Renovating Sash Windows<br />

Sash windows are an intrinsic part of a period house and should be<br />

repaired rather then replaced if it is at all possible. The most important<br />

step in the process is measuring existing windows carefully. The exact<br />

places to measure, and the tolerances will vary from manufacturer to<br />

manufacturer, so decide on the brand of replacement sash before<br />

starting. Sometimes a window can be improved considerably without<br />

replacing the entire unit by just replacing the sash, so you don’t have to<br />

replace the existing jambs and casing. This option is particularly helpful<br />

if there is no need to change the size or location of the windows.<br />

To find the width, measure from the inside of the jamb on one side<br />

of the window to the inside of the other side of the window. Measure<br />

at the bottom, middle and top of the window. Use the narrowest<br />

measurement for the width of your replacement window. To find the<br />

height, measure from the top of sill to the bottom of window’s head<br />

jamb. Measure at the left, middle and right of the window. Use the<br />

shortest measurement for the height of your replacement window.<br />

NOTE: using the smallest measurements ensures that the<br />

replacement window will fit inside the existing window frame.

A co-extruded PVC, acoustic and smoke perimeter self adhesive seal.<br />

Located in the protected corners of rebated timber or steel door<br />

frames / sets. ASTRO ASP SEALS have been acoustically and smoke<br />

tested on proprietary fire doors medium temperature (smoke doors),<br />

equivalent to BS476 part 20 and 22. Suitable for new and retrofit<br />

applications the seals are quick and easy to apply. Located around<br />

rebated frames of single or double broad butt hinged doors and windows.<br />

The Min / Max Gap is 3mm to 5.5mm. Size 12mm x 12mm. The Astro<br />

Acoustic & Smoke Perimeter seal is manufactured from a rigid and<br />

flexible flame retardant PVC, complete with an aggressive self adhesive<br />

backing tape on both sides of the rigid carrier. For full acoustic and<br />

smoke sealing the ASTRO Acoustic & Smoke Perimeter seal (ASP)<br />

should be used in conjunction with a rebated (ASDB) or surface<br />

mounted (ASDBSM) door bottom seal and where required perhaps<br />

a disabled access threshold seal.<br />

ASTRO ASDB SEAL is a automatic door bottom seal which is spring loaded<br />

to lift clear of the floor as soon as the door leaf is opened by a few millimetres.<br />

An acoustically designed seal for rebated applications. mounted into a<br />

13mm x 28mm groove that has been morticed into the bottom edge of the<br />

door, it is operated automatically by pressure against the door jamb on its<br />

adjusting screw and seals when the door closes and retracts automatically<br />

when the door is opened. Can be fitted inside (lock side using bumper<br />

provided) or outside of the door (non lock side) Tested for durability 200,000<br />

cycles completed without failure for fire rated smoke doors. 14mm maximum<br />

drop, Graduated Scissor action (seal drops on hinge side before lock side).<br />

Suitable for all types of wood and metal doors. Noise reduction index<br />

RW37dB. RW45dB also available.<br />

A guide to the specification of Raven <strong>Seals</strong><br />

For doors or windows to function, they must have gaps between their<br />

edges and the frame. These gaps are there to allow easy opening and<br />

closing and to accommodate normal building movement. However,<br />

these gaps can also allow the intrusion of:<br />

■ Sound<br />

■ Fire and Smoke<br />

■ Rain<br />

■ Cold draughts, dust and embers<br />

■ Light<br />

■ Insects and Vermin, and also the leakage of energy;<br />

■ Heating<br />

■ Air conditioning.<br />

Specification<br />

You may find that a door will be required to fulfil several functions at<br />

once, such as security, fire and weather control. If this is the case, you<br />

will need to consider seals which will achieve the desired objectives<br />

but not interfere with other door hardware.<br />

When choosing your Raven seal, you should consider:-<br />

■ does it provide the required protection?<br />

■ does it provide that protection without<br />

impeding the normal use of the door?<br />

■ Is it compatible with the construction<br />

of the door and other hardware?<br />

■ is it suitable for the projected level of use<br />

Many Raven seals have some degree of adjustability and can be<br />

adjusted without removing the door or window. Thus maximum<br />

efficiency can be maintained in the event of minor building or door<br />

movement.

Document M, Document B and seals<br />

<strong>Approved</strong> Document ‘E’ -<br />

Resistance to the passage of sound<br />

As of the 1st July 2003 the revisions to this document make reference<br />

to the acoustic performance of floors, walls, ceilings and doorsets and<br />

specify the performance level that MUST be achieved in order remain<br />

compliant with The Building Regulations.<br />

The fundamental requirement is for the protection against sound from<br />

other parts of the building or adjoining buildings for houses, flats and<br />

other rooms for residential purposes, including student and nurses’<br />

accommodation, hostels, hotels or any building where more than one<br />

person or family is living. For the first time, in these regulations,<br />

doorsets are specifically referenced and their acoustic performance is<br />

specified, dictating that the door density should be at least 25kg/m2<br />

or a minimum sound reduction index of 29dB/Rw as per the criteria<br />

defined in BS EN ISO 140 and rated as per the requirements of<br />

BS EN 717.<br />

Doc E recognises that a doorset without acoustic seals around the<br />

perimeter and the threshold will be unlikely to meet the requirement<br />

without the addition of a proven acoustic sealing system. In Requirement<br />

E4, Doc E reference ‘’new acoustic conditions in schools’’ covering all<br />

educational establishments and addressing the very specific requirements<br />

of Building Bulletin 93 ‘’The Acoustic Design of Schools’’ where<br />

doorsets are to achieve 30 dB/Rw for all areas except music room<br />

where 35 dB/Rw is specified. The requirements of Document E now<br />

very specifically place acoustic performance requirements on the<br />

doorset in order for the building to comply with the duty of care<br />

imposed by The Building Regulations.<br />

What is the easiest way<br />

to meet the requirements of Doc E?<br />

Achieving the requirements of Doc E is not complicated. Astrodraft’s<br />

new range of Acoustic Control Packages make specification and<br />

ordering quick and easy. The ground rules to remember for good<br />

acoustic sealing of doorsets are within these four basic guidelines:<br />

■ Ensure the door construction is of solid core construction and, at<br />

least, meets the density requirement of the <strong>Approved</strong> Document.<br />

■ Specify a suitable acoustically rated perimeter seal to go around<br />

the head and jambs, for example the RP120 [12mm x 12mm]<br />

Delta seals.<br />

■ Ensure the threshold/door bottom is sealed with an automatic<br />

door bottom seal such as the RP8si onto a threshold plate, for<br />

example, an RP66 for carpeted areas or RP82 for hard floor<br />

surfaces<br />

■ To meet the requirements of the extra weight of the door leaf<br />

due to extra width and reduced door closure forces as<br />

required for Part M compliance and the increased weight of the<br />

door construction as required by Part E and B, ensure you<br />

specify the appropriate hinge for the performance requirements.<br />

With all these elements in place and correctly adjusted then the<br />

expected performance based on a nominal thickness 44–45mm thick<br />

door leaf will be 32dB/Rw. Document E calls for 29dB/Rw but practical<br />

evidence means you should usually allow for the loss of 1–2 dB/Rw<br />

on-site due to performance losses through the floors, walls and ceilings.<br />

Astrodraft offer 3 standard Acoustic Control Packages<br />

to meet the requirements of Doc E, these being:<br />

■ non-fire rated acoustics only<br />

■ FD 30S 1/2 hour fire/smoke + acoustics<br />

■ FD 60S 1 hour fire/smoke + acoustics.<br />

Where seals meet the requirements under Doc E, products<br />

or solutions are denoted with an acoustic symbol.<br />

<strong>Approved</strong> Document ‘M’ -<br />

Access to and use of buildings and<br />

The Code of Practice BS 8300: 2001 A: 2005.<br />

As of 1st May 2004, the revisions to <strong>Approved</strong> Document M<br />

‘Access to and use of Buildings’ mean the selection of ironmongery<br />

on doorsets located on accessible routes needs to be carefully<br />

considered in order to ensure compliance not only with AD ‘M’<br />

but also BS 8300.<br />

AD ‘M’ gives the minimum standard for access provision and, aims<br />

for a more inclusive approach to design; it states, “reasonable<br />

provision is to be made for people to gain access to and use the<br />

building and its facilities and is (including its amendments) the most<br />

contemporary design guidance published. These regulations affect<br />

all new buildings and extensions to existing buildings.<br />

Consideration should be given to ALL components of a doorset<br />

which when fitted increase the force required to open or close the<br />

door. At the same time products that make access difficult, for<br />

instance, threshold plates, weather seals and threshold seals need to<br />

be carefully selected and specified. Hinge friction, latch bolt resistance<br />

and air pressure differentials created by air conditioning and natural air<br />

flows can affect both fire and non-fire doors. <strong>Door</strong>sets designated as<br />

fire and smoke resisting are subjected to the additional burden of<br />

smoke seal resistance, and crucially ‘resistance’ to a mechanical<br />

door closing device.<br />

BS8300<br />

Contains many of the requirements above BS 8300 was written<br />

before AD ‘M’ however and some sections offer different guidance<br />

to that of AD ‘M’. Amendments have been made to BS 8300 which<br />

are also incorporated into a Technical Memorandum for AD “M” which<br />

the Office of the Deputy Prime Minister has published. By this route<br />

the two documents will be aligned and now provide non-conflicting<br />

advice. Astrodraft’s Raven door sealing solutions not only make<br />

access easier but also offer minimum resistance for effective door<br />

operation.<br />

Thresholds - accessible entrances<br />

Under AD ‘M’ routes from the exterior across the threshold should<br />

provide weather protection and not present a barrier for wheelchair<br />

users or a trip hazard for other users.A level threshold is preferred,<br />

especially for doors in frequent use, external and internal door<br />

thresholds should be no higher than 15mm and incorporate<br />

chamfered or pencil rounded corners. Vertical surfaces should be<br />

no greater than 5mm. Where thresholds or door bottom seals are<br />

particularly suitable for use in an inclusive environment, products<br />

are denoted with a wheelchair symbol.<br />

<strong>Approved</strong> Document ‘B’ -<br />

Fire Safety<br />

The 2000 edition of <strong>Approved</strong> Document B “Fire Safety” identifies<br />

situations where fire resisting doorsets described as ‘fire doors’ are<br />

needed, as well as specifying the level of protection required and<br />

refers to the appropriate test standards. Appendix B sets out specific<br />

requirements for fire doorsets and their testing. BS 476 Pt 22: Method<br />

for the determination of fire resistance on non load-bearing elements<br />

of the construction. Part 22 is now being replaced by the new<br />

European standard BS EN 1634-1:2000 ‘Fire Resistance tests for<br />

doors and shutter assemblies’. This is a far more onerous standard<br />

than BS476 and it is important to ensure products selected and<br />

specified meet this new requirement.<br />

Within <strong>Approved</strong> Document B certain doorsets within a building<br />

are identified as where smoke control doorsets are required; tested<br />

to BS476 Section 31.1. BS 476 Pt 31 Section 31.1 1983 Method<br />

for measuring smoke penetration through doorsets and shutter<br />

assemblies. Those doorsets identified as smoke control doors<br />

designated by a S after the fire rating i.e. FD30S, FD60S etc should<br />

have’ a leakage rate not exceeding 3m3/m/hr from the head and<br />

jambs when tested at 25Pa pressure.<br />

“Resistance to the passage of sound”<br />

Under the requirements of <strong>Approved</strong> Document E there are<br />

several new and amended regulations that need to be considered<br />

in relation to specifying doorsets and acoustic seals.<br />

The main points are:<br />

■ Requirement E1 - Rooms for residential purposes<br />

■ Internal walls to achieve 40dB/Rw<br />

■ Performance of doorsets. Each separate accommodation unit<br />

to achieve resistance to the passage of sound of at least<br />

29dB Rw. All doorsets to incorporate acoustic seals.<br />

■ Special acoustic conditions for schools, Building Bulletin 93,<br />

these being:<br />

Criteria for selection of doorset<br />

Establish % of wall area occupied by doorset (assuming the<br />

doorset is 10% of partition [40db/Rw]), therefore 29db/Rw doorset<br />

will achieve an overall acoustic performance of 37dB/Rw.<br />

Introduction to Acoustics<br />

Helping reduce the amount of sound that passes through a doorway<br />

is one of the most common and important applications for door seals.<br />

Raven acoustic seals provide an excellent barrier to airborne sound<br />

and help ensure that the acoustic attenuation provided by a doorset<br />

(the frame and doorleaf along with the seals) is, in many cases,<br />

equivalent to the wall or partition into which it is installed.<br />

Raven acoustic seals also help isolate buildings from external noise,<br />

for example, from the noise generated from roads, railways and airports<br />

and help isolate rooms from airborne noise, for example; from plant<br />

and machinery, theatres, cinemas, creches, dental and doctor’s<br />

surgeries, stairwells, passages, interconnected hotel rooms and<br />

adjoining apartments.<br />

<strong>Approved</strong> Document E states a minimum Rw29 is required, Raven<br />

acoustic seals meet or exceed this requirement. Raven acoustic seals<br />

are widely used internationally in airports, hotels, offices, hospitals,<br />

homes and anywhere noise infiltration occurs through doors.Their<br />

effectiveness is best illustrated by the repeated use of Raven acoustic<br />

seals by architects, acoustic consultants, door manufacturers, engineers<br />

and project builders. The performance of Raven door seals are routinely<br />

tested by internationally accredited organisations.


Acoustic <strong>Door</strong> <strong>Bottom</strong> <strong>Seals</strong> - Automatic<br />

M<br />

RP8Si<br />

A medium temperature smoke automatic door bottom seal with<br />

an extruded silicon sealing component. RP8Si is spring loaded to<br />

lift clear of the floor as soon as the door leaf is opened by a few<br />

millimetres. Mounted into a 15mm x 34mm groove that has been<br />

morticed into the bottom edge of the door, it is operated automatically<br />

by pressure against the door jamb on its adjusting block (strike).<br />

A medium temperature smoke door bottom seal with an extruded<br />

silicon sealing component. The RP38Si is a heavy duty automatic seal<br />

which is spring loaded to lift clear of the floor as soon as the door leaf<br />

is opened by a few millimetres. The seal is operated automatically by<br />

pressure against the door jamb on the adjusting screw. It seals when<br />

RP117Si<br />

The RP117Si is a weather, smoke and acoustic threshold plate seal<br />

suited to outward opening butt hinged doors. It is ideal for use with<br />

a panic type exit device (by others). For acoustic applications the void<br />

under the threshold should be filled with sound foam or other suitable<br />

material (by others).<br />

Location: <strong>Door</strong> sills. (Butt hinges recommended).<br />

Brush Strip <strong>Seals</strong><br />

The versatility of brush strip and ease of installation makes it particularly<br />

suitable for sealing difficult applications such as sliding, revolving, pivot<br />

and roll-up doors against smoke, odours, draughts, dust, insects and<br />

light, and for the retention of air conditioning.<br />

Brush strip sealing is recognised as solving draught problems where<br />

heavy duty use is required in areas such as public transport applications.<br />

Tests have proven that minimal wear occurs with prolonged use to<br />

either brush or contact surfaces. Dense black nylon bristles are locked<br />

into a galvanised steel strip which is then generally fitted into an<br />

aluminium holder. The aluminium holder will take all bristle lengths,<br />

and the adhesive PVC foam tape is standard on most aluminium<br />

holders.<br />

Note: Raven use nylon filament due to its significantly superior<br />

performance over cheaper materials such as polypropylene in these<br />

applications. Raven nylon brush strip withstands temperatures up<br />

to 200ºC for 30 minutes without significant deterioration.<br />

RP15<br />

A nylon brush strip seal that is ideal for installations where<br />

larger gaps are encountered.<br />

Magnetic <strong>Seals</strong><br />

M<br />

RP39<br />

A refrigeration type vinyl magnetic strip in an anodised aluminium<br />

housing, which provides a very tight seal for steel clad doors and<br />

jambs, and may be used as a stop. For timber doors, a thin steel strip<br />

can be attached to the door face. The magnetic strip has sufficient<br />

closing strength that latches are not required. It can also be used in<br />

pairs on meeting stiles of timber doors.<br />

Location: Single or double doors, sliding doors and stiles, heads<br />

and jambs or bulk head applications. Butt hinges recommended.<br />

Min/Max Gap: 4mm to 8mm (meeting stiles).<br />

Note: As an astragal seal, RP39 is not recommended for highly<br />

M<br />

RP65<br />

A refrigeration type PVC magnetic strip in an anodised aluminium<br />

channel, that is morticed into the stiles of hardwood double timber<br />

doors, either pivot, sliding or butt hinged, to form an effective astragal.<br />

It provides a very positive seal and has sufficient closing strength that<br />

latches may not be required.<br />

Location: Double swinging doors and sliding door meeting stiles.<br />

Min/Max Gap: 5mm to 7mm. (swing doors).<br />

Seal Size: 2250 stock lengths.<br />

Standard Finish: Anodised Satin Clear.<br />

Used in Conjunction: <strong>Door</strong> bottom and frame seals.<br />

Note: Centre latching cannot be used in this configuration.<br />

The aluminium channel is designed to fit into a 16.5 x 12mm<br />

mortice. The magnetic seals are locked to prevent ‘creeping’.<br />

RP65 is not recommended for highly active doors. i.e: best<br />

suited to infrequent use and door closer hold open applications.<br />

RP85<br />

M<br />

A magnetic seal that is fixed to the head and jambs as a door stop<br />

where steel clad doors are used. For timber doors, a thin steel strip<br />

can be attached to the door face. The magnetic strip has sufficient<br />

closing strength that latches are not required.<br />

Location: Head and jamb for single and double broad<br />

butt hinged doors.<br />

Self Adhesive <strong>Seals</strong><br />

The RP14 below is an open cell foam adhesive weather seal for doors<br />

and windows. Quick and easy to install, it works well in eliminating<br />

draughts and rattles and cushioning applications. Further down are<br />

superior quality self adhesive door and window frame weather strip.<br />

These soft rubber EPDM seals are set into the corners between<br />

the door stop and frame providing a compression seal.<br />

TWO rows of RP71Si on the jambs, stiles, heads and ONE on the<br />

meeting stiles. The plain meeting stile should be slightly rounded to<br />

provide a smooth engagement with the stile with the seal. Automatic<br />

<strong>Door</strong> <strong>Bottom</strong> seals will NOT work in a pivot doorset arrangement, so<br />

sealing at the bottom of the door needs to be passive (e.g. using the<br />

RP73).<br />

Privacy seals for accessible WC’s<br />

I have a double action single door on an accessible WC<br />

and bathroom. How can I maintain privacy for the users?<br />

Privacy issues on the jambs need to be taken into account for e.g<br />

hospital bathrooms, as there is no frame stop on the hinged edge<br />

of the door and there must be clearance for the pivots to operate.<br />

Where this situation exists the gap makes private rooms less than<br />

private, fitting of a seal to that back edge should be considered.<br />

Large gaps at the door head<br />

I need a concealed transom and it’s going to leave<br />

a gap at the doors head. How can I seal this?<br />

Some concealed door closers create a 8mm gap at the head of the<br />

door which if it is a fire/smoke doorset is unacceptable for smoke<br />

control. A standard intumescent brush or slide flipper are only designed<br />

to cover a 4mm gap, so in addition a brush strip is needed. Use a<br />

RP74.<br />

It is ideal as the 13mm brush easily fills the space. Full test evidence<br />

available up to 200°C.<br />

Sliding <strong>Door</strong>s<br />

How do I seal sliding doors?<br />

With sliding doors, the key question is, what are you trying to seal?<br />

In general RP73 or RP12 should be used around the head and jambs<br />

and a brush seal along the threshold.<br />
