The submitters made the following comments:<br />

General<br />

Unit developments are not welcome in Turramurra, which is a green and leafy area with no<br />

block developments.<br />

LEP194 provides for multi-unit development within Turramurra, which will enable housing choice<br />

and for families <str<strong>on</strong>g>to</str<strong>on</strong>g> stay within the area. The primary c<strong>on</strong>sider<strong>at</strong>i<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> LEP194 is the retenti<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g><br />

leafy suburbs while providing for multi-unit development. This can <str<strong>on</strong>g>be</str<strong>on</strong>g> <strong>at</strong>tained with good design.<br />

The applic<strong>at</strong>i<strong>on</strong> fails <str<strong>on</strong>g>to</str<strong>on</strong>g> address the high possibility th<strong>at</strong> the loc<strong>at</strong>i<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> the units, <str<strong>on</strong>g>be</str<strong>on</strong>g>ing directly<br />

opposite Warrawee School, may <strong>at</strong>tract those who prey <strong>on</strong> young children.<br />

The development will provide for a wider range <str<strong>on</strong>g>of</str<strong>on</strong>g> housing choice within the locality, will provide<br />

for additi<strong>on</strong>al surveillance <str<strong>on</strong>g>of</str<strong>on</strong>g> Finlay Road and may provide for families whose children <strong>at</strong>tend<br />

Warrawee School. C<strong>on</strong>cerns th<strong>at</strong> the development would <str<strong>on</strong>g>be</str<strong>on</strong>g> <strong>at</strong>tractive <str<strong>on</strong>g>to</str<strong>on</strong>g> pedophiles are unfounded.<br />

The loss <str<strong>on</strong>g>of</str<strong>on</strong>g> value <str<strong>on</strong>g>to</str<strong>on</strong>g> properties surrounding the site.<br />

This is not a valid development assessment c<strong>on</strong>sider<strong>at</strong>i<strong>on</strong>.<br />

It would <str<strong>on</strong>g>be</str<strong>on</strong>g> inappropri<strong>at</strong>e for Council <str<strong>on</strong>g>to</str<strong>on</strong>g> approve a development which compromises the design<br />

objectives and c<strong>on</strong>trols <str<strong>on</strong>g>of</str<strong>on</strong>g> DCP55 and in doing so set a precedent for further development in the<br />

area.<br />

Agreed.<br />

The stability <str<strong>on</strong>g>of</str<strong>on</strong>g> the land should <str<strong>on</strong>g>be</str<strong>on</strong>g> examined carefully. The site is steep and subject <str<strong>on</strong>g>to</str<strong>on</strong>g> mass<br />

wasting <strong>on</strong>ce veget<strong>at</strong>i<strong>on</strong> is removed.<br />

This has <str<strong>on</strong>g>be</str<strong>on</strong>g>en addressed by Council’s Development Engineer and is detailed <str<strong>on</strong>g>be</str<strong>on</strong>g>low.<br />

Heritage<br />

The development adjoins a substantially intact heritage listed property <strong>at</strong> 1458 Pacific Highway.<br />

Careful c<strong>on</strong>sider<strong>at</strong>i<strong>on</strong> should <str<strong>on</strong>g>be</str<strong>on</strong>g> given <str<strong>on</strong>g>to</str<strong>on</strong>g> appropri<strong>at</strong>e setbacks and scale rel<strong>at</strong>i<strong>on</strong>ship <str<strong>on</strong>g>be</str<strong>on</strong>g>tween the<br />

proposed development and the heritage item.<br />

This issue is addressed within the report.<br />

Streetscape<br />

The development does not comply with the required 12 metre setback, does not allow for<br />

appropri<strong>at</strong>e screen planting and will <str<strong>on</strong>g>be</str<strong>on</strong>g> highly visible from Finlay Road.<br />

This issue is addressed within the report.<br />

The proposal exceeds the rear setback provisi<strong>on</strong>s <str<strong>on</strong>g>of</str<strong>on</strong>g> DCP55 which may have implic<strong>at</strong>i<strong>on</strong>s for the<br />

future development <str<strong>on</strong>g>of</str<strong>on</strong>g> the adjoining site.<br />

This issue is addressed within the report.<br />

The development fr<strong>on</strong>tage <str<strong>on</strong>g>of</str<strong>on</strong>g> 60 metres well exceeds the <str<strong>on</strong>g>council</str<strong>on</strong>g> requirement <str<strong>on</strong>g>of</str<strong>on</strong>g> 36m and will<br />

have c<strong>on</strong>sequent impact <strong>on</strong> streetscape.<br />
