GENERAL PROVISIONS: LOTS AND YARDS AND OTHER STANDARDS<br />

13. Buildings To Be Erected On A Lot<br />

No person shall erect or use any building unless such building is erected upon a lot.<br />

14. Frontage On A Street<br />

Except as provided for within the <strong>Bedford</strong> West Business Campus (BWBC) Zone, no<br />

building, structure or use shall be permitted unless the lot or parcel of land intended to<br />

be used or upon which the building or structure is to be erected abuts and fronts upon<br />

a public street; except for alterations, renovations and additions to existing structures<br />

located on private streets or for construction of dwellings on existing, vacant lots as per<br />

Policy R-28. (NWCC-Sep 28/06;E-Oct 14/06)<br />

15. One Main Building On A Lot<br />

No person shall erect more than one (1) main building on a lot in a RSU, RTU, RMU, RTH,<br />

RCDD, or RR zone.<br />

16. Existing Vacant Undersized Lots<br />

Notwithstanding anything else in this <strong>By</strong>-<strong>law</strong> regarding lot area and frontage, a vacant lot<br />

held in separate ownership, prior to September 1982, from adjoining parcels having frontage<br />

on a public street which is less than the minimum frontage or area required by this <strong>By</strong>-<strong>law</strong>,<br />

may be used for a purpose permitted in the zone in which the lot is located and a building<br />

may be erected on the lot provided that all other applicable provisions in this <strong>By</strong>-<strong>law</strong> are<br />

satisfied. Developments located in areas where municipal central sewer and water services<br />

are not available shall be referred to the Town of <strong>Bedford</strong> Board of Health.<br />

17. Reduced Lot Frontage and Area Requirements<br />

Lots which have been granted Subdivision approval under the following criteria as per<br />

Section 11.2.3 of the Subdivision <strong>By</strong>-<strong>law</strong> may be used for a purpose permitted in the zone in<br />

which the lot is located and a building may be erected on the lot, provided that all other<br />

applicable provisions in this <strong>By</strong>-<strong>law</strong> are satisfied.<br />

a) The subdivision of a vacant lot located within a RSU and RTU zone held in separate<br />

ownership from adjoining parcels prior to October 9, 1991, having less than one<br />

hundred twenty (120) feet of frontage, which has been subdivided to create two lots,<br />

each of which shall have a frontage of not less than fifty (50) feet and an area of not<br />

less than six thousand (6,000) square feet, provided that each lot created is serviced<br />

with municipal central sewer facilities and water service.<br />

b) The subdivision of a lot created within a RSU or RTU zone containing an existing<br />

dwelling and held in separate ownership from adjoining parcels prior to October 9,<br />

1991, which was subdivided to create two lots, each of which shall have a frontage of<br />

not less than fifty (50) feet and an area of not less than six thousand (6,000) square feet,<br />

provided that each lot created is serviced with municipal central sewer facilities and<br />

water service, and the common lot is located no closer than a hypothetical line<br />
