THE BANYO PROJECT<br />

From Army depot to an industrial<br />

and residential subdivision<br />

TYPE OF DEVELOPMENT<br />

A 20.6 hectare (50.9 acre) mixed-use residential and<br />

industrial sub-division.<br />

KEY SUCCESS MEASURES<br />

<strong>The</strong> site was acquired via tender from the Commonwealth<br />

Government in 2003 for $9million and total project sales<br />

exceeded $41million.<br />

BACKGROUND<br />

<strong>The</strong> <strong>Banyo</strong> site was acquired from <strong>The</strong> Department of<br />

Defence, who had used the site since World War II as<br />

an army storage depot.<br />

Right from the start, we recognized the potential for<br />

the site as it bordered residential and industrial zones<br />

as well as its close proximity to the Motorway and<br />

<strong>Brisbane</strong> Airport.<br />

During the rezoning process, we conducted<br />

extensive community engagement and worked<br />

closely with the <strong>Brisbane</strong> City Council and local<br />

stakeholders to establish the optimal land<br />

use, from what was a disused army depot.<br />

We created the final master plan consisting: 20<br />

industrial allotments and 101 residential allotments<br />

separated by a 3 hectare (7.4 acre) parkland. After<br />

receiving development approvals, the residential<br />

component was on-sold to a specialist house builder.<br />

On the industrial portion, we progressively sold lots<br />

to owner-occupiers and secured a 4,125 square<br />

metre commitment for a purpose-built warehouse<br />

for Symbion Consumer Products. In October 2008,<br />

we sold the last parcels of land from the <strong>Banyo</strong><br />

development completing a successful 5-year<br />

project. <strong>The</strong> success of this project demonstrated<br />

our ability to identify and profitably maximize<br />

development opportunities in <strong>Australia</strong>n cities<br />

using our local understanding and knowledge.<br />

ISSUES RESOLVED<br />

<strong>The</strong>re were two main issues in the design of the<br />

project: Firstly creating an adequate buffer between<br />

the competing land uses of residential and industrial<br />

and secondly arriving at an appropriate solution<br />

for storm water run-off and flood management.<br />

Within the residential component of the project<br />

the two issues were dealt with simultaneously,<br />

with the parkland buffer area of approximately<br />

3 hectares (7.4 acres) also acting as a water<br />

detention basin during heavy downpours.<br />

Within the industrial component, the allotments<br />

were designed to be raised above the road level,<br />

with the road itself acting as a detention basin in<br />

the event of a 1:100 year flood.<br />
