The site has a 77.8m frontage <strong>to</strong> Marian Street and a secondary 50.3m frontage <strong>to</strong> Caithness Street. The site has a <strong>to</strong>tal area <strong>of</strong> 3628m 2 and a cross-fall <strong>of</strong> 4m from the south-west corner <strong>to</strong> the north-east corner. A 1.22m wide drainage easement traverses Lots 1 & 2 from north <strong>to</strong> south-east. The site comprises three allotments as follows: 26 Marian Street – Lot 5 in DP 310770 28 Marian Street – Lot 2 in DP 378243 30 Marian Street – Lot 1 in DP378243 Num<strong>be</strong>r 26 Marian Street, is a corner site and has a secondary frontage <strong>to</strong> Caithness Street. The site is currently occupied by a two s<strong>to</strong>rey dwelling built c.1950. Vehicular access <strong>to</strong> the site is via an 8m wide driveway <strong>of</strong>f Caithness Street. The site contains several mature trees, the most significant <strong>be</strong>ing two 24m high Sydney Blue Gum located on the Marian Street boundary. Num<strong>be</strong>r 28 Marian Street contains a large single s<strong>to</strong>rey dwelling built c.1970. A two car garage is accessible via a concrete driveway <strong>of</strong>f Marian Street. This site contains a 24m high Sydney Blue Gum located in the north-west corner. Num<strong>be</strong>r 30 Marian Street is occupied by a single s<strong>to</strong>rey dwelling built c.1950. The dwelling is set back 10m from Marian Street. The site contains several mature trees at the rear. The site is bound <strong>to</strong> the south and west by allotments zoned Residential 2(d3) which allows for multi-unit development. The site is located 50m from Pacific Highway <strong>to</strong> the west and 500m from the Killara Railway Station <strong>to</strong> the east. Num<strong>be</strong>r 26 Marian Street occupied by a two-s<strong>to</strong>rey dwelling with vehicular access from Caithness Street.
