str<strong>on</strong>g> this Development Applic<strong>at</strong>i<strong>on</strong> is for works wholly within<br />

the property. DA c<strong>on</strong>sent does not imply approval <str<strong>on</strong>g>of</str<strong>on</strong>g> footp<strong>at</strong>h or driveway levels,<br />

m<strong>at</strong>erials or loc<strong>at</strong>i<strong>on</strong> within the road reserve regardless <str<strong>on</strong>g>of</str<strong>on</strong>g> whether this inform<strong>at</strong>i<strong>on</strong> is<br />

shown <strong>on</strong> the applic<strong>at</strong>i<strong>on</strong> documents. The c<strong>on</strong>structi<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> footp<strong>at</strong>hs and driveways outside<br />

the property, in m<strong>at</strong>erials other than those approved by Council, is not permitted and Council<br />

may require immedi<strong>at</strong>e removal <str<strong>on</strong>g>of</str<strong>on</strong>g> unauthorised install<strong>at</strong>i<strong>on</strong>s. When completing the request<br />

for driveway levels applic<strong>at</strong>i<strong>on</strong> from Council, the applicant must <strong>at</strong>tach a copy <str<strong>on</strong>g>of</str<strong>on</strong>g> the relevant<br />

Development Applic<strong>at</strong>i<strong>on</strong> drawing which indic<strong>at</strong>es the positi<strong>on</strong> and proposed level <str<strong>on</strong>g>of</str<strong>on</strong>g> the<br />

proposed driveway <strong>at</strong> the boundary alignment. Failure <str<strong>on</strong>g>to</str<strong>on</strong>g> submit this inform<strong>at</strong>i<strong>on</strong> may delay<br />

processing.<br />

96. Prior <str<strong>on</strong>g>to</str<strong>on</strong>g> issue <str<strong>on</strong>g>of</str<strong>on</strong>g> the C<strong>on</strong>structi<strong>on</strong> Certific<strong>at</strong>e the applicant shall submit, for approval by the<br />

Principal Certifying Authority (PCA), a Soil and Erosi<strong>on</strong> C<strong>on</strong>trol Plan prepared in accordance<br />

with the LANDCOM document “Soils and C<strong>on</strong>structi<strong>on</strong>” (2004). A suitably qualified and<br />

experienced civil/envir<strong>on</strong>mental engineer or surveyor shall prepare this plan in accordance<br />

with the above guidelines and secti<strong>on</strong> 8.2.1 <str<strong>on</strong>g>of</str<strong>on</strong>g> Councils W<strong>at</strong>er Management DCP 47<br />

(available <strong>on</strong> the Council website). The design may <str<strong>on</strong>g>be</str<strong>on</strong>g> generally in accordance with the<br />

C<strong>on</strong>cept S<str<strong>on</strong>g>to</str<strong>on</strong>g>rmw<strong>at</strong>er Management & Envir<strong>on</strong>mental Site Management C<strong>on</strong>cept Plans, C1A,<br />

C2D, C3A, C4A & C5A, d<strong>at</strong>ed Novem<str<strong>on</strong>g>be</str<strong>on</strong>g>r 2004 and February <strong>2005</strong>, by Appleyard Forrest<br />

C<strong>on</strong>sulting Engineers submitted with the development applic<strong>at</strong>i<strong>on</strong>, and advanced as necessary<br />

for c<strong>on</strong>structi<strong>on</strong> issue purposes.<br />

97. Prior <str<strong>on</strong>g>to</str<strong>on</strong>g> issue <str<strong>on</strong>g>of</str<strong>on</strong>g> the C<strong>on</strong>structi<strong>on</strong> Certific<strong>at</strong>e the applicant shall submit, for approval by the<br />

Principal Certifying Authority (PCA), c<strong>on</strong>structi<strong>on</strong> details and specific<strong>at</strong>i<strong>on</strong>s for the proposed<br />

overland flow c<strong>on</strong>veyance structures through the site. The plans, with all supporting<br />

document<strong>at</strong>i<strong>on</strong>, are <str<strong>on</strong>g>to</str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> prepared by a qualified and experienced civil/hydraulic engineer<br />

who shall recommend an appropri<strong>at</strong>e design s<str<strong>on</strong>g>to</str<strong>on</strong>g>rm event (1:100 year s<str<strong>on</strong>g>to</str<strong>on</strong>g>rm as an absolute<br />

minimum) in order <str<strong>on</strong>g>to</str<strong>on</strong>g> reas<strong>on</strong>ably protect all ground floor units from inund<strong>at</strong>i<strong>on</strong> over the life<br />

<str<strong>on</strong>g>of</str<strong>on</strong>g> the development. Inlet pits for the system <strong>on</strong> the upstream side <str<strong>on</strong>g>of</str<strong>on</strong>g> the basement must <str<strong>on</strong>g>be</str<strong>on</strong>g><br />

loc<strong>at</strong>ed <strong>on</strong> comm<strong>on</strong> property.<br />

98. Prior <str<strong>on</strong>g>to</str<strong>on</strong>g> issue <str<strong>on</strong>g>of</str<strong>on</strong>g> the C<strong>on</strong>structi<strong>on</strong> Certific<strong>at</strong>e the applicant shall submit, for approval by the<br />

Principal Certifying Authority (PCA), c<strong>on</strong>structi<strong>on</strong> details for the proposed method <str<strong>on</strong>g>of</str<strong>on</strong>g><br />

achieving Council requirements for the manda<str<strong>on</strong>g>to</str<strong>on</strong>g>ry re-use <str<strong>on</strong>g>of</str<strong>on</strong>g> w<strong>at</strong>er <strong>on</strong> the property including<br />

general garden irrig<strong>at</strong>i<strong>on</strong>, carwashing, laundry and <str<strong>on</strong>g>to</str<strong>on</strong>g>ilet flushing within each unit. The<br />

necessary plumbing comp<strong>on</strong>ents for re-use, including pumps and back up power supply in the<br />

event <str<strong>on</strong>g>of</str<strong>on</strong>g> blackout, shall <str<strong>on</strong>g>be</str<strong>on</strong>g> shown <strong>on</strong> these plans <str<strong>on</strong>g>to</str<strong>on</strong>g> a detail suitable for install<strong>at</strong>i<strong>on</strong> by the<br />

plumbing services c<strong>on</strong>trac<str<strong>on</strong>g>to</str<strong>on</strong>g>rs. The plans, with all supporting document<strong>at</strong>i<strong>on</strong>, are <str<strong>on</strong>g>to</str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g><br />

prepared by a qualified and experienced civil/hydraulic engineer.<br />
