The site is known as 2-4A Finlay Road Turramurra and is comprised <strong>of</strong> three separate lots. The site
is located on the eastern side <strong>of</strong> Finlay Road, one property south <strong>of</strong> Pacific Highway.
The site is rectangular in shape and has an area <strong>of</strong> approximately 3083m 2 , with a <strong>to</strong>tal western
frontage <strong>of</strong> 83 metres <strong>to</strong> Finlay Road. The northern boundary adjoins a heritage property at No.
1458 Pacific Highway and has a <strong>to</strong>tal length <strong>of</strong> 44.5 metres. The eastern boundary is approximately
78 metres in length and adjoins a further development site known as ‘Bluegums’ (DA0077/05,
lodged 1 February 2005). The southern boundary <strong>to</strong>tals 38.5 metres in length and fronts a
residential property zoned as Residential 2(c2).
The site slopes from the north-western corner <strong>of</strong> the property <strong>to</strong> the south-eastern corner, with a
grade <strong>of</strong> approximately 18% (from RL180.70 <strong>to</strong> RL159.80).
The land has <strong>be</strong>en identified by Council <strong>to</strong> <strong>be</strong> located within the Sydney Blue Gum High Forest,
and endangered ecological community under the Threatened Species Conservation Act 1995. There
are a num<strong>be</strong>r <strong>of</strong> trees on the site.
Num<strong>be</strong>r 2 Finlay Road supports a one and two s<strong>to</strong>rey dwelling house.
Num<strong>be</strong>r 4 Finlay Road supports a two s<strong>to</strong>rey dwelling house.
Num<strong>be</strong>r 4A Finlay Road supports a two s<strong>to</strong>rey dwelling house. A carport is located <strong>to</strong> the front <strong>of</strong>
the dwelling.
All <strong>of</strong> the dwellings have similar front setbacks from the Finlay Road boundary <strong>of</strong> 9-10 metres.
The titles are not affected by any easements or watercourses. The site is not located within any
conservation area, nor is the site subject <strong>to</strong> any heritage listing or bushfire restrictions.
