The s<str<strong>on</strong>g>to</str<strong>on</strong>g>rmw<strong>at</strong>er management plan has not <str<strong>on</strong>g>be</str<strong>on</strong>g>en provided <str<strong>on</strong>g>to</str<strong>on</strong>g> the level<br />

<str<strong>on</strong>g>of</str<strong>on</strong>g> detail as required within Appendix 13 <str<strong>on</strong>g>of</str<strong>on</strong>g> Council’s DCP 47 W<strong>at</strong>er<br />

Management, including: separ<strong>at</strong>e s<str<strong>on</strong>g>to</str<strong>on</strong>g>rage <str<strong>on</strong>g>of</str<strong>on</strong>g> rainw<strong>at</strong>er and<br />

s<str<strong>on</strong>g>to</str<strong>on</strong>g>rmw<strong>at</strong>er, w<strong>at</strong>er quality measures, c<strong>on</strong>cept design for the proposed<br />

interallotment drainage through 1456a and 1454 Pacific Highway as<br />

requested by Council’s Landscape Development Officer within the<br />

pre-development applic<strong>at</strong>i<strong>on</strong> <str<strong>on</strong>g>meeting</str<strong>on</strong>g>, pipes laid outside deep soil<br />

z<strong>on</strong>e, w<strong>at</strong>er balance <str<strong>on</strong>g>to</str<strong>on</strong>g> dem<strong>on</strong>str<strong>at</strong>e <strong>at</strong>tenu<strong>at</strong>i<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> discharge, or the<br />

provisi<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> an <strong>on</strong> site detenti<strong>on</strong> comp<strong>on</strong>ent.<br />

The plans provided are difficult <str<strong>on</strong>g>to</str<strong>on</strong>g> ascertain levels <str<strong>on</strong>g>of</str<strong>on</strong>g> the floors from<br />

n<strong>at</strong>ural ground level. Levels from n<strong>at</strong>ural ground level are not<br />

provided in secti<strong>on</strong>s <strong>at</strong> critical points over the building.<br />

Particulars:<br />

(a) For instance, <strong>at</strong> the point <str<strong>on</strong>g>of</str<strong>on</strong>g> the northern-most lift the levels<br />

from the survey as compared <str<strong>on</strong>g>to</str<strong>on</strong>g> the elev<strong>at</strong>i<strong>on</strong>s would suggest a<br />

level <str<strong>on</strong>g>of</str<strong>on</strong>g> gre<strong>at</strong>er than 1.2 metres for basement 1. This results in<br />

a c<strong>on</strong>sequent seventh floor (depicted as ‘ro<str<strong>on</strong>g>of</str<strong>on</strong>g> level’), for which<br />

a SEPP1 would need <str<strong>on</strong>g>to</str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> provided. An elev<strong>at</strong>i<strong>on</strong> through this<br />

critical point needs <str<strong>on</strong>g>to</str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g> provided <str<strong>on</strong>g>to</str<strong>on</strong>g> clarify this apparent n<strong>on</strong>compliance.<br />
