SHOPPING CENTRE (CSC) ZONE<br />
No Development Permit shall be issued in a Shopping Centre (CSC) Zone except for one or more<br />
of the following uses:<br />
a) Shopping Centres containing any of the following uses;<br />
i) Banks and Financial Institutions<br />
ii) Offices<br />
iii) Dressmaking and Tailoring<br />
iv) Medical Clinics<br />
v) Movie Theatres<br />
vi) Restaurants, Taverns and Lounges<br />
vii) All Age/Teen Clubs<br />
viii) Billiard/Snooker Club<br />
ix) Drycleaning Depots<br />
x) Garden Markets<br />
xi) Retail Stores<br />
xii) Service and Personal Service Shops<br />
xiii) Taxi and Bus Stations<br />
xiv) Amusement Centre<br />
xv) Recycling depots<br />
b) <strong>Use</strong>s permitted in the CGB Zone<br />
c) Office towers in excess of the permitted height by development agreement<br />
d) <strong>Use</strong>s accessory to the foregoing uses.<br />
ZONE REQUIREMENTS CSC<br />
In any Shopping Centre (CSC) Zone, no development permit shall be issued except in conformity<br />
with the following requirements:<br />
Minimum Lot Area ............................................................................................................... 5 Acres<br />
Minimum Lot Frontage .......................................................................................................... 500 Ft.<br />
Minimum Front Yard ...................................................................................................30 Ft.Setback<br />
Minimum Rear Yard ...................................... 0 Ft., except 40 Ft. where abutting a residential zone<br />
Minimum Side Yard ...................................... 0 Ft., except 40 Ft. where abutting a residential zone<br />
Maximum Height ............................................................................ 52 Ft.(Four floors above grade)<br />
Lot Coverage Maximum ............................................................................................................ 50%<br />
SPECIAL REQUIREMENTS - TAVERNS AND LOUNGES<br />
a) Drinking establishments located within shopping centres shall not exceed an area of 3300<br />
square feet devoted to public use.<br />
