building footprint. One magnolia soulangeana (Soul’s Magnolia) is <str<strong>on</strong>g>to</str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> transplanted and<br />
incorpor<strong>at</strong>ed within the proposed landscape.<br />
It should <str<strong>on</strong>g>be</str<strong>on</strong>g> noted th<strong>at</strong> an additi<strong>on</strong>al fourteen (14) Eucalyptus saligna (Bluegum) have <str<strong>on</strong>g>be</str<strong>on</strong>g>en<br />
proposed for the site, two <str<strong>on</strong>g>of</str<strong>on</strong>g> which are inappropri<strong>at</strong>ely placed. These can <str<strong>on</strong>g>be</str<strong>on</strong>g> reloc<strong>at</strong>ed <str<strong>on</strong>g>to</str<strong>on</strong>g><br />
more appropri<strong>at</strong>e positi<strong>on</strong>s by c<strong>on</strong>sent c<strong>on</strong>diti<strong>on</strong>s. Other intermedi<strong>at</strong>e sized trees have <str<strong>on</strong>g>be</str<strong>on</strong>g>en<br />
required <str<strong>on</strong>g>to</str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> planted adjacent <str<strong>on</strong>g>to</str<strong>on</strong>g> the site boundaries <str<strong>on</strong>g>to</str<strong>on</strong>g> add <str<strong>on</strong>g>to</str<strong>on</strong>g> the proposed screen planting.<br />
Landscape plan<br />
The landscape plan submitted with the proposal will in time provide a filtered view <str<strong>on</strong>g>of</str<strong>on</strong>g> the<br />
building from the public domain as thirteen (13) large trees are proposed within the two<br />
fr<strong>on</strong>tages. Planting proposed is typical <str<strong>on</strong>g>of</str<strong>on</strong>g> the broader Killara landscape <str<strong>on</strong>g>be</str<strong>on</strong>g>ing n<strong>at</strong>ive endemic<br />
‘canopy’ trees, with an unders<str<strong>on</strong>g>to</str<strong>on</strong>g>rey planting <str<strong>on</strong>g>of</str<strong>on</strong>g> exotic trees and shrubs within formal garden<br />
<str<strong>on</strong>g>be</str<strong>on</strong>g>ds and lawn expanses. The landscape, given the extent <str<strong>on</strong>g>of</str<strong>on</strong>g> development proposed, will in<br />
time maintain some c<strong>on</strong>tinuity and c<strong>on</strong>text <str<strong>on</strong>g>to</str<strong>on</strong>g> the existing landscape character, although the<br />
built form is changing.<br />
It is noted th<strong>at</strong> the proposed garden <str<strong>on</strong>g>be</str<strong>on</strong>g>d adjacent <str<strong>on</strong>g>to</str<strong>on</strong>g> the western site boundary narrows <str<strong>on</strong>g>to</str<strong>on</strong>g> a<br />
minimum 1.0m wide. Given the extent and height <str<strong>on</strong>g>of</str<strong>on</strong>g> the proposed development it is required<br />
th<strong>at</strong> the garden <str<strong>on</strong>g>be</str<strong>on</strong>g>d in this area have a minimum width <str<strong>on</strong>g>of</str<strong>on</strong>g> 2.0metres <str<strong>on</strong>g>to</str<strong>on</strong>g> accommod<strong>at</strong>e<br />
substantial screen planting and trees.<br />
A low sands<str<strong>on</strong>g>to</str<strong>on</strong>g>ne wall is proposed adjacent <str<strong>on</strong>g>to</str<strong>on</strong>g> the Marian St and Caithness St fr<strong>on</strong>tages. This<br />
is c<strong>on</strong>sistent with the existing streetscape character and can <str<strong>on</strong>g>be</str<strong>on</strong>g> supported.<br />
Arborists report<br />
A detailed Arborists report has <str<strong>on</strong>g>be</str<strong>on</strong>g>en submitted with the applic<strong>at</strong>i<strong>on</strong> which details the health<br />
and significance <str<strong>on</strong>g>of</str<strong>on</strong>g> existing trees loc<strong>at</strong>ed <strong>on</strong> site.<br />
Drainage Plan<br />
A revised proposal is <str<strong>on</strong>g>to</str<strong>on</strong>g> place the existing drainage easement within the Marian St road<br />
reserve. Root mapping has <str<strong>on</strong>g>be</str<strong>on</strong>g>en undertaken by the c<strong>on</strong>sulting Arborist and inspected by<br />
Council’s landscape development Officer. Only minor roots were uncovered. These have <str<strong>on</strong>g>be</str<strong>on</strong>g>en<br />
detailed in a report submitted <str<strong>on</strong>g>to</str<strong>on</strong>g> Council. Landscape services are in agreement with the<br />
Arborist, th<strong>at</strong> the trees will not <str<strong>on</strong>g>be</str<strong>on</strong>g> adversely impacted up<strong>on</strong> by the severance <str<strong>on</strong>g>of</str<strong>on</strong>g> these roots.<br />
Other proposed drainage works have <str<strong>on</strong>g>be</str<strong>on</strong>g>en loc<strong>at</strong>ed with landscape c<strong>on</strong>sider<strong>at</strong>i<strong>on</strong> <str<strong>on</strong>g>to</str<strong>on</strong>g> avoid<br />
c<strong>on</strong>flicts.<br />
Deep Soil Areas<br />
The reloc<strong>at</strong>i<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> the drainage easement within the Marian St road reserve overcomes<br />
previous c<strong>on</strong>cerns with regard <str<strong>on</strong>g>to</str<strong>on</strong>g> deep soil landscaping areas.<br />
The applic<strong>at</strong>i<strong>on</strong> can <str<strong>on</strong>g>be</str<strong>on</strong>g> supported with c<strong>on</strong>diti<strong>on</strong>s.’<br />
