Renovating Sash Windows
Sash windows are an intrinsic part of a period house and should be
repaired rather then replaced if it is at all possible. The most important
step in the process is measuring existing windows carefully. The exact
places to measure, and the tolerances will vary from manufacturer to
manufacturer, so decide on the brand of replacement sash before
starting. Sometimes a window can be improved considerably without
replacing the entire unit by just replacing the sash, so you don’t have to
replace the existing jambs and casing. This option is particularly helpful
if there is no need to change the size or location of the windows.
To find the width, measure from the inside of the jamb on one side
of the window to the inside of the other side of the window. Measure
at the bottom, middle and top of the window. Use the narrowest
measurement for the width of your replacement window. To find the
height, measure from the top of sill to the bottom of window’s head
jamb. Measure at the left, middle and right of the window. Use the
shortest measurement for the height of your replacement window.
NOTE: using the smallest measurements ensures that the
replacement window will fit inside the existing window frame.

ASP Seal
A co-extruded PVC, acoustic and smoke perimeter self adhesive seal.
Located in the protected corners of rebated timber or steel door
frames / sets. ASTRO ASP SEALS have been acoustically and smoke
tested on proprietary fire doors medium temperature (smoke doors),
equivalent to BS476 part 20 and 22. Suitable for new and retrofit
applications the seals are quick and easy to apply. Located around
rebated frames of single or double broad butt hinged doors and windows.
The Min / Max Gap is 3mm to 5.5mm. Size 12mm x 12mm. The Astro
Acoustic & Smoke Perimeter seal is manufactured from a rigid and
flexible flame retardant PVC, complete with an aggressive self adhesive
backing tape on both sides of the rigid carrier. For full acoustic and
smoke sealing the ASTRO Acoustic & Smoke Perimeter seal (ASP)
should be used in conjunction with a rebated (ASDB) or surface
mounted (ASDBSM) door bottom seal and where required perhaps
a disabled access threshold seal.

ASDB Seal (Rebated Version)
ASTRO ASDB SEAL is a automatic door bottom seal which is spring loaded
to lift clear of the floor as soon as the door leaf is opened by a few millimetres.
An acoustically designed seal for rebated applications. mounted into a
13mm x 28mm groove that has been morticed into the bottom edge of the
door, it is operated automatically by pressure against the door jamb on its
adjusting screw and seals when the door closes and retracts automatically
when the door is opened. Can be fitted inside (lock side using bumper
provided) or outside of the door (non lock side) Tested for durability 200,000
cycles completed without failure for fire rated smoke doors. 14mm maximum
drop, Graduated Scissor action (seal drops on hinge side before lock side).
Suitable for all types of wood and metal doors. Noise reduction index
RW37dB. RW45dB also available.
Min/Max Gap: 3mm/13mm.
Seal Lengths: 330mm, 430mm, 530mm, 630mm, 730mm, 830mm,

A guide to the specification of Raven Seals

For doors or windows to function, they must have gaps between their
edges and the frame. These gaps are there to allow easy opening and
closing and to accommodate normal building movement. However,
these gaps can also allow the intrusion of:
■ Sound
■ Fire and Smoke
■ Rain
■ Cold draughts, dust and embers
■ Light
■ Insects and Vermin, and also the leakage of energy;
■ Heating
■ Air conditioning.
Specification
You may find that a door will be required to fulfil several functions at
once, such as security, fire and weather control. If this is the case, you
will need to consider seals which will achieve the desired objectives
but not interfere with other door hardware.
When choosing your Raven seal, you should consider:-
■ does it provide the required protection?
■ does it provide that protection without
impeding the normal use of the door?
■ Is it compatible with the construction
of the door and other hardware?
■ is it suitable for the projected level of use

Approved Document ‘E’ -
Resistance to the passage of sound
As of the 1st July 2003 the revisions to this document make reference
to the acoustic performance of floors, walls, ceilings and doorsets and
specify the performance level that MUST be achieved in order remain
compliant with The Building Regulations.
The fundamental requirement is for the protection against sound from
other parts of the building or adjoining buildings for houses, flats and
other rooms for residential purposes, including student and nurses’
accommodation, hostels, hotels or any building where more than one
person or family is living. For the first time, in these regulations,
doorsets are specifically referenced and their acoustic performance is
specified, dictating that the door density should be at least 25kg/m2
or a minimum sound reduction index of 29dB/Rw as per the criteria
defined in BS EN ISO 140 and rated as per the requirements of
BS EN 717.
Doc E recognises that a doorset without acoustic seals around the
perimeter and the threshold will be unlikely to meet the requirement
without the addition of a proven acoustic sealing system. In Requirement
E4, Doc E reference ‘’new acoustic conditions in schools’’ covering all
educational establishments and addressing the very specific requirements
of Building Bulletin 93 ‘’The Acoustic Design of Schools’’ where
doorsets are to achieve 30 dB/Rw for all areas except music room
where 35 dB/Rw is specified. The requirements of Document E now
very specifically place acoustic performance requirements on the
doorset in order for the building to comply with the duty of care
imposed by The Building Regulations.
What is the easiest way
to meet the requirements of Doc E?
Achieving the requirements of Doc E is not complicated. Astrodraft’s
new range of Acoustic Control Packages make specification and
ordering quick and easy. The ground rules to remember for good
acoustic sealing of doorsets are within these four basic guidelines:
■ Ensure the door construction is of solid core construction and, at
least, meets the density requirement of the Approved Document.
■ Specify a suitable acoustically rated perimeter seal to go around
the head and jambs, for example the RP120 [12mm x 12mm]
Delta seals.
■ Ensure the threshold/door bottom is sealed with an automatic
door bottom seal such as the RP8si onto a threshold plate, for
example, an RP66 for carpeted areas or RP82 for hard floor
surfaces
■ To meet the requirements of the extra weight of the door leaf
due to extra width and reduced door closure forces as
required for Part M compliance and the increased weight of the
door construction as required by Part E and B, ensure you
specify the appropriate hinge for the performance requirements.
With all these elements in place and correctly adjusted then the
expected performance based on a nominal thickness 44–45mm thick
door leaf will be 32dB/Rw. Document E calls for 29dB/Rw but practical
evidence means you should usually allow for the loss of 1–2 dB/Rw
on-site due to performance losses through the floors, walls and ceilings.

Approved Document ‘M’ -
Access to and use of buildings and
The Code of Practice BS 8300: 2001 A: 2005.
As of 1st May 2004, the revisions to Approved Document M
‘Access to and use of Buildings’ mean the selection of ironmongery
on doorsets located on accessible routes needs to be carefully
considered in order to ensure compliance not only with AD ‘M’
but also BS 8300.
AD ‘M’ gives the minimum standard for access provision and, aims
for a more inclusive approach to design; it states, “reasonable
provision is to be made for people to gain access to and use the
building and its facilities and is (including its amendments) the most
contemporary design guidance published. These regulations affect
all new buildings and extensions to existing buildings.
Consideration should be given to ALL components of a doorset
which when fitted increase the force required to open or close the
door. At the same time products that make access difficult, for
instance, threshold plates, weather seals and threshold seals need to
be carefully selected and specified. Hinge friction, latch bolt resistance
and air pressure differentials created by air conditioning and natural air
flows can affect both fire and non-fire doors. Doorsets designated as
fire and smoke resisting are subjected to the additional burden of
smoke seal resistance, and crucially ‘resistance’ to a mechanical
door closing device.
BS8300
Contains many of the requirements above BS 8300 was written
before AD ‘M’ however and some sections offer different guidance
to that of AD ‘M’. Amendments have been made to BS 8300 which
are also incorporated into a Technical Memorandum for AD “M” which
the Office of the Deputy Prime Minister has published. By this route
the two documents will be aligned and now provide non-conflicting
advice. Astrodraft’s Raven door sealing solutions not only make
access easier but also offer minimum resistance for effective door
operation.
Thresholds - accessible entrances
Under AD ‘M’ routes from the exterior across the threshold should
provide weather protection and not present a barrier for wheelchair
users or a trip hazard for other users.A level threshold is preferred,
especially for doors in frequent use, external and internal door
thresholds should be no higher than 15mm and incorporate
chamfered or pencil rounded corners. Vertical surfaces should be
no greater than 5mm. Where thresholds or door bottom seals are
particularly suitable for use in an inclusive environment, products
are denoted with a wheelchair symbol.

Approved Document ‘B’ -
Fire Safety
The 2000 edition of Approved Document B “Fire Safety” identifies
situations where fire resisting doorsets described as ‘fire doors’ are
needed, as well as specifying the level of protection required and
refers to the appropriate test standards. Appendix B sets out specific
requirements for fire doorsets and their testing. BS 476 Pt 22: Method
for the determination of fire resistance on non load-bearing elements
of the construction. Part 22 is now being replaced by the new
European standard BS EN 1634-1:2000 ‘Fire Resistance tests for
doors and shutter assemblies’. This is a far more onerous standard
than BS476 and it is important to ensure products selected and
specified meet this new requirement.
Within Approved Document B certain doorsets within a building
are identified as where smoke control doorsets are required; tested
to BS476 Section 31.1. BS 476 Pt 31 Section 31.1 1983 Method
for measuring smoke penetration through doorsets and shutter
assemblies. Those doorsets identified as smoke control doors
designated by a S after the fire rating i.e. FD30S, FD60S etc should
have’ a leakage rate not exceeding 3m3/m/hr from the head and
jambs when tested at 25Pa pressure.

“Resistance to the passage of sound”
Under the requirements of Approved Document E there are
several new and amended regulations that need to be considered
in relation to specifying doorsets and acoustic seals.
The main points are:
■ Requirement E1 - Rooms for residential purposes
■ Internal walls to achieve 40dB/Rw
■ Performance of doorsets. Each separate accommodation unit
to achieve resistance to the passage of sound of at least
29dB Rw. All doorsets to incorporate acoustic seals.
■ Special acoustic conditions for schools, Building Bulletin 93,
these being:

Criteria for selection of doorset
Establish % of wall area occupied by doorset (assuming the
doorset is 10% of partition [40db/Rw]), therefore 29db/Rw doorset
will achieve an overall acoustic performance of 37dB/Rw.
Introduction to Acoustics
Helping reduce the amount of sound that passes through a doorway
is one of the most common and important applications for door seals.
Raven acoustic seals provide an excellent barrier to airborne sound
and help ensure that the acoustic attenuation provided by a doorset
(the frame and doorleaf along with the seals) is, in many cases,
equivalent to the wall or partition into which it is installed.
Raven acoustic seals also help isolate buildings from external noise,
for example, from the noise generated from roads, railways and airports
and help isolate rooms from airborne noise, for example; from plant
and machinery, theatres, cinemas, creches, dental and doctor’s
surgeries, stairwells, passages, interconnected hotel rooms and
adjoining apartments.
Approved Document E states a minimum Rw29 is required, Raven
acoustic seals meet or exceed this requirement. Raven acoustic seals
are widely used internationally in airports, hotels, offices, hospitals,
homes and anywhere noise infiltration occurs through doors.Their
effectiveness is best illustrated by the repeated use of Raven acoustic
seals by architects, acoustic consultants, door manufacturers, engineers
and project builders. The performance of Raven door seals are routinely
tested by internationally accredited organisations.

Acoustic Door Bottom Seals - Automatic

RP8Si
A medium temperature smoke automatic door bottom seal with
an extruded silicon sealing component. RP8Si is spring loaded to
lift clear of the floor as soon as the door leaf is opened by a few
millimetres. Mounted into a 15mm x 34mm groove that has been
morticed into the bottom edge of the door, it is operated automatically
by pressure against the door jamb on its adjusting block (strike).
Location: Single and double, butt hinged doors.

RP38Si
A medium temperature smoke door bottom seal with an extruded
silicon sealing component. The RP38Si is a heavy duty automatic seal
which is spring loaded to lift clear of the floor as soon as the door leaf
is opened by a few millimetres. The seal is operated automatically by
pressure against the door jamb on the adjusting screw. It seals when
the door closes, retracts automatically when the door is opened and
is self levelling. RP38Si can be face mounted or semi-morticed. It is
adjustable for left and right handed operation.
When semi morticing RP38Si into double doors that require
rebated meeting stiles, specify 50mm minimum door thickness.
With plain meeting stiles, specify 40mm minimum thickness.

RP92 is a heavy duty automatic door bottom seal, which is spring

few millimetres. RP92 is designed for butt hinged doors with large gaps
and can accommodate ramped floors/sills with gradients up to 1:5.
Particularly suitable for wheelchair access ramps where large
clearances are necessary under inward opening doors. Larger gaps
can be accommodated if set lower on the door bottom and smaller

Door Bottom Seals

RP4B Threshold Seal
A storm proof door bottom seal where maximum weather protection
is required. The multi blade seal defies rain infiltration. RP4B can be
fitted to the square cut bottom of a door without removing the door,
provided there is a gap of 25mm under the door before the seal is
installed. It is quick and easy to fit to both door and sill. The sealing
section is slotted for adjustment.

A heavy duty EPDM sweep seal for door bottoms of outward opening
doors. It has slotted holes for the adjustment of its concealed fixings,
behind a push-in cover strip.

RP10Si
A neat compact door stop frame seal which has proven to be an
effective acoustic and medium temperature smoke seal. It is quick
and easy to install onto the door frame as a door stop. It is adjustable,

with plain or rebated meeting stiles on double doors.The aluminium
trim cleanly conceals the sealing portion of the seal. If necessary the
leg of the aluminium can be cut out (checked) to allow for any locks
and latches. It is used where only one door leaf is active. The seal
also improves security and when two are fitted (one on each leaf),
noise infiltration is greatly reduced.

Brush Strip Seals
The versatility of brush strip and ease of installation makes it particularly
suitable for sealing difficult applications such as sliding, revolving, pivot
and roll-up doors against smoke, odours, draughts, dust, insects and
light, and for the retention of air conditioning.
Brush strip sealing is recognised as solving draught problems where
heavy duty use is required in areas such as public transport applications.
Tests have proven that minimal wear occurs with prolonged use to
either brush or contact surfaces. Dense black nylon bristles are locked
into a galvanised steel strip which is then generally fitted into an
aluminium holder. The aluminium holder will take all bristle lengths,
and the adhesive PVC foam tape is standard on most aluminium
holders.
Note: Raven use nylon filament due to its significantly superior
performance over cheaper materials such as polypropylene in these
applications. Raven nylon brush strip withstands temperatures up
to 200ºC for 30 minutes without significant deterioration.

Magnetic Seals

RP39
A refrigeration type vinyl magnetic strip in an anodised aluminium
housing, which provides a very tight seal for steel clad doors and
jambs, and may be used as a stop. For timber doors, a thin steel strip
can be attached to the door face. The magnetic strip has sufficient
closing strength that latches are not required. It can also be used in
pairs on meeting stiles of timber doors.

Min/Max Gap: 5mm to 7mm. (swing doors).

Self Adhesive Seals
The RP14 below is an open cell foam adhesive weather seal for doors

These soft rubber EPDM seals are set into the corners between
the door stop and frame providing a compression seal.

how do I achieve this?
Use a RP92 which will fill a gap up to 55mm
with a suitable threshold plate RP82 or RP66.
Pairs of 180 o Double swing doors
(Pivot mounted doors)
I need to seal for both smoke and acoustics how
can this be achieved on double swing doorsets?
TWO rows of RP71Si on the jambs, stiles, heads and ONE on the
meeting stiles. The plain meeting stile should be slightly rounded to
provide a smooth engagement with the stile with the seal. Automatic
Door Bottom seals will NOT work in a pivot doorset arrangement, so
sealing at the bottom of the door needs to be passive (e.g. using the
RP73).
Privacy seals for accessible WC’s
I have a double action single door on an accessible WC
and bathroom. How can I maintain privacy for the users?
Privacy issues on the jambs need to be taken into account for e.g
hospital bathrooms, as there is no frame stop on the hinged edge
of the door and there must be clearance for the pivots to operate.
Where this situation exists the gap makes private rooms less than
private, fitting of a seal to that back edge should be considered.

Large gaps at the door head
I need a concealed transom and it’s going to leave
a gap at the doors head. How can I seal this?
Some concealed door closers create a 8mm gap at the head of the
door which if it is a fire/smoke doorset is unacceptable for smoke
control. A standard intumescent brush or slide flipper are only designed
to cover a 4mm gap, so in addition a brush strip is needed. Use a
RP74.
It is ideal as the 13mm brush easily fills the space. Full test evidence
available up to 200°C.
Sliding Doors
How do I seal sliding doors?
With sliding doors, the key question is, what are you trying to seal?
In general RP73 or RP12 should be used around the head and jambs
and a brush seal along the threshold.
