Secti<strong>on</strong> 94 C<strong>on</strong>tributi<strong>on</strong>s<br />

Council has adopted Secti<strong>on</strong> 94 c<strong>on</strong>tributi<strong>on</strong> plans in respect <str<strong>on</strong>g>of</str<strong>on</strong>g> the following:<br />

New residential development th<strong>at</strong> occurs after 30 June 2004<br />

On 22 June 2004 Council adopted a new Residential Development Secti<strong>on</strong> 94 plan. This<br />

plan applies <str<strong>on</strong>g>to</str<strong>on</strong>g> all forms <str<strong>on</strong>g>of</str<strong>on</strong>g> new residential development including single dwelling<br />

houses, residential fl<strong>at</strong> buildings, units, villas, <str<strong>on</strong>g>to</str<strong>on</strong>g>wnhouses, dual occupancies, land<br />

subdivisi<strong>on</strong>s for residential purposes and development under St<strong>at</strong>e Envir<strong>on</strong>mental<br />

Planning Policy (Seniors Living).<br />

The primary purpose <str<strong>on</strong>g>of</str<strong>on</strong>g> this plan is <str<strong>on</strong>g>to</str<strong>on</strong>g> enable Council <str<strong>on</strong>g>to</str<strong>on</strong>g> require a c<strong>on</strong>tributi<strong>on</strong> <str<strong>on</strong>g>to</str<strong>on</strong>g>wards<br />

the provisi<strong>on</strong>, extensi<strong>on</strong> or augment<strong>at</strong>i<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g>:<br />

Community Facilities.<br />

Recre<strong>at</strong>i<strong>on</strong> facilities and Open Space.<br />

Traffic, pedestrian and cycleway facilities.<br />

Public domain improvements.<br />

Administr<strong>at</strong>i<strong>on</strong>.<br />

Th<strong>at</strong> will, or are likely <str<strong>on</strong>g>to</str<strong>on</strong>g> <str<strong>on</strong>g>be</str<strong>on</strong>g>, required as a c<strong>on</strong>sequence <str<strong>on</strong>g>of</str<strong>on</strong>g> residential development in<br />

the area.<br />

Commercial/Retail Development<br />

Where a new development is proposed, Council's levy is made up <str<strong>on</strong>g>of</str<strong>on</strong>g>:<br />

Pymble (Alma Street)<br />

Roseville (Larkin Lane)<br />

Wahro<strong>on</strong>ga<br />

West Lindfield Business Centre<br />

Gord<strong>on</strong><br />

Council must use any c<strong>on</strong>tributi<strong>on</strong>s received, <str<strong>on</strong>g>to</str<strong>on</strong>g>gether with investment income from<br />

those c<strong>on</strong>tributi<strong>on</strong>s, for the purpose for which the c<strong>on</strong>tributi<strong>on</strong> was made.<br />
