4.1<br />
In the interests of highway safety / to ensure the car park is drained in a<br />
satisfactory manner.<br />
3. No more than 3 doctors shall work at the hereby approved doctors surgery at<br />
any one time.<br />
To ensure the surgery does not operate in a way which would lead to<br />
excessive parking demands which would be detrimental to the amenities of<br />
the surrounding area.<br />
4. For the avoidance of doubt 21 car parking spaces within the hereby approved<br />
car park shall be allocated and retained for use by the doctor’s surgery. The<br />
delineation of these car parking spaces shall be in accordance with a scheme<br />
first to be agreed in writing by the Local Planning Authority as soon as a<br />
second doctor commences work at the surgery. Thereafter the approved<br />
scheme shall be implemented and retained for the lifetime of the doctor’s<br />
surgery, unless otherwise agreed in writing by the Local Planning Authority.<br />
To ensure the surgery does not operate in a way which would lead to<br />

the surronding area.<br />
5. A detailed scheme of landscaping and tree and shrub planting shall be<br />
submitted to and approved in writing by the Local Planning Authority before<br />
the development hereby approved is commenced. The scheme must specify<br />
sizes, types and species, indicate the proposed layout and surfacing of all<br />
open space areas, include a programme of the works to be undertaken, and<br />
be implemented in accordance with the approved details and programme of<br />
works.<br />

6. All planting, seeding or turfing comprised in the approved details of<br />
landscaping shall be carried out in the first planting season following the<br />
completion of the development, unless otherwise agreed in writing by the<br />
Local Planning Authority.<br />

7. Final details for the proposed pedestrian access ramp, including handrails<br />
shall be submitted to and agree in writing by the Local Planning Authority.<br />
Thereafter the scheme shall be implemented in accordance with the approved<br />
details.<br />

8. The hereby approved car park shall be implemented prior to the operation of<br />
the doctors surgery unless otherwise agreed in writing by the LPA.<br />
