<str<strong>on</strong>g>be</str<strong>on</strong>g> retained. This will require some alter<strong>at</strong>i<strong>on</strong> <str<strong>on</strong>g>to</str<strong>on</strong>g> the proposed<br />

landscape works/turf area.<br />

The proposed swimming pool loc<strong>at</strong>ed in the south east site corner has<br />

a setback <str<strong>on</strong>g>of</str<strong>on</strong>g> approxim<strong>at</strong>ely 1.4m <str<strong>on</strong>g>to</str<strong>on</strong>g> the w<strong>at</strong>er line. To maximise<br />

landscape amenity and deep soil landscaping it is required th<strong>at</strong> the<br />

proposed pool have a minimum 2.0m setback from site boundaries <str<strong>on</strong>g>to</str<strong>on</strong>g><br />

the outer coping edge.<br />

RESIDENTIAL AMENITY<br />

v. The proposed development fails <str<strong>on</strong>g>to</str<strong>on</strong>g> provide for adequ<strong>at</strong>e open space<br />

with dimensi<strong>on</strong>s in accordance with DCP55. In particular, units D11,<br />

D12, D13, C11, C21, A21, A31, D21 and D31 are undersized or have<br />

minimal widths (Refer: DCP55, Part 4.5, C<strong>on</strong>trols C-1, C-2, C-4).<br />

SITE ACCESS<br />

The raised pedestrian entry ramps are <str<strong>on</strong>g>of</str<strong>on</strong>g> minimum width with no<br />

landing. This will prevent pedestrian access al<strong>on</strong>g the fr<strong>on</strong>tage <str<strong>on</strong>g>of</str<strong>on</strong>g> this<br />

site, particularly if a vehicle is parked <strong>on</strong> Finlay Road.<br />

PARKING<br />

The proposed level <str<strong>on</strong>g>of</str<strong>on</strong>g> visi<str<strong>on</strong>g>to</str<strong>on</strong>g>r parking fails <str<strong>on</strong>g>to</str<strong>on</strong>g> comply with the<br />

requirements <str<strong>on</strong>g>of</str<strong>on</strong>g> LEP194. Eleven spaces are required, whereas ten<br />

have <str<strong>on</strong>g>be</str<strong>on</strong>g>en provided. No SEPP1 has <str<strong>on</strong>g>be</str<strong>on</strong>g>en submitted. (Refer: LEP194,<br />

Secti<strong>on</strong> 25J(2)(b)‘<strong>on</strong>e space is provided for every 4 dwellings or part<br />

there<str<strong>on</strong>g>of</str<strong>on</strong>g>’).<br />

INADEQUATE INFORMATION/PLAN INCONSISTENCIES<br />

The C<strong>on</strong>cept S<str<strong>on</strong>g>to</str<strong>on</strong>g>rmw<strong>at</strong>er Drainage & On-site Retenti<strong>on</strong> Details Plan<br />

submitted with the applic<strong>at</strong>i<strong>on</strong> shows a 1.5m wide drainage easement<br />

through the adjoining property <str<strong>on</strong>g>to</str<strong>on</strong>g> discharge in<str<strong>on</strong>g>to</str<strong>on</strong>g> the existing n<strong>at</strong>ural<br />

overland flow p<strong>at</strong>h. This area <str<strong>on</strong>g>of</str<strong>on</strong>g> the adjoining site has not <str<strong>on</strong>g>be</str<strong>on</strong>g>en<br />

surveyed and the loc<strong>at</strong>i<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> existing trees and veget<strong>at</strong>i<strong>on</strong> has not<br />

accur<strong>at</strong>ely <str<strong>on</strong>g>be</str<strong>on</strong>g>en undertaken. Further inform<strong>at</strong>i<strong>on</strong> is necessary <str<strong>on</strong>g>to</str<strong>on</strong>g><br />

determine the potential adverse impacts <strong>on</strong> existing trees <str<strong>on</strong>g>of</str<strong>on</strong>g> the<br />

drainage easement.<br />

The submitted Arborists Report is uns<strong>at</strong>isfac<str<strong>on</strong>g>to</str<strong>on</strong>g>ry as it does not provide<br />

sufficient detail <str<strong>on</strong>g>to</str<strong>on</strong>g> fully assess and loc<strong>at</strong>e the existing trees <strong>on</strong> site and<br />

the impacts <str<strong>on</strong>g>of</str<strong>on</strong>g> the associ<strong>at</strong>ed works. A revised Arborists Report is<br />

required (further details are provided within the St<strong>at</strong>ement <str<strong>on</strong>g>of</str<strong>on</strong>g> Basic<br />

Facts).<br />
