The Construction Management Plan has not indicated the Location <strong>of</strong>
Works Zone, on site parking for employees and tradesmen (if
available), construction vehicle routes <strong>to</strong> and from the west, and
correct hours <strong>of</strong> work.
The s<strong>to</strong>rmwater management plan has not <strong>be</strong>en provided <strong>to</strong> the level
<strong>of</strong> detail as required within Appendix 13 <strong>of</strong> Council’s DCP 47 Water
Management, including: separate s<strong>to</strong>rage <strong>of</strong> rainwater and
s<strong>to</strong>rmwater, water quality measures, concept design for the proposed
interallotment drainage through 1456a and 1454 Pacific Highway as
requested by Council’s Landscape Development Officer within the
pre-development application <strong>meeting</strong>, pipes laid outside deep soil
zone, water balance <strong>to</strong> demonstrate attenuation <strong>of</strong> discharge, or the
provision <strong>of</strong> an on site detention component.
The plans provided are difficult <strong>to</strong> ascertain levels <strong>of</strong> the floors from
natural ground level. Levels from natural ground level are not
provided in sections at critical points over the building.
Particulars:
(a) For instance, at the point <strong>of</strong> the northern-most lift the levels
from the survey as compared <strong>to</strong> the elevations would suggest a
level <strong>of</strong> greater than 1.2 metres for basement 1. This results in
a consequent seventh floor (depicted as ‘ro<strong>of</strong> level’), for which
a SEPP1 would need <strong>to</strong> <strong>be</strong> provided. An elevation through this
critical point needs <strong>to</strong> <strong>be</strong> provided <strong>to</strong> clarify this apparent noncompliance.
