horses. The tradition of managed growth continues as many high-quality companies have discovered Goochland to be well located with an excellent quality of life. In efforts to accept growth, a sewer and water service district has been established in the eastern end of the County, generally between the Henrico County line and Rt. 623, Hockett Rd, north of Rt. 6, Patterson Ave. This district is designed to absorb the bulk of new commercial and industrial growth in the County, and to guide the direction of this type of development for the future. Table 7 illustrates zoning classifications corresponding to these land uses. This table also reveals the amount of land in the County devoted to each major use, both in terms of acres and as a percent of total land. Over ninety percent of the total land in Goochland is either forest or is devoted to agriculture. Table 8 illustrates decreasing farmland in Goochland. In 1969 there were 74,674 acres recorded for agricultural use. From 1982 to 1987, the number of farms has decreased, with the 1987 Agricultural Census showing only 253 farms averaging 229 acres in size. The 1992 Agricultural Census showed 232 farms averaging 222 acres. In 1997, there were only 46,789 acres recorded, consisting of 229 farms averaging 204 acres - this supports the general decline in acres devoted to farming since 1969. This decrease in acreage devoted to agriculture in recent years is due mainly to abandonment of some farm operations and the resulting subdivision and development for non-farm purposes, A Master Plan for Courthouse Village Page 9 of 96 Spring, 2006 Goochland County
especially residential. Even though acreage is declining, agriculture remains as the principal single industry in the county. The total market value of all agricultural products sold in Goochland County was $6,857,000 in 1997, a net increase of 44.3 percent from $4,751,000 in 1992. Agricultural will remain important for the local economy for years to come. Intense development and higher density growth may be directed to the major villages in an effort to economically provide public services and protect the valuable agricultural land areas and the rural atmosphere of Goochland County (Goochland, 2003).
