7. The Pacific Highway is <str<strong>on</strong>g>to</str<strong>on</strong>g> remain a primary street address for buildings loc<strong>at</strong>ed <strong>at</strong> the<br />

northern end <str<strong>on</strong>g>of</str<strong>on</strong>g> the site<br />

The elev<strong>at</strong>i<strong>on</strong>al tre<strong>at</strong>ment <str<strong>on</strong>g>to</str<strong>on</strong>g> Pacific Highway is sufficiently articul<strong>at</strong>ed and its sense <str<strong>on</strong>g>of</str<strong>on</strong>g> address <str<strong>on</strong>g>to</str<strong>on</strong>g><br />

th<strong>at</strong> road is c<strong>on</strong>sidered acceptable.<br />

8. The impact <strong>on</strong> adjoining properties will <str<strong>on</strong>g>be</str<strong>on</strong>g> minimised by:<br />

(a) Loc<strong>at</strong>ing new buildings away from the interface boundaries<br />

(b) Maintaining significant veget<strong>at</strong>i<strong>on</strong> <strong>at</strong> the interface boundaries.<br />

Not applicable, the property does not have any interface boundaries.<br />

9. Adequ<strong>at</strong>e internal amenity <str<strong>on</strong>g>of</str<strong>on</strong>g> apartments will <str<strong>on</strong>g>be</str<strong>on</strong>g> provided by:<br />

(a) Minimising single orient<strong>at</strong>i<strong>on</strong> apartments facing north/north east <strong>on</strong> the lower slopes or<br />

against steep cut embankments<br />

Adequ<strong>at</strong>e amenity is provided and <strong>on</strong>ly three single aspect units have a southern orient<strong>at</strong>i<strong>on</strong>.<br />

10. Manage the impacts <str<strong>on</strong>g>of</str<strong>on</strong>g> site c<strong>on</strong>structi<strong>on</strong> in rel<strong>at</strong>i<strong>on</strong> <str<strong>on</strong>g>to</str<strong>on</strong>g> soil levels, tree protecti<strong>on</strong>, hydrology<br />

and soil erosi<strong>on</strong> by:<br />

(a) Providing a detailed c<strong>on</strong>structi<strong>on</strong> plan identifying c<strong>on</strong>structi<strong>on</strong> processes and methods<br />

addressing the relevant design principles.<br />

Council’s Development Engineer is s<strong>at</strong>isfied this m<strong>at</strong>ter could <str<strong>on</strong>g>be</str<strong>on</strong>g> addressed by means <str<strong>on</strong>g>of</str<strong>on</strong>g> a c<strong>on</strong>diti<strong>on</strong><br />

requiring a C<strong>on</strong>structi<strong>on</strong> Management Plan <str<strong>on</strong>g>to</str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> submitted <str<strong>on</strong>g>be</str<strong>on</strong>g>fore the commencement <str<strong>on</strong>g>of</str<strong>on</strong>g> works.<br />

Development C<strong>on</strong>trol Plan 31 - Access<br />

M<strong>at</strong>ters for assessment under DCP 31 have <str<strong>on</strong>g>be</str<strong>on</strong>g>en taken in<str<strong>on</strong>g>to</str<strong>on</strong>g> account in the assessment <str<strong>on</strong>g>of</str<strong>on</strong>g> this<br />

applic<strong>at</strong>i<strong>on</strong> against DCP 55.<br />

Development C<strong>on</strong>trol Plan 40 - C<strong>on</strong>structi<strong>on</strong> and Demoliti<strong>on</strong> Waste Management<br />

M<strong>at</strong>ters for assessment under DCP 40 have <str<strong>on</strong>g>be</str<strong>on</strong>g>en taken in<str<strong>on</strong>g>to</str<strong>on</strong>g> account in the assessment <str<strong>on</strong>g>of</str<strong>on</strong>g> this<br />

applic<strong>at</strong>i<strong>on</strong> against DCP 55.<br />

Development C<strong>on</strong>trol Plan No 43 - Car Parking<br />

M<strong>at</strong>ters for assessment under DCP 43 have <str<strong>on</strong>g>be</str<strong>on</strong>g>en taken in<str<strong>on</strong>g>to</str<strong>on</strong>g> account in the assessment <str<strong>on</strong>g>of</str<strong>on</strong>g> this<br />

applic<strong>at</strong>i<strong>on</strong> against DCP 55 and the proposal is s<strong>at</strong>isfac<str<strong>on</strong>g>to</str<strong>on</strong>g>ry in this regard.<br />
