The lands contained within the area are located<br />
on the edge of the built up fabric of the town.<br />
The existing uses take the form of a scattering of<br />
detached dwellings on large land parcels to the<br />
western edge of the site. The remainder of the site<br />
to the east lies fallow.<br />

The land gradually rises southward from the<br />
lowest point along the northern edge (11m) to<br />
approximately 15m high.<br />

western and southern boundaries of the site. To<br />
