VISION To establish a new hub to generate footfall and create activity and animation west of the railway line with a range of suitable uses<br />
including employment, retail, leisure, residential as well as a new civic plaza.<br />
Area Character Type High Density Mixed Use Development Area<br />
Gross Area (excluding roads) 0.6ha<br />
Uses Residential (Apartments, Duplexes, Penthouses) over ground floor Retail, Commercial and Civic Uses.<br />
As a rail line reservation exists to the western side of the railway track no overground development will be permitted in this area.<br />
The existing surface car park currently located along this reservation will remain.<br />

• Wall materials to consider include stone, brick, render, metal and wood.<br />
• Roof materials to consider include slate, photovoltaics, green roof and metal sheeting.<br />
Building Setback Setback of between 3m and 12m due to the steep fall in topography to the southern edge of the site.<br />
