3. The Southern Edge [see Cross Sections]<br />
CHARACTER<br />
● The southern edge will be a domestic scale residential street, South Street,<br />
mediating between the suburban scale of the existing Carlton Court and the<br />
urban scale of the Town Centre.<br />
● The impact of the change in level between the proposed South Street and<br />
Carlton Court should be mitigated by screening with trees along the<br />
boundary wall line and supplemented with similar scale trees at the South<br />
Street level.<br />
DESIGN<br />
● The building form and heights along the southern edge shall be constrained<br />
to respond to the existing scale and character of Carlton Court, to avoid<br />
overlooking and overshadowing and significant visual dominance.<br />
● The existing boundary wall shall be retained.<br />
● Buildings shall be set back and profiled within an angle of incidence of 30º<br />
for a distance of 45m from the boundary wall.<br />
● A minimum 3 metre wide continuous densely planted tree screen and<br />
landscape corridor shall be provided adjoining the edge with the residential<br />
development. The trees shall be semi mature, with an initial height of 6m,<br />
and these intermediate sized trees shall be spaced and inter-planted to<br />
create a continuous screen above the current boundary wall. The planting<br />
shall be wholly at ground level and into natural ground with suitable root<br />
space to allow the trees to grow to maturity.<br />
● The massing of the residential elements along South Street should be<br />
broken up by inter-planting street trees to the same scale as Malahide<br />
Road. Trees should be planted in recessed planting pits with appropriate<br />
irrigation systems provided.<br />
