Zoning: The Residential 2(d3) zoning extends eastwards from the site, but does not extend ong>toong> the north or south. Immediately ong>toong> the north, at the intersection ong>ofong> Pacific Highway and Finlay Road, No.1458 Pacific Highway is heritage listed and zoned Residential 2(c). To the south ong>ofong> the site, is the Residential 2(c2) zone. This zone does not provide for apartment buildings but does allow for apartment conversions and limited dual occupancies. Immediately ong>toong> the east ong>ofong> the property is another proposed development site. This site is known as ‘Bluegums’ and is subject ong>toong> a separate Development Application – DA0077/05. The application proposes a ong>toong>tal ong>ofong> 150 dwellings set in a circular configuration. The building is proposed ong>toong> ong>beong> sited at varying distances from Finlay Road, with a minimum setback ong>ofong> 9.0 metres. A minimum setback ong>ofong> 9.0 metres has ong>beong>en provided ong>toong> the closest northern boundary adjoining 1458 Pacific Highway.
