A mains ong>toong>p-up shall ong>beong> provided for periods ong>ofong> low rainfall, with a void space left for runong>ofong>f song>toong>rage purposes. 59. For song>toong>rmwater control the overland flow path through the site (conveyed through the basement structure) must re-enter the downstream system so that the pre-developed overland flow regimes are maintained without detriment ong>toong> downstream property. This will require the installation ong>ofong> suitable cut-ong>ofong>f structures, re-grading, inlets and/or barriers that direct the overland flows ong>toong> the drainage system in Caithness Street. 60. For song>toong>rmwater control, 200mm wide grated channel/trench drains with heavy-duty removable galvanised grates are ong>toong> ong>beong> strategically placed ong>toong> collect driveway runong>ofong>f and must ong>beong> connected ong>toong> the main song>toong>rmwater drainage system. The channel drain shall have an outlet ong>ofong> minimum diameter 150mm ong>toong> prevent blockage by debris. 61. A maintenance period ong>ofong> six (6) months shall apply ong>toong> all works in the public road reserve carried out by the applicant after works have ong>beong>en completed ong>toong> Council's satisfaction. In that period, the applicant shall ong>beong> liable for any section ong>ofong> the work which fails ong>toong> perform in the manner outlined in Council's specifications, or as would reasonably ong>beong> expected under the operating conditions. 62. Where required, the adjustment or additions ong>ofong> any utility service facilities must ong>beong> carried out by the applicant and in accordance with the requirements ong>ofong> the relevant utility authority. These works shall ong>beong> at no cost ong>toong> Council. It is the Applicants responsibility ong>toong> ascertain impacts ong>ofong> the proposal upon utility services and Council accepts no responsibility for any matter arising from its approval ong>toong> this application involving an influence upon utility services provided by another authority. 63. All public footways and accessways fronting and adjacent ong>toong> the site are ong>toong> ong>beong> maintained in a safe condition at all times during the course ong>ofong> the development works. A safe pedestrian circulation route and a pavement/route free ong>ofong> trip hazards must ong>beong> maintained at all times on or adjacent ong>toong> the public access ways fronting the construction site. Where public infrastructure is damaged, repair works must ong>beong> carried out when and as directed by Council ong>ofong>ficers. Where circulation is diverted on ong>toong> the roadway, clear directional signage and protective barricades must ong>beong> installed in accordance with AS1742-3 1996 “Traffic Control Devices for Work on Roads”. If pedestrian circulation is not satisfacong>toong>rily maintained, and action is not taken promptly ong>toong> rectify the defects, Council may undertake proceedings ong>toong> song>toong>p work. 64. The provision ong>ofong> temporary sediment and erosion control facilities and measures are ong>toong> ong>beong> installed, prior ong>toong> the commencement ong>ofong> any works on the site ong>toong> eliminate unnecessary erosion and loss ong>ofong> sediment. These facilities must ong>beong> maintained in working order during construction works and up ong>toong> the completion ong>ofong> the maintenance period. All sediment traps must ong>beong> cleared on a regular basis and after each major song>toong>rm, and/or as directed by the Principal Certifying Authority and Council ong>ofong>ficers. 65. Driveways and access ramps must ong>beong> designed not ong>toong> scrape the underside ong>ofong> cars. For the purpose ong>ofong> any further plan assessment and works inspections by Council engineers, the corresponding fees set out in Councils adopted Schedule ong>ofong> Fees and Charges are payable ong>toong> Council. A re-inspection fee per visit may ong>beong> charged where work is unprepared at the requested time ong>ofong> inspection, or where remedial work is unsatisfacong>toong>ry and a further inspection is required. Engineering fees must ong>beong> paid in full prior ong>toong> any final sign-ong>ofong>f from Council. 67. The Applicant must obtain a Section 73 Compliance Certificate under the Sydney Water Act 1994. An application must ong>beong> made through an authorised Water Servicing Coordinaong>toong>r. Applicant shall refer ong>toong> “Your Business” section ong>ofong> Sydney Water’s web site at www.sydneywater.com.au then the “e-developer” icon or telephone 13 20 92. Following application a “Notice ong>ofong> Requirements” will detail water and sewer extensions ong>toong> ong>beong> built and charges ong>toong> ong>beong> paid. Please make early contact with the Coordinaong>toong>r, since building ong>ofong> water/sewer extensions can ong>beong> time consuming and may impact on other services and building, driveway or landscape design. 68. During construction, song>toong>rmwater runong>ofong>f must ong>beong> disposed in a controlled manner that is compatible with the erosion and sediment controls on the site. Immediately upon completion ong>ofong> any impervious areas on the site (including roong>ofong>s, driveways, paving) and where the final drainage system is incomplete, the necessary temporary drainage systems shall ong>beong> installed ong>toong> control runong>ofong>f as far as the approved point ong>ofong> song>toong>rmwater discharge. Such measures shall ong>beong> ong>toong> the satisfaction ong>ofong> the Principal Certifying Authority (PCA). 69. Geotechnical aspects ong>ofong> the development works, particularly excavation, support, retention and hydrogeological considerations must ong>beong> undertaken in accordance with the recommendations ong>ofong> the Report on Geotechncal Investigation by Jeffery and Katauskas Consulting Engineers (refer report 18987Vrpt dated 5 th Novemong>beong>r 2004) and the subsequent geotechnical investigations carried out for construction purposes. 70. The geotechnical and hydrogeological works implementation, inspection, testing and moniong>toong>ring program for the construction works must ong>beong> in accordance with the Report on Geotechncal Investigation by Jeffery and Katauskas Consulting Engineers (refer report 18987Vrpt dated 5 th Novemong>beong>r 2004). Over the course ong>ofong> the works a qualified Geotechnical/hydrogeological Engineer must complete the following: − − − Further geotechnical investigations and testing recommended in the above report(s) and as determined necessary, Further moniong>toong>ring and inspection at the hold points recommended in the above report(s) and as determined necessary, Written report(s) including certification(s) ong>ofong> the geotechnical inspection, testing and moniong>toong>ring programs. 71.
