Accordingly, 54% ong>ofong> the building line setback ong>toong> Marian Street will ong>beong> in excess ong>ofong> 13m. The upper floor will ong>beong> recessed from the perimeter ong>ofong> the building, and further setback from the Marian Street frontage by ong>beong>tween 14.3m -22m. The ground floor ong>ofong> the building will ong>beong> largely concealed from the street due ong>toong> the fall ong>ofong> the site away from Marian Street and landscaping within the setback, reducing the overall height ong>ofong> building when viewed from Marian Street. Recession ong>ofong> the central part ong>ofong> the building for up ong>toong> almost 20m (19.8m on northern elevation ong>toong> Marian Street) significantly reduces the perceived building mass by creating two pavilions at either end ong>ofong> the Marian Street elevation rather than reading as one continuous building. Extensive articulation and modelling ong>ofong> the building further assist in breaking up flat wall areas and reduce the bulk ong>ofong> built form ong>toong> the street.
