The site is known as 2-4A Finlay Road Turramurra and is comprised <str<strong>on</strong>g>of</str<strong>on</strong>g> three separ<strong>at</strong>e lots. The site<br />

is loc<strong>at</strong>ed <strong>on</strong> the eastern side <str<strong>on</strong>g>of</str<strong>on</strong>g> Finlay Road, <strong>on</strong>e property south <str<strong>on</strong>g>of</str<strong>on</strong>g> Pacific Highway.<br />

The site is rectangular in shape and has an area <str<strong>on</strong>g>of</str<strong>on</strong>g> approxim<strong>at</strong>ely 3083m 2 , with a <str<strong>on</strong>g>to</str<strong>on</strong>g>tal western<br />

fr<strong>on</strong>tage <str<strong>on</strong>g>of</str<strong>on</strong>g> 83 metres <str<strong>on</strong>g>to</str<strong>on</strong>g> Finlay Road. The northern boundary adjoins a heritage property <strong>at</strong> No.<br />

1458 Pacific Highway and has a <str<strong>on</strong>g>to</str<strong>on</strong>g>tal length <str<strong>on</strong>g>of</str<strong>on</strong>g> 44.5 metres. The eastern boundary is approxim<strong>at</strong>ely<br />

78 metres in length and adjoins a further development site known as ‘Bluegums’ (DA0077/05,<br />

lodged 1 February <strong>2005</strong>). The southern boundary <str<strong>on</strong>g>to</str<strong>on</strong>g>tals 38.5 metres in length and fr<strong>on</strong>ts a<br />

residential property z<strong>on</strong>ed as Residential 2(c2).<br />

The site slopes from the north-western corner <str<strong>on</strong>g>of</str<strong>on</strong>g> the property <str<strong>on</strong>g>to</str<strong>on</strong>g> the south-eastern corner, with a<br />

grade <str<strong>on</strong>g>of</str<strong>on</strong>g> approxim<strong>at</strong>ely 18% (from RL180.70 <str<strong>on</strong>g>to</str<strong>on</strong>g> RL159.80).<br />

The land has <str<strong>on</strong>g>be</str<strong>on</strong>g>en identified by Council <str<strong>on</strong>g>to</str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> loc<strong>at</strong>ed within the Sydney Blue Gum High Forest,<br />

and endangered ecological community under the Thre<strong>at</strong>ened Species C<strong>on</strong>serv<strong>at</strong>i<strong>on</strong> Act 1995. There<br />

are a num<str<strong>on</strong>g>be</str<strong>on</strong>g>r <str<strong>on</strong>g>of</str<strong>on</strong>g> trees <strong>on</strong> the site.<br />

Num<str<strong>on</strong>g>be</str<strong>on</strong>g>r 2 Finlay Road supports a <strong>on</strong>e and two s<str<strong>on</strong>g>to</str<strong>on</strong>g>rey dwelling house.<br />

Num<str<strong>on</strong>g>be</str<strong>on</strong>g>r 4 Finlay Road supports a two s<str<strong>on</strong>g>to</str<strong>on</strong>g>rey dwelling house.<br />

Num<str<strong>on</strong>g>be</str<strong>on</strong>g>r 4A Finlay Road supports a two s<str<strong>on</strong>g>to</str<strong>on</strong>g>rey dwelling house. A carport is loc<strong>at</strong>ed <str<strong>on</strong>g>to</str<strong>on</strong>g> the fr<strong>on</strong>t <str<strong>on</strong>g>of</str<strong>on</strong>g><br />

the dwelling.<br />

All <str<strong>on</strong>g>of</str<strong>on</strong>g> the dwellings have similar fr<strong>on</strong>t setbacks from the Finlay Road boundary <str<strong>on</strong>g>of</str<strong>on</strong>g> 9-10 metres.<br />

The titles are not affected by any easements or w<strong>at</strong>ercourses. The site is not loc<strong>at</strong>ed within any<br />

c<strong>on</strong>serv<strong>at</strong>i<strong>on</strong> area, nor is the site subject <str<strong>on</strong>g>to</str<strong>on</strong>g> any heritage listing or bushfire restricti<strong>on</strong>s.<br />
