S<strong>in</strong>ce <strong>in</strong> 2007 <strong>the</strong> Austrian bausparkasse Raiffeisen Bank Bausparkasse<br />
absorbed <strong>the</strong> bausparkasse Hypo Stavebni Sporitelna, 5<br />
bausparkassen successfully rema<strong>in</strong> <strong>in</strong> <strong>the</strong> <strong>Czech</strong> hous<strong>in</strong>g f<strong>in</strong>ance<br />
bus<strong>in</strong>ess. More than every second <strong>Czech</strong> citizen actually is an<br />
enthusiastic bauspar client. In terms of <strong>the</strong> fraction of bauspar clients,<br />
<strong>the</strong> <strong>Czech</strong> <strong>Re<strong>pub</strong>lic</strong> even outperforms <strong>the</strong> bauspar system’s<br />
country of orig<strong>in</strong>, Germany. Only Austria shows a higher portion of<br />
citizens that are bauspar clients.<br />
In terms of quantity, <strong>the</strong> <strong>Czech</strong> <strong>Re<strong>pub</strong>lic</strong> features even more<br />
Bauspar customers than does Austria. Only <strong>in</strong> Germany <strong>the</strong>re are<br />
more customers.<br />
Bauspar sav<strong>in</strong>gs amount to 16,6% of f<strong>in</strong>ancial assets <strong>in</strong> <strong>the</strong><br />
<strong>Czech</strong> <strong>Re<strong>pub</strong>lic</strong>. More than 1.3 million mortgage loans correspond<strong>in</strong>g<br />
to over 7.9 billion Euros have been assigned s<strong>in</strong>ce <strong>the</strong><br />
system‘s implementation. 172,000 dwell<strong>in</strong>gs have been f<strong>in</strong>anced<br />
us<strong>in</strong>g bauspar loans. That means, every second dwell<strong>in</strong>g has<br />
been constructed or purchased via <strong>Bausparen</strong>.<br />
The five operat<strong>in</strong>g bausparkassen are adm<strong>in</strong>ister<strong>in</strong>g about 6 million<br />
contracts worth 46 billion Euros.<br />
The biggest <strong>Czech</strong> bausparkasse CMSS is a subsidiary of <strong>the</strong><br />
German bausparkasse Schwäbisch Hall. It was able to underwrite<br />
more than 305.000 new bauspar contracts worth 2.9 billion Euros<br />
<strong>in</strong> 2006 alone.

Accord<strong>in</strong>g to demographic studies <strong>the</strong> biggest share of bauspar<br />
customers is <strong>the</strong> one of those aged 15 to 24 and it amounts to<br />
about 68% of <strong>the</strong> respective age cohort. <strong>Bausparen</strong> is particularly<br />
popular among young families. This trend is verifiable <strong>in</strong> many<br />
o<strong>the</strong>r countries as well. It shows that <strong>the</strong> bauspar system especially<br />
benefits those population groups that, without <strong>the</strong> bauspar<br />
system, would face problems obta<strong>in</strong><strong>in</strong>g hous<strong>in</strong>g f<strong>in</strong>ance.<br />
The <strong>Czech</strong> Bauspar association AČSS is expect<strong>in</strong>g fur<strong>the</strong>r growth<br />
potential for <strong>the</strong> bauspar bus<strong>in</strong>ess <strong>in</strong> <strong>the</strong> <strong>Czech</strong> <strong>Re<strong>pub</strong>lic</strong>. The<br />
share of bauspar loans is still <strong>in</strong>creas<strong>in</strong>g. The <strong>Czech</strong> <strong>Re<strong>pub</strong>lic</strong> as a<br />
transition country disposes of a considerably high hous<strong>in</strong>g stock.<br />
However, thousands of condos and houses rema<strong>in</strong> <strong>in</strong> need of<br />
renovations and modernizations. Accord<strong>in</strong>gly, <strong>Czech</strong>s show a<br />
great <strong>in</strong>terest <strong>in</strong> moderniz<strong>in</strong>g <strong>the</strong>ir dwell<strong>in</strong>gs. Most of <strong>the</strong>m rely on<br />
bauspar loans for smaller renovations or modifications as <strong>the</strong><br />
graphic to <strong>the</strong> left <strong>in</strong>duces. The share of new build<strong>in</strong>g construction<br />
amounts to about 20%. A lot more important is <strong>the</strong> acquisition of<br />
property (36%) and its modernization/renovation (32%). The bauspar<br />
system is especially suitable for <strong>the</strong> latter because bausparkassen<br />
are, <strong>in</strong> comparison to o<strong>the</strong>r <strong>in</strong>stitutions, able to offer<br />
smaller loan amounts at reasonable conditions and prices. This is<br />
why <strong>the</strong> <strong>Czech</strong> bauspar association also assumes a great growth<br />
potential for <strong>the</strong> bausparkassen <strong>in</strong> <strong>the</strong> <strong>Czech</strong> <strong>Re<strong>pub</strong>lic</strong>.<br />
Given <strong>the</strong> quite positive development of <strong>the</strong> bauspar bus<strong>in</strong>ess <strong>in</strong><br />
<strong>the</strong> <strong>Czech</strong> <strong>Re<strong>pub</strong>lic</strong>, <strong>the</strong> European Federation of Build<strong>in</strong>g Societies<br />
organized its XV European Congress <strong>in</strong> Prague <strong>in</strong> October<br />
